Nadel Architecture + Planning Continues Rapid Expansion, Appointing Anthony Sanchez to Oversee Retail Studio and Promotes Ancelmo Perez to Studio Director

LOS ANGELES, CA, July 30, 2020 –  Nadel Architecture + Planning, Los Angeles’ premier architecture and design firm, has continued its strategic and rapid expansion by adding Anthony Sanchez as Design Director to oversee the firm’s design and promoting Ancelmo Perez to Studio Director.

In his new role with Nadel, Sanchez will focus on designing urban-infill retail and mixed-use with his experience on large-scale experiential shopping destinations. 

“I’m excited to begin this new chapter with Nadel,” says Sanchez. “Nadel is the iconic L.A. architecture and design firm, and I’m looking forward to being an integral part of the next generation of Nadel leadership.” 

Before joining Nadel, Sanchez served as senior project designer for L.A.-based URW (Unibail Rodemco Westfield), where he led the exterior design for the $1.2 billion Westfield Century City project, as well as other mixed-use and residential projects within the firm’s design portfolio.

 In addition to focusing on densification, over the past two decades Sanchez has worked in various design capacities with Architects Orange, WET Design, and KTGY Group, Inc, beginning at Nadel as an intern in 2001.

“Anthony and I have known each other professionally in the architecture field for 13 years,” says Lyon. “As design director, he will help us deliver superior design projects to our clients.” 

In Ancelmo Perez’s new role as Studio Director, he is responsible for leading the studio’s culture and philosophy, financial management, architectural management, and business development efforts.

An eight-year veteran with the firm with 15 years of industry experience, Perez was most recently a senior designer, focusing on ground-up multifamily properties.

Lyon notes that Perez is an integral part of the Nadel team who will assist in ushering in a new era for the firm.

The two team changes come on the heels of Nadel’s hiring of Ryan Weller as Director of Retail to manage the firm’s new Direct-to-Retail studio of retailer services and design. 

Nadel also recently announced its restructuring to position for long-term growth. As part of the firm’s evolution into its next chapter, Lyon and Patrick Winters, veteran principals at the firm, officially took the helm as Nadel’s next generation of leaders. In the restructuring, Winters was also appointed President of the firm.

Raintree Partneers Acquires Five Property Multifamily Portfolio Totaling 327 Units in Los Angeles, CA

LOS ANGELES, CA (Jan. 21, 2015) – Raintree Partners, a Laguna Niguel, Calif.-based real estate investment and development company, has completed the acquisition of a five property multifamily portfolio totaling 327 units and located in A locations within Los Angeles County, Calif., according to Jeff Allen, CEO of Raintree Partners.

The acquisition includes Pico Lanai Apartments, a 174-unit community in Santa Monica, Calif., and the Westwood Apartments, a portfolio of four properties totaling 153 units, located in the Westwood Village area of Los Angeles, adjacent to UCLA. 

Greg Reed and Kristen Croxton of Capital One Multifamily Finance arranged Fannie Mae loans on the entire portfolio.

“This portfolio acquisition is in line with Raintree Partners’ investment strategy of acquiring infill, urban properties, with ample value-add opportunity, in great locations in the Los Angeles market,” explained Allen. 

“This latest acquisition adds to our growing Southern California property portfolio, which now includes 21 multifamily communities, eight of which were purchased within the last 10 months.”

In addition to the recently acquired five property portfolio, Raintree Partners acquired three additional apartment communities in Los Angeles in 2014, these acquisitions include:

·         Coldwater Canyon, a 39-unit property in Studio City, Calif. acquired in September 2014.
 ·         5119 Maplewood, a 60-unit property in Hancock Park, Calif. acquired in April 2014.
 ·         5015 Clinton, a 50-unit property in Hancock Park, Calif. acquired in April 2014.

IPA Sells 91 Units in Los Angeles for $16.1 Million



LOS ANGELES, CA– Marcus & Millichap’s Institutional Property Advisors (IPA), the firm’s recently formed institutional multifamily brokerage division, has brokered the sale of  Ardmore Court Apartments (top left photo), a 91-unit apartment complex near the Wilshire District in Los Angeles. The sales price of $16,150,000 equates to $177,473 per unit and $296 per square foot.

 Greg Harris (middle right photo), an executive vice president, and Kevin Green (middle left photo) and Joe Grabiec (lower right photo), both associate directors, represented the seller, a joint venture between Fowler Properties Acquisitions/PCCP and CalSTRS. The buyer was a Los Angeles-based private party also represented by IPA.

“The buyer seized a unique opportunity to acquire a sizeable market-rate asset in Los Angeles’ coveted Koreatown neighborhood,” says Grabiec. “Due to its infill location and strong micro-economic trends, the property is well poised for future rent growth and the realization of its upside potential.”

The 54,617-square foot property is located on a corner lot two blocks north of Wilshire Boulevard and west of Normandie Avenue at 510 South Ardmore Ave., two miles south of the Hollywood Freeway, U.S. Highway 101. The neighborhood is close to the Wilshire District, less than five miles from the heart of Hollywood and five miles to downtown Los Angeles.

Ardmore Court Apartments is a three-story apartment building constructed in 1980 and renovated in 2008/2009. All units have wall air conditioning and heating units and are separately metered for gas and electricity. The property features 19 spacious studios and one- and two-bedroom floor plans.

Marcus & Millichap Lists $10.6M Apartment Building in Los Angeles


LOS ANGELES, June 22, 2010 – Marcus & Millichap Real Estate Investment Services, the nation’s largest real estate investment services firm, has retained the exclusive listing for Palm Terrace Apartments (top left photo), a 148-unit, 77,200-square foot apartment building in Los Angeles. The listing price of $10,650,000 represents $71,959 per unit.

Matthew Friedman, (lower right photo)  a vice president investments and a senior director of the firm’s National Multi Housing Group in Encino, is representing the seller.
