Hillsboro Beach, FL  The Keyes Company’s Jed Weaver successfully brokered a complex off-market transaction involving one of the last developable waterfront sites on Hillsboro Beach’s coveted Hillsboro Mile.

Weaver, a luxury residential specialist and waterfront expert based in Keyes’ Boca Raton office, represented all parties involved in the sale of 16 condominiums within a boutique building at 1189 Hillsboro Mile to single buyer.

The combined value of the 16 individual unit sales was $14 million. Weaver guided 13 separate sellers through all aspects of the transaction and completed the entire process in just four months. PEG 265 LLC is the buyer of the 16 units.

With one acre on the ocean and one acre fronting the Intracoastal Waterway, the site has unique appeal. The buyer’s redevelopment plans have not been determined. The site’s zoning allows for the construction of 16 units per acre.

“I have a long history of successfully closing transactions in Hillsboro Beach and was able to leverage my relationships to navigate the complexities of this particular deal,” Weaver said. “The existing building was completed in the 1960s, so this was the right time to find a buyer to maximize the site’s vast potential. This is a tremendous outcome for everyone involved.”

Weaver has more than 17 years of luxury real estate experience, focusing on waterfront property and neighborhoods. He was previously part of Ari Albinder’s Mizner Grande Realty, which joined Keyes in February 2023 and merged into the firm’s Boca Raton office.

“We applaud Jed Weaver on another impressive closing,” Keyes Boca Raton District Sales Manager Joan Richardson said.

“Completing a nuanced off-market transaction like this requires a high level of market knowledge and creativity. Keyes will continue supporting Jed’s activities through our unmatched network, including our affiliations with Forbes Global Properties and Luxury Portfolio International.”

Before going into real estate, Weaver was a football star who spent six seasons as a tight end in the National Football League, including three seasons with the Miami Dolphins. The Oregon native won a Super Bowl ring in 2004 with the New England Patriots.
