260-Acre IDI Meridian 75 Business Park Receives Foreign Trade Zone Designation


“Deal of the Year” is First Zone in Middle Georgia

ATLANTA, GA– IDI’s Meridian 75 Logistics Center, (bottom left aerial photo) a planned 2.9 million square-foot business park 15 miles north of Macon, Ga. was recently granted Foreign-Trade Zone (FTZ) status by the Federal FTZ Board.

The park is included in a now expanded Atlanta zone, Zone 26, and is the first in Middle Georgia. FTZ status allows those operating in the park to benefit from duty deferral, inverted tariffs and merchandise processing fee savings.

The FTZ program was created by the Foreign-Trade Zones Act of 1934 as an attempt to alleviate the effects of the 1930 Smoot-Hawley Tariffs, which raised tariffs on more than 20,000 imported goods to record levels, and cut American imports and exports by more than half. The Foreign-Trade Zones Act was created in response, to facilitate and encourage foreign commerce in the U.S.

Merchandise may be admitted into an FTZ without going through formal Customs entry procedures or paying import duties. Customs duties and excise taxes are due only at the time of transfer from the FTZ for U.S. consumption. If the merchandise never enters the U.S. commerce, then no duties or taxes are paid on those items. Georgia has fewer than 25 zones and there are 230 zones nationwide.

In October 2008, Meridian 75 Logistics Center was named the “Deal of the Year’ by the Georgia Economic Developers Association (GEDA) for its economic impact and the innovative financing used to fund the project. Over time, it is projected that Meridian 75’s potential economic benefits will include an addition to the county’s job base of 1,250 employees and a net payroll of $39 million per year.


Meridian 75 Logistics Center located at Interstate 75 and Rumble Road in Monroe County, Ga. features space for five build-to-suit and inventory facilities totaling 2,928,255 square feet.

One-hour south of Atlanta, 2.5 hours from the Port of Savannah and nine hours from Miami, Meridian 75 is strategically located for local and regional distribution, as well as access to a quality labor force in North Central Georgia.

“For distributors of international goods, FTZ status is a key benefit when seeking a new facility. Along with our location, which offers exceptional access to both the Port of Savannah, and to a population base exceeding 70 million people within a one-day truck drive, providing FTZ is a major differentiator for Meridian 75, and a key benefit for our targeted tenant base,” said Lisa Ward,  (top right photo) vice president of leasing for IDI.

IDI Leases 171,779 SF to Sensormatic Electronics Corp. in Lithia Springs, GA

ATLANTA, GA July 21, 2009 – IDI, a full-service industrial real estate company, has executed a 171,779-square-foot, five year lease in Lithia Springs, Ga., with Sensormatic Electronics Corp., a division of Tyco International (NYSE: TYC) and leading provider of security and fire safety products and services for the commercial and residential sectors.

The Boca Raton, Fla.-based company will relocate office, warehouse and distribution functions from a nearby facility to WestPoint at Riverside, Building B (top right photo) at 2600 West Point Drive in October 2009.

Building B is within the 150-acre, 1.25 million-square-foot WestPoint at Riverside Business Park, which consists of five buildings. WestPoint at Riverside offers convenient access to Interstate-20, Interstate-285 and Hartsfield Jackson Atlanta International Airport. Sensormatic joins Alston & Bird, LLC in Building B, leaving 34,425 square feet available for lease.

“Sensormatic and Tyco are innovators and industry leaders, and we are pleased to work with them as they continue to serve the Southeast from this new facility in metro Atlanta,” said Lisa Ward, CCIM, vice president of leasing for IDI.

IDI Signs Leases Totaling 2.8M SF in 2009

New Leases Total Nearly 2.1M SF

ATLANTA, GA, July 13, 2009 – IDI, a full-service industrial real estate company, announced today that it closed leases totaling 2.8 million square feet in Q1 and Q2, including new leases, lease renewals and third-party leases. New leases totaled almost 2.1 million square feet.

“Thanks to our strategically located facilities in top-tier markets and extraordinary team leasing efforts, IDI experienced strong leasing activity despite the general slowdown in the economy,” said Tim Gunter, (top right photo) president and CEO of IDI.

“IDI was able to meet the space needs of several prominent companies in the first and second quarters, and we continue to be well-positioned with state-of-the-art facilities and land holdings in key markets to respond quickly to tenant demand throughout the remainder of 2009.”
Through the first half of 2009, IDI’s busiest markets were: Memphis with four leases totaling 905,568 square feet; Cincinnati with two leases totaling 688,238 square feet; Chicago with four leases totaling 485,265 square feet; and Dallas with six leases totaling 343,423 square feet.

In the first two quarters of 2009, IDI closed ten renewals totaling 752,293 square feet, including: 241,384 square feet with a medical company at DFW Trade Center north of Dallas; 167,600 square feet with Priority Fulfillment Services and 109,575 square feet with Smiths Medical, both at Airways Distribution Center near Memphis; 53,660 square feet with Arjo, Inc. at Turnberry VIB in Chicago and 67,200 square feet with Datapath Inc. at Shawnee Ridge 7 in Atlanta.

“With our track record of leasing success and the increasing diversification of our business, IDI is continuing to build on an already solid foundation,” Gunter added.

“Earlier this year, IDI created an Investment Management division to provide fee-based management to North American and European investors, and we also plan to be active in our acquisition of industrial properties in top-tier markets across North America throughout the remainder of the year.”

IDI’s two largest deals for new space were a 678,363-square-foot lease with a leading cosmetics company at Park South at Richwood (top left photo) near Cincinnati and a 504,104-square-foot lease with a third-party logistics company at Crossroads Distribution Center south (bottom right photo) of Memphis.

IDI Closes 29,360-SF Lease with Chadwell Supply Inc. in Austell, GA

AUSTELL, GA, May 11, 2009 – IDI, a full-service industrial real estate company, has closed a five-year, 29,360-square-foot lease with Chadwell Supply Inc., a provider of maintenance services to the multi-family housing market.

Chadwell Supply will occupy Woodlands 200, a 127,680-square-foot warehouse/distribution facility located in Austell, Ga., west of downtown Atlanta. The Tampa, Fla.-based company will take occupancy later in May and use the space for the storage and distribution of maintenance equipment and products.

IDI and JPMorgan acquired Woodlands 200 in 2006. Located at 8110 Troon Circle in Austell, the building was completed in 2001 and features minimum clear heights of 24 feet. A total of 43,769 square feet remains available for lease in the facility.

Darren Ross and Nick Faber at Grubb & Ellis represented IDI in the deal.

Based in Tampa, Fla., Chadwell Supply is a family owned business that provides maintenance supplies to the multi-family housing market. The company also operates a flooring division offering next-day installation to the multi-family and commercial markets.

IDI Leases 81,000 SF to DIRTT Environmental Solutions

Calgary, Alberta-based maker of sustainable wall and floor systems to establish its first U.S. manufacturing facility in Savannah at Crossroads Business Park.

SAVANNAH, GA., Feb. 04, 2009 – IDI, a full-service industrial real estate company, has closed a 10-year, 81,000-square-foot lease in Savannah, Ga., with DIRTT Environmental Solutions, a manufacturer of walls and access floors.

The Calgary, Alberta-based company plans to open its first U.S. manufacturing plant at 155 Knowlton Way (top right photo) in spring 2009. 155 Knowlton Way is a 241,380-square-foot, state-of-the art industrial facility located in Crossroads Business Center, adjacent to Interstate 95 and the Savannah/Hilton Head International Airport.
DIRTT joins Gulfstream Aerospace Corp., which occupies 141 Knowlton Way, as IDI’s second tenant at Crossroads Business Center.

“IDI is proud to provide this innovative and environmentally conscious company the space it requires for its expansion into the U.S.,” said Sean Fitzsimmons, vice president of National Business Development for IDI.

Tom Beebe and Robert Hutson of CB Richard Ellis represented DIRTT in the lease negotiations, and Cliff Dales of Colliers Neely Dales was the listing broker for the property.

The facility will provide DIRTT an East Coast assembly plant to complement its existing manufacturing facility in Calgary.
“By setting up in Savannah, we are much closer to the eastern cities where several key clients are based, and we can take advantage of existing rail lines for delivery,” said Mogens Smed, (top left photo) CEO of DIRTT.

DIRTT joins several high-profile tenants at Crossroads Business Center, including The Home Depot, Pier 1 Imports, Lowes, Gulfstream Aerospace, Georgia Tech Engineering and Technology Campus, and Dollar Tree Stores.

The 241,380-square-foot 155 Knowlton Way rear-load facility features 30-foot clear heights, 54-foot by 50-foot column spacing, early suppression fast response (ESFR) sprinklers, and ample car and trailer parking.
With the lease signing, 160,380 square feet is available for lease in the facility. At its neighboring 187,890-square-foot 141 Knowlton Way building, IDI has 75,000 square feet available for lease.

Tampa's First Planned Leed-Certified Industrial Facility to be Developed by IDI

TAMPA, FL – Madison Business Center Building D, (top right photo)a 146,825-square-foot warehouse and distribution center, is the first industrial facility in the Tampa area designed to receive the U.S. Green Building Council’s (USGBC®) Leadership in Energy and Environmental Design (LEED®) certification.

The facility is expected to receive certification upon completion in second-quarter 2009. Currently in the design phase, construction on the facility is expected to begin in September 2008.

The LEED designation will mark an important milestone for IDI’s Florida Region, which is taking part in IDI’s company-wide sustainability initiatives. LEED is the USGBC’s program that establishes the standards for designing and constructing the world’s greenest, most energy efficient and high-performing buildings.

“As a company, IDI is committed to increasing our green practices over the long term and we’re proud to offer Tampa its first sustainable, Class-A industrial space,” said Scott Helms, senior vice president and regional development officer in IDI’s South Florida office.

“Tampa has continued to show a low vacancy rate and lack of sufficient Class-A space. Madison Business Center Building D will provide much needed inventory alongside its LEED-related benefits.”

Located in Tampa, FL, the Madison Business Center site is in the southeastern corridor of Hillsborough County directly off US Highway 41, south of Interstate 4 and west of Interstate 75. Situated approximately 15 minutes from downtown Tampa Bay, five minutes from the Tampa Bay port and 30 minutes from the airport, the location is the primary industrial corridor for the Tampa Bay market.

The new building will be a replacement for the existing 147,197-square-foot Madison Building E, which has been leased in its entirety by American Tire Distributors. It will feature 30-foot clear-height ceilings and rear-loading accessibility.

IDI Will Move Headquarters to Midtown Atlanta

ATLANTA, GA -– Midtown (bottom right map) is gaining another national corporation with industrial real estate developer IDI taking two floors at 1100 Peachtree. (top right photo)

The full-service industrial real estate company is moving its headquarters from Monarch Plaza (top left photo) in Buckhead to the 12th and Peachtree Street high-rise. In a deal brokered by John Shlesinger and Anne Lofye of CB Richard Ellis, IDI will lease 44,538 square feet.

“This move signifies an important milestone for IDI as we celebrate our 20th anniversary in 2009,” said David Birdwell, (top left photo) chief operating officer of IDI.

“We’ve grown our company organically, and our office space has been expanded in the same fashion. This new space is nearly a third larger than our current space, allowing us to combine some of the departments and groups that are spread out in our current office, and it provides us room for future growth.”

IDI will move in March 2009 and plans for its new space to be Leadership in Energy and Environmental Design (LEED) certified for interiors. “We’ve already had several planning sessions and are very excited about the early concepts,” Birdwell said.

Midtown’s amenities – including more than a dozen restaurants within a block’s walk from the 1100 Peachtree building – were a strong attraction for IDI. “As always in real estate, location is the biggest part of the deal,” Birdwell added. “1100 Peachtree has parks, restaurants, hotels and the High Museum, all within a few blocks walk.
