Marriott updates Q4 RevPAR guidance

 BETHESDA, MD, /PRNewswire-FirstCall/ -- Marriott International, Inc. (NYSE: MAR)  said that while fourth quarter results are not yet available, the company expects its fourth quarter 2009 revenue per available room (REVPAR) for comparable systemwide hotels outside North America will have declined 14 to 16 percent on a constant dollar basis, consistent with the company's outlook disclosed in a press release on December 8, 2009.

Further, Marriott expects comparable systemwide REVPAR inside North America will have declined 13 to 14 percent, somewhat better than prior guidance. Prior guidance for North America initially outlined in a press release on October 8, 2009 and reiterated in the December 8, 2009 release assumed a 13 to 16 percent REVPAR decline for the fourth quarter of 2009 for comparable systemwide hotels in North America.

In his blog yesterday, Marriott International's chairman and chief executive officer J.W. Marriott, Jr. (top right photo) discussed his optimism for the economy and Marriott as the New Year begins.

Speaking of REVPAR trends, Mr. Marriott said, "For Marriott, the fourth quarter looked better than we expected outside North America, while things in the U.S. and Canada were also a little better. Leisure travelers are responding to the terrific values we're offering. We've also seen business travel and large meetings start to pick up, which is big for our industry."

Additional information will be available when Marriott discloses its fourth quarter earnings on February 11, 2010.

Hotel Guests' Demand for Newspapers Down 25%, Says Marriott

BETHESDA, MD, April 13, 2009--Marriott International announced today that guest demand for newspaper delivery at more than 2,600 hotels in the United States has declined by about 25 percent.

Marriott will become the first major hotel company to shift to a free newspaper delivery system based on customer preference, reducing waste at the same time.

Beginning June 1, the company’s full-service hotels, including Marriott Hotels & Resorts, JW Marriott Hotels & Resorts and Renaissance Hotels & Resorts, will deliver newspapers to guest rooms based on customer preference.

The company’s 30 million Marriott Rewards members will be able to update their online profiles and receive their preferred newspaper automatically.
Guests who are not Rewards members will be asked for their preference at check-in. Guests will have a choice between USA TODAY, The Wall Street Journal, the local paper, or no paper.

Effective April 20, the company’s Courtyard, Fairfield Inn, SpringHill Suites, Residence Inn, and TownePlace Suites hotels will offer newspapers free-of-charge in their lobbies.

“We want to give guests the choice of whether they want a newspaper or not,” says Chairman and CEO J.W. Marriott, Jr. (top right photo)
“I visit more than 250 hotels a year, and more often than not, I’m stepping over unclaimed newspapers as I walk down the hallway. This new program is more guest-focused.”

Based on preliminary data, the company projects that newspaper distribution will be reduced by about 50,000 papers daily or 18 million papers annually, thereby avoiding 10,350 tons of carbon emissions (calculated by Conservation International assuming an estimate of .5 pounds per paper).

Cost-savings, if any, will vary based on consumption at individual hotels.

More than 25 years ago, through a pioneering partnership with the Gannett Co., and USA TODAY, Marriott was the first major hotel company to feature broad newspaper delivery to its hotel rooms in the U.S.

The two companies will continue to work together to offer guests innovative online news, including products such as the GoBoard™ available around-the-clock in Courtyard hotel lobbies.

“USA TODAY was founded on the idea that one newspaper could reflect the shared interests of Americans across the country.

" Our ability to connect readers with what is important to them makes us the most-read newspaper in the country and the number one choice of travelers,” said Susan Lavington, (bottom rightt photo) senior vice president of marketing, USA TODAY.

“As the needs of news consumers continue to shift, USA TODAY has innovated to provide valued content in any platform consumers choose. We look forward to extending that choice to Marriott’s valued guests through print, online, mobile devices or on a GoBoard™ in their hotel lobby.”

“More individuals choose to buy the Wall Street Journal than any other newspaper in America. We applaud Marriott for now extending this choice to their guests." said Paul Bascobert, (middle left photo) chief marketing officer for the Dow Jones Consumer Media Group.
"At a time when others are scaling back, The Wall Street Journal’s expanded coverage of national news, health, leisure and sports will be a welcome benefit to Marriott guests.”

-- Outside North America, comparable company-operated REVPAR increased 13.4 percent (5.7 percent using constant dollars) with double-digit growth in South and Central America, the Caribbean, and the Middle East;

(Marriott corporate headquarters building, Bethesda, MD, middle left photo)

-- In a weak economic environment, North American comparable company-operated REVPAR declined 1.0 percent with a 1.6 percent increase in average rate;

-- The company's worldwide pipeline of hotels under construction, awaiting conversion or approved for development totaled over 130,000 rooms;

-- Over 6,500 rooms opened during the third quarter, including almost 2,300 rooms outside North America.

Marriott International, Inc. (NYSE:MAR) has reported third quarter 2008 adjusted income from continuing operations of $123 million, an increase of 1 percent over the year-ago quarter, and adjusted diluted earnings per share ("EPS") from continuing operations of $0.34, up 10 percent.

(Marriott Denver International Hotel, middle right photo)

The company's EPS guidance for the third quarter, disclosed on July 10, 2008, totaled $0.30 to $0.35.

Adjusted results for the 2008 quarter exclude a $29 million ($0.08 per diluted share) after-tax non-cash charge primarily related to a 1994 tax planning transaction.

Reported income from continuing operations was $94 million in the third quarter of 2008 compared to $122 million in the year-ago quarter.

Reported diluted EPS from continuing operations was $0.26 in the third quarter of 2008 compared to $0.31 in the third quarter of 2007.

J.W. Marriott, Jr., (top right photo) Marriott International's chairman and chief executive officer, said, "In our more than 50 years in the lodging business, we have focused our business strategy on meaningful competitive advantages -- strong brands, skilled management, and leading guest, owner and franchisee preference -- all combined in a time-tested business model of managing and franchising hotels.

"These attributes drive strong returns when the economic picture is bright and allow us to outperform competitors when times are more challenging. The third quarter demonstrated those advantages.

(Marriott Wailea Beach Resort and Spa, Hawai, middle left photo)

"With soft economic growth, our third quarter North American REVPAR declined modestly. Favorable international REVPAR and strong global unit growth enabled our fee revenue and operating income to remain steady. Over the past 12 months, we have opened over 200 hotels, including over 30 hotels converted from competitor brands.

"Our timeshare business has certainly been far more impacted by the current financial environment than our core lodging business.

" Tight credit, soft consumer spending and a difficult securitization market have lowered our expectations for the fourth quarter and 2009.

"However, our strong brands, high customer satisfaction and loyalty, and the terrific know-how of our associates will reward us in the future. Our financial leverage is modest, we have ample liquidity, and our market share continues to grow.
(Marriott World Center Resort, Orlando, bottom right photo)

"Increasingly, our presence is global. During the quarter, nearly 70 percent of the company's incentive fees were earned at properties outside North America. Today, our pipeline of hotels under development totals over 130,000 rooms worldwide.

We expect to open approximately 30,000 rooms in 2008 and 30,000 to 35,000 rooms in 2009. Companywide we are maximizing revenue opportunities and operating efficiencies while redefining and refreshing our brands. We're confident that as the economy strengthens, we'll be well positioned to achieve solid earnings growth."

Marriott International, Inc. (NYSE:MAR) reported diluted earnings per share (EPS) from continuing operations of $0.33 in the first quarter of 2008, down 18 percent from the first quarter of 2007. The company's EPS guidance for the 2008 first quarter, disclosed on February 14, 2008, totaled $0.32 to $0.36.

J.W. Marriott, Jr.,(top right photo) Marriott International's chairman and chief executive officer, said, "Marriott's first quarter results demonstrated the company's strength. Leading brands and a focus on bottom line results delivered strong, on-target earnings in the first quarter.

"Business and leisure travel demand remains robust in most markets around the world. REVPAR at our international properties expanded by 19 percent, along with solid margin improvement and growing incentive fees.

"While performance at our U.S. hotels reflected slowing economic growth, few markets have witnessed discounting and full service room rates rose 4 percent during the quarter. With the U.S. on sale through a lower dollar, international guest arrivals are energizing demand in several key markets.

"Attendance at group meetings was on track during the quarter and group cancellations remained lower than 2007 levels. Group meeting bookings for the remainder of 2008 are strong. Given these trends, we remain cautiously optimistic about 2008 demand trends. (Photo of Denver Ritz-Carlton, a new Marriott acquisition, at right).

"We expect to meet our hotel development goals in 2008. Our pipeline of hotels under construction, awaiting conversion or approved for development increased to over 130,000 rooms in the first quarter.

"Our record pipeline of limited-service hotels demonstrates how our owners and franchisees see great opportunity as we continue to remake these brands, generating significant REVPAR premiums and attractive long-term owner returns.

"As a global company, we're a global neighbor. We recently signed an agreement to help protect 1.4 million acres of endangered Amazon rainforest in Brazil and we're taking new steps to reduce our consumption of the earth's resources."

BALANCE SHEET

OUTLOOK

The company expects worldwide systemwide comparable REVPAR and North American company-operated comparable REVPAR to increase 3 to 5 percent in 2008, with modest increases in North American house profit margins and roughly 30,000 new room openings.

For the full year 2008, the company expects timeshare sales and services revenue, net of direct expenses, to total $300 million to $315 million, reflecting approximately $70 million of timeshare note sale gains.
