The buyer paid $3.7 million
in an all cash transaction for the 70,500-square foot parcel zoned C2.
The buyer, Future Properties, LLC, plans to develop a medical office building
on the site.
"The parcel's prime location two blocks north of
Aventura Hospital and Medical Center generated a lot of interest,” Crotty said.
“ The Aventura submarket is tight and the area's
demographics favor new development. Given the market's recent improvement, the
owner was motivated. We were able to achieve aggressive pricing with the buyer,
who is positioned to do well with his planned medical office development."
