Daum Commercial's Capital Markets Group Handles Reverse Exchange on 27,905 SF Industrial Asset in Los Angeles County, CA

 LOS ANGELES, CA, June 5, 2023 – DAUM Commercial Real Estate Services, a leading provider of commercial real estate services including brokerage, investment sales, consulting, leasing, tenant representation, and property management, has successfully closed on the reverse exchange of a 27,905 square foot industrial asset located in the prime South Bay sub-market of Torrance, California.


Demonstrating their innovative and highly collaborative approach, the group facilitated the initial purchase of the up-leg asset and subsequent reverse exchange of the down-leg for a combined transaction value of $9.5 million.

            In Q3 2022, Daum began the process of assisting long-time member of the Southern California business community, Rusher Air Conditioning—a 77-year-old company that designs and installs commercial heating and cooling systems—in a strategic reverse exchange.

Rusher turned to Daum to find a new larger headquarters as they sought to expand from their existing facility in Torrance, California.

“Our team quickly worked to source an ideal 16,680 square foot building in an excellent location in Lawndale that suited their needs,"

 "But more than just identifying the right property, we advised the buyer on a unique approach, securing financing with favorable terms and successfully facilitating a ‘reverse’ exchange.

The down-leg industrial asset, located at 19626 S. Normandie Ave. in Torrance, California, features a 27,905 square foot lot with an additional 3,312 square feet of easement.

The property is accompanied by two buildings totaling 10,140 square feet with a large, gated yard and grade level loading.

The central location offers immediate access to Interstate 405, 110, and 91 Freeways with close proximity to the ports of Los Angeles and Long Beach.

The up-leg asset is located at 4435 W. 153rd Street in Lawndale, California. The 34,072 square foot industrial property includes a 16,680 square foot building with 7 ground level doors, 12-foot height clearance, and a large, fully fenced concrete yard.

The complete reverse exchange transaction was facilitated by Collins, and Dustin Hullinger, Associate Vice President at Daum’s Capital Markets Group, with the assistance of Brad Levin, Executive Vice President and Co-Branch Manager of Daum’s South Bay Office, in the marketing of 19626 S. Normandie Ave.

Attorney Ben Crump Retained by Family of Ajike "AJ" Owens, Mother of Four Shot and Killed by Unidentified Ocala, FL Woman

The family and community are demanding the women be arrested and charged for the unjust killing of the mother of four
Ocala, FL. — Nationally renowned civil rights and personal injury attorney Ben Crump, attorney Anthony D. Thomas, and the family of AJ Owens will hold a news conference on Monday, June 5, to demand that the unidentified shooter be arrested for this unjustified killing.

On Friday, June 2, Owens' children were playing in a field next to an Ocala, FL apartment complex when an unidentified 58-year-old white woman reportedly began yelling at them to get off her land and calling them racial slurs. 

The children left but accidentally left an iPad behind, which the woman took. When one of the children went to her residence to retrieve it, she threw it, hitting the boy and cracking the screen.

After AJ's children informed her of what happened, she walked across the street with her kids to speak with the woman. She knocked on the door, and at that point, the woman allegedly shot through the door, hitting AJ, who later died from her injuries. 

The woman responsible has not yet been identified, arrested, or charged with anything by law enforcement.
