Last Few Homesites to Open in Final Phase of 710-Unit Riviera Bella Award-Winning Community Along the St. Johns River in DeBary, FL

DeBary, FL --  The last take-down of homesites for
new single-family homes by D.R. Horton is happening almost a year sooner than expected at Riviera Bella, the award-winning Henin Group development along the St. Johns River in DeBary. 

Jerome Henin, CEO of Winter Park-based Henin Group, said D.R. Horton acquired the 293 lots in the last two phases in 2020 and 2021, and steadily sold all but the remaining seven lots in final Phase 9 that will be open by mid-November. 

“Sales have gone faster than anticipated. We originally projected sell-out of Riviera Bella by the end of 2024 but we will be sold out by early next year, except for three estate homesites – one with direct access to the St. Johns River,” said Henin, adding  “A Henin Homes-built home in our developer-owned estate section sold for over $2 Million recently.” 

The Henin Group started work 20 years ago on the 710-unit luxury gated community – its largest development in Central Florida – when DeBary wasn’t even on the homebuilders’ radar and Fort Florida was only a dirt road. 

“Our Mediterranean concept, which was new to the area at that time, has held its appeal and value,” Henin said.  

Well-maintained amenities include a resort-style pool and multi-million-dollar clubhouse with large gathering areas, catering kitchen, fitness and media rooms.  Children’s playground and splash park, riverfront park with gazebo, picnic areas and private boat ramp for residents are also among the community amenities. 

Riviera Bella, off Highbanks and Fort Florida Roads, is divided into villages with production homes priced between $300,000-400,000 and custom and semi-custom homes priced up to over  $2 million.
