HFF secures $2.5M construction/mini-permanent loan for student housing project at Indiana University

INDIANAPOLIS, IN – The Indianapolis office of HFF (Holliday Fenoglio Fowler, L.P.) secured a $2.5 million construction/mini-permanent loan for Cherry Hill Manors, a to-be-built, 50-bed student housing project at Indiana University in Bloomington, Indiana.

Working on behalf of 16th & Dunn LLC, HFF managing director Jon Everson (top right photo)  placed the construction loan and 20-year permanent loan (rate resets every five years) with a bank lender. Loan proceeds will be used to finance construction of the project.

Due for completion prior to the start of the Fall 2010 semester, Cherry Hill will contain five duplex buildings (10 units with five beds per unit). The property is 100 percent pre-leased and is located at 1309 North Dunn Street close to the campus of Indiana University (IU), IU’s Memorial Stadium and Assembly Hall.

HFF Atlanta hires Doug Childers to focus on affordable housing transactions

ATLANTA, GA – HFF (Holliday Fenoglio Fowler, L.P.)  has hired Doug Childers as an associate director in the investment sales group in its Atlanta office.

Childers will focus on the disposition of multi-housing assets throughout the nation that are encumbered with affordable housing restrictions.

 He joins the Atlanta multi-housing team of Jason Nettles and Megan Thompson (bottom left photo). While Nettles and Thompson will continue to focus on conventional multi-housing dispositions, Nettles will assist Childers in his efforts on the affordable side of the business.

HFF arranges $7.6M refinancing for Indianapolis multi-housing complex


INDIANAPOLIS, IN – The Indianapolis office of HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has arranged a $7.6 million refinancing for Auburn Hill Apartments, (top left photo) a 160-unit multi-housing complex on the west side of Indianapolis, Indiana.

HFF managing director Jon Everson  (bottom right photo) worked on behalf of Auburn Oaks LLC to secure non-recourse permanent financing through a HUD 223(f) loan.

The borrower obtained a fixed rate of 4.95% (plus mortgage insurance), 35-year term and 35-year amortization.

Auburn Hill Apartments is located at 840 Auburn Hills Drive just east of the full interchange between Interstate 465 and 10th Street, approximately six miles west of downtown Indianapolis. The property was completed in 1997.

HFF Indianapolis hires John Sebree as managing director to focus on multi-housing investment sales


INDIANAPOLIS, IN– HFF (Holliday Fenoglio Fowler, L.P.) announced today that it has hired John S. Sebree (top right photo)  as a managing director in the investment sales group in its Indianapolis office.

Sebree will focus on multi-housing investment sales in Indiana and throughout the Midwest.

 Prior to joining HFF, he was a senior investment associate and director of the National MultiHousing Group of Marcus & Millichap for 17 years.

He worked in the firm’s Chicago office for seven years before opening the Indianapolis office in 1998.

During Sebree’s career he has successfully marketed and closed intricate portfolio transactions for sophisticated institutional clients including Archon, CW Capital, Sentinel, AIMCO, ING Realty Partners and Tarragon.

 In his most recent three years as an investment real estate broker, Sebree personally closed 58 transactions with more than 12,000 units located in nine states with a market value in excess of $430 million. Closings include multi-market portfolio transactions as well as single-asset sales of Class A, B, and C grade properties.

He was responsible for opening Marcus & Millichap’s Indianapolis office and built it from the ground up into a regional powerhouse,” said David B.
