Cushman & Wakefield Negotiates Sale of Hampton Oaks Business Park in Tampa for $18.4M


TAMPA, FL– Cushman & Wakefield has successfully negotiated the sale of Hampton Oaks Business Park, located in Tampa, Florida just north of the interchange of I-4 and U.S. 301, for $18.4 million.

Hampton Oaks is a 259,042 square foot master-planned light industrial and flex park that includes six Class “A” buildings. The Property was 93.7% occupied at the time of sale.

Mike Davis, Executive Director of C&W’s Southeast Capital Markets Group, said, “The sale of Hampton Oaks is indicative of the significant number of new non-traditional buyers entering the market.”

Davis and  Rick Brugge, CCIM, Associate Director of C&W’s Southeast Capital Markets Group negotiated the sale on behalf of the seller, RREEF. The buyer is Foundation Realty Advisors.

Cushman & Wakefield Negotiates Sale of University Park in Tampa, FL for $12M


TAMPA,, FL – Mar. 9, 2010 – Cushman & Wakefield has successfully negotiated the sale of University Park, located in Tampa, Florida near the University of South Florida, for $12 million.

University Park includes three single story garden office buildings totaling 99,234 square feet. The Property was 100% occupied at the time of sale.

Cushman & Wakefield Negotiates Sale/Leaseback of Verizon-Owned Building in Temple Terrace, FL


Tampa, FL – Cushman & Wakefield negotiated the Sale/Leaseback of a 57,886 sf two story office building (top right photo) in Temple Terrace, Florida for $2.6 million.

The asset located at 10402 N. 56th Street, was owned by Verizon and will be occupied by them for 15 months from the date of sale.

Associate Director of C&W Florida’s Capital Markets Group, Rick Brugge was quoted as saying,

 “In a challenging environment we were able to structure a transaction that was accretive to both the seller and
buyer.”

Cushman & Wakefield negotiates sale of Doral Oaks in Temple Terrace, FL for $10.7M

TAMPA, FL– Cushman & Wakefield’s Florida Apartment Brokerage Services with apartment specialists in Tampa, Orlando, Jacksonville, Ft. Lauderdale and Miami, announces the sale of Doral Oaks (top right photo) for $10,700,000.


The purchaser was GMC Properties. Executive Director Byron Moger and Director Luis Elorza negotiated the sale on behalf of the owner, AIMCO.

Doral Oaks, located at 105 Sunnyside Road in Temple Terrace, Florida adjacent to Temple Terrace’s Downtown City Center development site, was built in 1967.


It is a 266,912 square foot, 252-unit apartment community that offers a mix of 1, 2 and 3 bedrooms. Doral Oaks features controlled access, two resort-style swimming pools, a clubhouse, fitness center and children’s playground.

“Doral Oaks’ stable operating performance and infill location made this an attractive acquisition. Given improving market fundamentals this is a good time for investors to build up their Florida apartment portfolios,” said Luis Elorza (bottom left photo) of Cushman & Wakefield, Inc.

Cushman & Wakefield Tampa Promotes Angell and Lanning

TAMPA, FL– Cushman & Wakefield is pleased to announce that Mercedes Angell (top right photo) and Jeffrey W. Lanning (bottom left photo) in the Tampa, FL office of Cushman & Wakefield of Florida Inc. have been promoted to the title of Senior Director.

Mercedes Angell joined the Tampa office of Cushman & Wakefield as a Leasing Manager in 1995. In 2005, Ms. Angell was promoted to Director.

Ms. Angell primarily represents landlords and building owners with assets throughout the Tampa Bay area and is responsible for a portfolio of office parks totaling more than 2.4 million square feet. The properties range from Class "A" buildings to single-story, garden-style office parks. Since 2000, Ms. Angell has leased 2.9 million square feet of office space.

In response to Ms. Angell’s recent promotion, Larry Richey, (bottom right photo) Senior Managing Director for Cushman & Wakefield of Florida, was quoted as saying, “Mercedes is exceptional as the head of our Office Landlord Agency Group in the Tampa Bay market. She is one of our top producers, and this promotion is well deserved.”

Jeffrey W. Lanning has been promoted to the title of Associate Director.

Mr. Lanning provides agency leasing and tenant representation throughout the Tampa Bay area and is responsible for leasing an office portfolio of approximately two million square feet.

These properties range from Class "A" buildings and single-story garden-style office parks to flex service center facilities.

During 2008, Mr. Lanning and his business partner, Mercedes Angell, leased an astonishing 561,000 square feet worth over $65,000,000 in transaction value.

Cushman & Wakefield Negotiates First Investment Sale of 2009


TAMPA, FL – Cushman & Wakefield negotiated the sale of two Class “A” Industrial buildings totaling 255,499 sf in Orlando, Florida for $17.2 million.
This is Central Florida’s first Industrial Investment Sale of 2009.

CrownPointe Five and Six (top right photo), two state-of-the-art warehouse/distribution buildings, located in Orlando, Florida’s premier CrownPointe Commerce Park were 71 percent occupied at the time of the sale.

Executive Director of C&W Florida’s Capital Markets Group, Mike Davis, (middle left photo) was quoted as saying, “Despite current weakness in the Capital Markets; investment demand continues for well located, quality assets.”

Cushman & Wakefield negotiates sale of Palm Lake Apts. in Tampa, FL for $6.7M


TAMPA, FL, Dec,31, 2008 – Cushman & Wakefield’s Florida Apartment Brokerage Services with apartment specialists in Tampa, Orlando, Ft. Lauderdale and Miami, announces the sale of Palm Lake (top right photo) for $6,700,000.
The purchaser was Blackhawk Realty Advisors.

Cushman & Wakefield Negotiates Central Florida's Largest Industrial Investment Sale

TAMPA, FL-– Cushman & Wakefield negotiated the sale of Breckenridge Park (top right photo) in Tampa, Florida. This represents Central Florida’s largest industrial sale this year in terms of total price and price per square foot. The transaction closed on October 15, 2008.

The sale included fifteen flex buildings, for a combined total of 332,582 rentable square feet. This is the 12th Capital Markets transaction closed by The Davis Team since January, 2008.

Mr. Davis was quoted as saying, “Despite difficult market conditions, investors continue to find
Central Florida an attractive market to acquire Real Estate.”

Cushman & Wakefield Brokers $7,625,000 Sale of Fairway Oaks Shopping Center

HUDSON, FL – September 16, 2008 – Cushman & Wakefield of Florida announced today that it has finalized the sale of the Fairway Oaks Shopping Center, a 79,283 square foot neighborhood shopping center located at the intersection of Little Road and Hudson Avenue in Hudson, Florida north of Tampa.

The property, previously owned by Case Pomeroy Properties, a private real estate investment company based in Jacksonville, Florida, was purchased by Forge Capital Partners, a private real estate investor based in Atlanta, Georgia.

The Cushman & Wakefield investment sales team of Karl Johnston and Patrick Berman (top left photo) represented Case Pomeroy Properties in the deal.

"Fairway Oaks is one of the premier Publix-anchored shopping centers in the Hudson area," said Johnston, Senior Director with Cushman & Wakefield's Jacksonville office.

"Publix's sales at the Property were strong and this was a key factor in driving investor interest in the deal. In the current economic environment, deals are taking longer to complete and require seller and buyer to work together to resolve the myriad of issues that typically arise in the sale of a retail center," said Johnston.

"There will always be good investor demand for solid, grocery anchored neighbor shopping centers as these deals are viewed as recession proof because they cater to the everyday needs of consumers, such as groceries," said Johnston.
"Fairway Oaks” has been a strong performing center for over the years and will continue to be for the foreseeable future given its strong anchor tenancy, limited competition, and infill location.

Originally developed in 1994, Fairway Oaks is anchored by a 42,323 square foot Publix and features a high-quality roster of shop tenants. The Property was 84% leased at the time of sale.

Cushman & Wakefield to Lease Trophy Tampa Tower

TAMPA, FL-– Cushman & Wakefield has been selected as exclusive marketing and leasing agent for SunTrust Financial Centre, (top right photo) a prestigious Class A office tower in Tampa, Florida jointly owned by Macquarie Office Trust and the Stiles Corporation.

Leasing responsibilities will be handled by Tampa's top office team of Andy May, Barry Oaks, and Bill Reeves, professionals who bring longstanding expertise and experience in the Tampa market.

Cushman & Wakefield negotiates New 28,000-SF Corporex Business Park lease

TAMPA, FL– Cushman & Wakefieldhas negotiated a new 28,000 square foot lease for Cobalt Industrial REIT at 3719 Corporex Park Drive in Tampa, Florida with the CPI Group, Inc., a leading internet retailer of consumer products with websites that include Centralchef.com, Eastcomeswest.com and Cigarextras.com.

Corporex Business Park (top right photo), located at the I-4 and Martin Luther King Boulevard interchange in Tampa, Florida is a 120 acre mixed use business park. The flex space will serve as CPI Group's Headquarters and Distribution Center.

Cushman & Wakefield negotiates sale of Village Oaks for $21,250,050M

TAMPA, FL – Sept. 3, 2008 – Cushman & Wakefield’s Florida Apartment Brokerage Services with apartment specialists in Tampa, Orlando, Ft. Lauderdale and Miami, announces the sale of Village Oaks (top right photo) for $21,250,050.

The purchaser was Mid-America Apartment Communities, a Tennessee based REIT. Executive Director Byron Moger (top left photo) and Director Luis Elorza (bottom right photo) negotiated the sale on behalf of the owners, Radco Management LLC, receiver for EB Developers.

Village Oaks, located at 8425 Montravail Circle in Tampa, Florida, across the street from the Hidden River Corporate Park and adjacent to the Tampa Oaks II office building, was built in 2005.

The property consists of a total 279,750 square feet, 234 units with 19 units owned individually as condominiums. Mid-America Apartment Communities purchased the remaining 215 unsold units.

Village Oaks offers a mix of 1, 2 and 3 bedrooms and features a resort-style pool, elevator service in all buildings and high-tech services such as remote control of lighting, A / C, appliances and television monitoring of the community.

“Mid-America is creative and was able to buy a fractured condominium conversion. As a result, they got an excellent price for 215 (out of a total 234) high quality apartments with upside potential. For a garden-style community, Village Oaks has superior amenities including elevators,” said Moger.
