JLL Capital Markets worked for Bixby Land Co. and a global investment manager in the sale of 19949 Kendall Drive in San Bernardino, CA

arranged the sale of 19949 Kendall Dr., a fully leased, Class A industrial building totaling 104,500 square feet in San Bernardino, California.

JLL worked on behalf of the sellers, Bixby Land Company and a global investment manager, and procured the buyer, Overton Moore Properties (OMP).

 

Currently leased to a single-tenant, the property was built in 2008 and is situated on 5.07 acres, offering 30-foot clear heights, 15 dock-high doors, four grade-level doors, an ESFR sprinkler system and a fully secured 140-foot truck court with multiple points of access.

Additionally, the property is located within the ultra-core Inland Empire, which has exceptionally low vacancy, strong and continuous rent growth, overwhelming tenant demand and high barriers to entry.

JLL arranges $28 million in post-closing acquisition financing for Greater Boston industrial portfolio

Part of a four-building, $27.8 million financed 
portfolio across the Greater Boston MSA
 

BOSTON, MA – JLL Capital Markets has secured $27.8 million in financing for a four-building portfolio totaling over 300,000 square feet across the Greater Boston MSA.

JLL represented NorthBridge Partners and arranged non-recourse acquisition financing through Bristol County Savings Bank.


The portfolio is 100% leased and comprises a variety of single tenant warehouse, distribution and manufacturing buildings. 


The four properties are located in well established, master-planned industrial parks and feature high-quality infrastructure with ample loading docks and power capacity, abundant parking and efficient layouts.

 

The JLL Capital Markets Debt Advisory team was led by Managing Director Andrew Gray and Director Ryan Parker.

“There was considerable interest from local banks and life insurance companies for financing this infill portfolio of high-quality industrial assets with best-in-class sponsorship.

“The NorthBridge team did a tremendous job sourcing the portfolio as three separate acquisitions and we are glad our team was able to create a new local bank relationship for them on this attractive buy,” Parker added.
