HFF arranges $45M refinancing for Brookline, MA office property


BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has arranged a $45 million first mortgage loan secured by a 155,896-square-foot office building in Brookline Village, (top left photo) Brookline, Massachusetts.

Working exclusively on behalf of ND/CR 10 Brookline, LLC, HFF senior managing director Fred Wittmann (middle right photo)  and director Janet Krolman (middle left photo)  placed the seven-year loan with People’s United Bank and Sovereign Bank. Loan proceeds were used to retire the existing debt on the property.

The loan can be increased to fund the potential expansion of the building to accommodate its existing tenants.

Located at 10 Brookline Place West, at the intersection of Route 9 and Brookline Avenue, the property has direct access to the Longwood Medical Area, Fenway, Back Bay and downtown Boston. The property is 100% leased on a long-term basis to Dana-Farber Cancer Institute and The New England Institute of Art.

“HFF was able to secure an attractive loan that repaid the acquisition financing on the property and provided a construction facility for a potential expansion to the building for The New England Institute of Art,” said Wittmann.

ND/CR 10 Brookline, LLC is controlled by National Development and Charles River Realty Investors. The group purchased the property in early 2009.

HFF secures $13.1M refinancing for Worcester, MA grocery-anchored retail center


BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has secured a $13.1 million refinancing for Perkins Farm Marketplace, (top left photo) a 203,000-square-foot, grocery-anchored retail center in Worcester, Massachusetts.

Working on behalf of the borrower, an affiliate of Centro Properties Group, HFF director Anthony Cutone (bottom right photo)  and senior real estate analyst Lauren O’Neil placed the fixed-rate loan with UniBank.

UniBank was the lead lender and worked with participants, Webster Five and Marlborough Savings, to provide the $13.1 million loan.


"UniBank is dedicated to the Worcester business community and is pleased to be a part of offering financing to Perkins Farm Marketplace. This is certainly an investment in local commerce as well as the Worcester community," said UniBank vice president Steve Anderson.

Perkins Farm Marketplace was redeveloped in 1998 and is 100% leased to tenants including Super Stop & Shop, A.J. Wright, Building 19, Flagship Bank, Burger King and Bank of America.

Situated on nearly 20 acres, the property is located at 867-965 Grafton Street along the Route 122 retail corridor, approximately three miles from downtown Worcester.

Centro Properties Group (Centro) is a retail investment organization specializing in the ownership, management and development of retail shopping centers. Centro manages both listed and unlisted retail property and has an extensive portfolio of shopping centers across Australia, New Zealand and the United States.

300 Crown Colony in Quincy, MA receives $8.6M financing arranged by HFF


BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has arranged an $8.6 million financing for 300 Crown Colony, (top right  photo) a 118,000-square-foot Class A office property in Quincy, Massachusetts.

HFF senior managing director Bob Herron, (middle left photo)  director Greg LaBine (bottom right photo)  and senior real estate analyst Porter Terry worked exclusively on behalf of the borrower, Campanelli Companies, to secure the fixed-rate loan through Boston Private Bank & Trust.

 Loan proceeds were used to acquire the property and provide capital for building improvements and leasing costs.

“Given the acquisition nature of the deal, certainty of execution within a tight time frame around the holiday season was critical. Boston Private Bank worked with HFF and the borrower to dual track the commitment and loan documentation process such that the legal process was done shortly after the receipt of the loan commitment, with no changes to the deal from the original terms discussed.

 This transaction is another example of HFF’s continued success on deals less than $15 million with local banks such as Boston Private Bank,” said LaBine.


300 Crown Colony is located on six acres within the Crown Colony office park close to the intersection of Interstate 93 and State Route 3 as well as the Quincy Adams MBTA station in Quincy, approximately 11 miles south of Boston.

The five-story property is 70% leased to tenants including Murphy, Hesse, Toomey & Lehane, LLP, LarsonAllen LLP and Massachusetts Eye & Ear. On-site amenities include the Crown Café and a conference center.

Wilton, CT shopping center receives $5.45M refinancing arranged by HFF


BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has arranged a $5.45 million refinancing for Town Green at Wilton Center, (top left photo) a 34,730-square-foot specialty shopping center in Wilton, Connecticut.

HFF senior managing director Fred Wittmann and senior real estate analyst Lauren O’Neil worked exclusively on behalf of the borrower, Boylston Properties Company, Inc. to secure the seven-year, fixed-rate loan through the Ocean Bank Division of People’s United Bank.

 Boylston Properties Company is a Boston-based real estate development firm founded in 1983. HFF simultaneously arranged an $11.6 million refinancing with the same lender for Boylston Properties Company’s CityPlace property in Boston’s Theatre District.


Town Green at Wilton Center is located at 101 Ridgefield Road across from Village Market in downtown Wilton. The property is fully occupied by tenants including the United States Postal Service, Webster Bank, Kreg Corporation, Hunan Café and Subway.

“The Wilton retail market has remained relatively strong compared to the rest of the country during the economic downturn and the property benefits from its location in one of the wealthiest towns in the country where the median home value within a five-mile radius is $765,000,” said Wittmann.

HFF arranges $11.6M refinancing for CityPlace in Boston’s Theatre District

 
BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has arranged an $11.6 million refinancing for CityPlace, (top left photo) the 54,878-square-foot retail component of the Massachusetts State Transportation Building in Boston’s Theatre District.

Working exclusively on behalf of the borrower, Boylston Properties Company, Inc., HFF senior managing director Fred Wittmann (middle right photo) and senior real estate analyst Robyn King placed the seven-year, fixed-rate loan with Ocean Bank, a division of People’s United Bank.

Loan proceeds are refinancing existing debt on the property and funding capital improvements to the property. Boylston Properties Company, Inc. is a Boston-based real estate development firm founded in 1983. HFF also arranged refinancing for Wilton Town Center in Wilton, Connecticut on behalf of Boylston in December 2009.


CityPlace, the retail portion of the Massachusetts State Transportation Building, is currently 95% leased to tenants including Emerson College, Rock Bottom Brewery, P.F. Chang’s China Bistro and Vapiano.

 Located at 8 Park Plaza in Boston’s Theatre District, a busy location night and day, CityPlace has easy access to Back Bay, Downtown Crossing and Boston’s Financial District as well as the Boylston Street and Essex Street MBTA subway stations.

“Ocean Bank and Boylston Properties Company, Inc. were able to work quickly and efficiently together to close this transaction approximately five weeks after the issuance of Ocean Bank’s preliminary term sheet, allowing the borrower to lock in an attractive, long-term interest rate,” said Wittmann.

HFF places $24M loan with Freddie Mac for Fullerton, CA luxury multi-housing property

 
BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) has placed a $24 million loan with Freddie Mac for City Pointe Apartments, a 183-unit, Class A multi-housing property in Fullerton, California.

Working exclusively on behalf of Cornerstone Real Estate Advisers, HFF senior managing director Dana Brome (top right photo)  and senior real estate analyst Carlos Febres-Mazzei secured the loan through Freddie’s Capped ARM Program.

The five-year adjustable-rate financing is repaying an existing loan with Cigna Investments also arranged by HFF in 2004.

City Pointe Apartments is located at 130 East Chapman Avenue near the Riverside and Orange Freeways in Fullerton, approximately 23 miles southeast of Los Angeles. Completed in 2004, the property consists of five stories of residential units, averaging 875 square feet each, situated above ground-floor commercial/retail space and a parking garage. The residential portion of the property is 95% leased. Community amenities for residents include a fitness center, pool, media room, business center and community center.

“City Pointe is located in North Orange County, which is recognized as one of the strongest multi-housing markets in the Los Angeles area. Its rapid population growth, desirable location and access to local and regional freeways and amenities have ensured low vacancy for a number of years,” said Brome.

HFF arranges $16.3M refinancing for two-building office campus in Marlborough, MA


BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has arranged a $16.3 million first mortgage loan secured by a 207,000-square-foot, two-building office campus within Lake Williams Corporate Center in Marlborough, Massachusetts.

Working exclusively on behalf of Great Point Investors, LLC, HFF senior managing director Riaz Cassum and senior real estate analyst Lauren O’Neil placed the five-year fixed-rate loan with Danvers Bank. Loan proceeds were used to retire the existing maturing debt on the properties, which was originally placed with a life company by HFF in 2002.

Located at 26 and 62 Forest Street within the Lake Williams Corporate Center, the properties are close to Interstates 495, 90 and 290 in southwest Marlborough approximately 27 miles west of Boston. 26 Forest Street has 119,016 square feet and 62 Forest has 88,342 square feet of Class A office space. Both properties were completed in 2001 and are 90% leased to four tenants: Advanced Micro Devices, International Power America, Netezza and Navilyst Medical.

“HFF was able to secure a loan that was equal to the existing debt on the property, which was a major accomplishment in today’s challenging capital market,” said Cassum. “Additionally, the borrower was able to fix its cost of capital for the next five years at a very attractive interest rate.”

HFF secures $23.73M financing for Sydney, Australia multifamily facility

Triad Group of Boston brokers the transaction

BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it secured $23.73 million in financing on behalf of TJAC International for a multifamily housing facility in Sydney, Australia. (skyline photo centered below)




HFF director Anthony Cutone (bottom right photo) worked exclusively on behalf of the borrower, TJAC International, to arrange the construction/permanent loan through CTL Capital, LLC. Andrew Mann, a partner at The Triad Group, represented the buyer, TJAC International, in the sale.

The property will be located at 15 Regent Street in Sydney, Australia. When completed, the property will consist of a seven-story structure with two levels of underground parking.

The building will include 44 residential apartment units and approximately 2,500 square feet of street-level retail.

HFF secures bridge and mezzanine financing totaling $49M for Class A office tower in Hartford, CT

BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) has secured $49 million in bridge and mezzanine financing for CityPlace I, (top right photo) an 885,000-square-foot, Class A office tower in Hartford, Connecticut.

HFF senior managing director Dana Brome (lower left photo) and senior analyst Carlos Febres-Mazzei placed a $39 million, three-year adjustable-rate bridge loan with People’s United Bank and a $10 million mezzanine loan through Buchanan Street Partners.

Located at 185 Asylum Street, CityPlace I is situated in Hartford’s central business district and is recognized as the tallest office building in Connecticut.

The property is 93% leased to tenants including Brown Rudnick, Morgan Stanley, Deloitte, Smith Barney,PricewaterhouseCoopers and United Healthcare Group.

“We are thrilled by the execution of both lenders in what has been an extremely cautious capital market. The local law firms of Mayo Crowe and Bingham McCutchen worked hand-in-hand to deliver a rapid closing for a very complex transaction,” said Brome.

“Given the current challenges in capital markets and the highly structured nature of this transaction, this closing was attributable to the creativity and hard work of everyone involved in the deal,” added Febres-Mazzei.

HFF arranges $72M financing for London properties on behalf of TJAC International

BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it arranged $72 million in financing on behalf of TJAC International for two multifamily properties in London, England.

Working on behalf of the borrower, HFF director Anthony Cutone (top left photo) placed the loan through CTL Capital, LLC.

Proceeds are being used to acquire and renovate the properties for residential use. Andrew Mann, a managing partner at The Triad Group, represented the buyer, TJAC International, in the sale.

The two properties are located in the Bloomsbury area of central London (middle right photo) close to two London Underground stations and numerous hospitals and academic institutions.

Byron Court, located at 24-36 Mecklenburgh Square, is a five-story 53-unit building and 74-76 Guilford Street will have 19 residential flats post renovation.

HFF Closes Loans in Boston and New York

Downtown Boston office building Receives $25M Financing

BOSTON, MA – The Boston office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has secured $25 million in financing for 101 Merrimac Street, (top right photo) a 10-story, 159,173-square-foot Class A office building in Boston’s Bulfinch Triangle neighborhood.

Working exclusively on behalf of H.N. Gorin, Inc., HFF senior managing director Bob Herron (top left photo) and director Greg LaBine (middle right photo) placed the loan with Unum Group. Loan proceeds will refinance an existing first mortgage on the building.
HFF will also service the loan.
Completed in 1990, 101 Merrimac Street features an on-site restaurant, courtyard and 55-space parking garage and is 95% leased to tenants including Partners Healthcare System, Inc.
The property is located in Boston’s Bulfinch Triangle neighborhood close to North Station, Massachusetts General Hospital, Faneuil Hall, the Financial District and Boston’s Waterfront.


“Unum was able to provide a 15-year, fixed-rate financing at a competitive rate, which fit both the building profile and HN Gorin’s strategy for the asset,” said LaBine.

Industrial/flex properties on Long Island Obtain $3.25M Loan

FLORHAM PARK, NJ – The New Jersey office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has arranged $3.25 million in financing for two industrial and flex properties totaling 52,500 square feet in Islip, Long Island, New York.
HFF senior managing director Jon Mikula (bottom left photo) worked exclusively on behalf of The Hampshire Companies to secure the five-year fixed-rate loan through Oritani Bank. Loan proceeds were used for a sale leaseback of the two properties to Siemens Energy & Automations, Inc., a subsidiary of Siemens AG
The properties are located at 155 Plant Avenue and 75 Oser Avenue within the Hauppauge Business Park close to the Long Island Expressway and the Northern State Parkway in Islip, Long Island. 155 Plant Avenue is a recently renovated 20,000-square-foot office building.
75 Oser Avenue has 24,375 square feet of warehouse and 8,125 square feet of office space. Both properties are fully leased to Siemens Energy & Automations, Inc.

$350M financing arranged by HFF for world-class laboratory/office facility in Boston’s Longwood Medical Area

BOSTON, MA, July 1, 2009 – The Boston and San Diego offices of HFF (Holliday Fenoglio Fowler, L.P.) announced today that they have arranged $350 million in financing for the Center for Life Science Boston, a 700,000+- square-foot, Class A research facility in Boston’s Longwood Medical Area.

Working exclusively on behalf of BioMed Realty Trust, Inc. (NYSE: BMR), HFF senior managing director Tim Wright, (top right photo) executive managing director John Fowler (middle left photo) and director Janet Krolman (bottom right photo) placed the five-year, 7.75% fixed-rate loan with three lenders: John Hancock Life Insurance Company, TIAA-CREF and Westdeutsche ImmobilienBank AG.

Completed in 2008, the Center for Life Science Boston is located at 3 Blackfan Circle, across from Harvard Medical School and directly connected to Children’s Hospital Boston and Beth Israel Deaconess Medical Center in the Longwood Medical Area of Boston.

The property has 18 stories of laboratory and office space that is leased to Beth Israel Deaconess Medical Center, Children’s Hospital Boston, Dana-Farber Cancer Institute, Immune Disease Institute and Kowa Company, Ltd.

The property also includes a six-level, 750-space underground parking garage.

HFF secures $16.5M financing for office buildings in Boston’s Financial District

HARTFORD, CT – The Hartford and Boston offices of HFF (Holliday Fenoglio Fowler, L.P.) announced today that they have secured $16.5 million in financing for 24 Federal Street and 3 Post Office Square, (above centered photo) office buildings totaling 139,473 square feet in Boston’s Financial District.

Working exclusively on behalf of Cornerstone Real Estate Advisers LLC, HFF senior managing director Dana Brome (top right photo) placed the four-year fixed-rate loan with Ocean Bank, a division of People’s United Bank, to refinance an existing mortgage, which became due.

Located adjacent to Post Office Square, 24 Federal Street and 3 Post Office Square offer tenants access to public transportation at South Station, Downtown Crossing and Park Street Stations as well as Interstate 93, the Massachusetts Turnpike and the Ted Williams Tunnel.

24 Federal Street has 12 stories with 74,406 square feet and 3 Post Office Square has 65,067 square feet in 11 stories.

Both properties have ground floor retail space and are 93.5% occupied by tenants including BancWare, CVS, Dunkin Donuts, Century Bank and TD Ameritrade.
