JLL Capital Markets closes sale of 93,945-SF, six-building multi-tenant industrial/flex property for Griffin Partners in Houston’s Southwest submarket

HOUSTON, TX,  Oct. 11, 2021 – JLL Capital Markets announced today that it has closed the sale of Commerce Center Sugar Land, a six-building light industrial/flex portfolio totaling 93,945 square feet in the suburban Houston community of Sugar Land, Texas.

 

JLL marketed the portfolio on behalf of the seller, an affiliate of Griffin Partners, Inc. A subsidiary of ARKA Properties Group, Inc. purchased the portfolio.

Commerce Center Sugar Land was constructed between 2006 and 2007 and consists of four side-load and two rear-load buildings with a variety of warehouse, manufacturing and specialized lab space.

 The buildings feature clear heights ranging from 16 to 18 feet, 37 percent office finish and ample vehicle parking.

 

The 91.6-percent-leased portfolio is home to 11 tenants in the environmental, energy, manufacturing and market research industries.

 

Situated on 7.154 acres at 12553, 12559, 12565, 12615, 12621 and 12625 W. Airport Blvd., Commerce Center Sugar Land is within the deed-restricted, master-planned Sugar Land Business Park, which is in the land-constrained Southwest Industrial submarket, one of Houston’s premier industrial submarkets.

The portfolio is at the convergence of West Airport Boulevard and Dairy Ashford Road, which is near both U.S. Highway 59 and Beltway 8, providing access across the Houston MSA and beyond.

Crossman Career Builders Announces Two Winners of its Endowed Real Estate Scholarships at FSU and UCF

 WINTER PARK, FL  --- Guangfen “Amy” Cox and Caoimhe Bryant received Crossman Career Builders Endowed Real Estate Scholarships for 2020-2021 and 2021-2022 at UCF and FSU, respectively. 

 Cox, a recent graduate of the University of Central Florida with a 4.0 GPA was the recipient of the university’s Crossman Career Builders Endowed Real Estate Scholarship for the 2020-2021 academic year.  

 The native of Beijing, China graduated with a Bachelor’s Degree in Business Administration / Finance and Real Estate.

She recently completed an internship at The Dunhill Companies in Orlando before moving to the Tulsa, Oklahoma area where she also plans to work in the real estate industry.

Bryant, who is currently a senior at FSU College of Business, will graduate in May 2022 with a Bachelor’s of Science Real Estate, Double Major in Marketing. 

As a resident of Denver, she doesn’t quality for in-state tuition so the CCB scholarship was especially helpful, she said. 

"Through networking that I began during my time at FSU, I met people at JLL in Austin, Texas and was offered a summer internship position. I learned so much about the commercial real estate industry while I was there.  The experience was truly life changing."

In 1949, Dora hired futuristic-architect William Pereira to design Farralone. He was one of the most famous and prolific architects of the time.

 He had also been a film-set designer, director and producer for several 1940's movies, winning an Oscar for his special effects photography work on Cecille B. De Mille's Reap the Wild Wind in 1942.

 

Frank Gehry

 He later became a professor of architecture at the University of Southern California, where one of his students was Frank Gehry. 

 

In his career, Pereira worked on over 400 projects including the 1933 Chicago World's Fair, Washington D.C.'s Kennedy Center, the Los Angeles County Museum of Art, and his most famous, the Transamerica Pyramid in San Francisco.
