1,692-unit self-storage portfolio trades in Kansas City

HOUSTON, TX– JLL Capital Markets announced it has closed the sale of a self-storage portfolio consisting of two new facilities totaling 1,692 units in suburban Kansas City, Kansas.

JLL marketed the properties on behalf of the seller, SurePoint Self Storage. StorageMart purchased the facilities.

The portfolio comprises the 908-unit facility at 12020 Glenwood St. in Overland Park and the 784-unit facility at 15282 W 134th Pl. in Olathe. 

Both properties were recently completed 2020 and built with modern design and market-leading, Class A features. 

They include electronic access control, 24-hour video surveillance, climate-controlled and drive-up units, elevator access to upper floors and a retail-oriented customer service office that sells packing and shipping supplies.

Both suburban Kansas City properties have excellent exposure to high traffic commercial roadways and a surrounding population that exceeds 85,000 residents within a three-mile radius of each property.

The JLL Capital Markets team was led by Managing Directors Steve Mellon and Brian Somoza along with Senior Associate Henry Weiler and Vice President Adam Fischer. 

“These two self-storage properties are in small municipalities with a tightly controlled development approval process for new self-storage development, which means there will be limited competition entering the market,”  Mellon said.

Nadel Architecture + Planning Completes Transition to Next-Generation Leadership

LOS ANGELES, CA, July 13, 2020 –  Nadel Architecture + Planning, Los Angeles’ premier architecture and design firm, has completed its ownership transition to position the company for long-term growth.

Greg Lyon and Patrick Winters, veteran principals of the firm, will continue plans to move Nadel forward as its next generation of leadership.

In its new era, Nadel will deepen its existing industry relationships and seek out new opportunities within its main areas of expertise: the retail, mixed-use, multifamily and hospitality design sectors, says Lyon, who has been with the firm since 2008 and became its chairman of the board in 2017.

Going forward, Lyon will continue to strategically drive business growth and create a strong market presence and brand equity for Nadel. An owner of the firm since 2013, he will lead Nadel’s retail sector business development efforts as the company prepares for a new post-COVID-19 normal.

CHICAGO, July 13, 2020 – Proper Title, LLC, the Palatine, Ill.-based title insurance agency serving the residential and commercial real estate industries, today announced it has hired Richard (Dick) Bales as senior underwriting consultant and counsel.

 A long-time authority on title insurance, Bales will provide counsel to attorneys, examiners and closers to help ensure smooth closings as the firm rapidly expands.

“Dick Bales is basically the godfather of title,” said Kathy Kwak, executive vice president of operations and counsel for Proper Title.

“Everyone knows him and reads his materials. Dick’s expertise will help strengthen our attorney-agent client relationships, especially as we grow our business into new Chicago suburban markets.

Bales joins Proper Title after just three months in retirement. He had recently completed a 31-year career at Chicago Title Insurance Company where he had risen to be the firm’s assistant regional counsel.

 In addition, he had recently been a guest lecturer throughout the state on all aspects of title insurance as a member of the education committee of the Illinois Land Title Association.

 He has also written numerous articles for the Chicago Bar Association, the DuPage County Bar Association and the Illinois State Bar Association.
