JLL Capital Markets arranges $54 million loan for Beachwold Residential’s The Grove at South Shore in Riverview, FL

 TAMPA, FL, Dec. 6, 2021 – JLL Capital Markets has arranged a $53.77 million refinancing for The Grove at South Shore, a 340-unit, garden-style apartment community in Riverview, Florida.

 JLL worked on behalf of the borrower, Beachwold Residential, LLC., to originate the seven-year, non-recourse loan through Freddie Mac.

 The Grove at South Shore is comprised of one-, two-, three- and four-bedroom units averaging 1,142 square feet and featuring brushed nickel fixtures, energy-efficient appliances and oversized closets.

The community amenities offer tenants a fitness center, business center, grill area, laundry facilities, picnic area, playground and swimming pool.

 The Grove at South Shore is located just 18 miles southeast of downtown Tampa.

 It is directly across from St. Joseph’s Hospital, a major BayCare Health System hospital, and it is within two miles of 1.1 million square feet of retail, including Walmart, Sam’s Club, Aldi and Publix-anchored shopping centers.

Other nearby employment drivers include South Bay Hospital and Tampa Regional Industrial Park.

The community is two miles from an on-ramp for Interstate 75, one of the nation’s major north-south interstates, connecting Miami and the west coast of Florida all the way to Michigan. I-75 also provides access to I-4, central Florida’s primary east-west artery.

Dresdner Robin Completes Work on 21,700-Square-Foot Veterans’ Housing Complex in Jersey City, NJ

JERSEY CITY, NJ – New Jersey-based land-use consultancy Dresdner Robin announced the firm has completed civil engineering, landscape and lighting design services for a veterans’ housing complex at 526 Ocean Avenue in Jersey City, which officially opened on November 30.

 The 21,700-square-foot low- and moderate-income housing facility includes 20 units reserved for veterans, with some earmarked for homeless individuals who served. 

The four-story building also includes 1,500-square-feet of ground-floor commercial space for social support services.

The project was approved by the Jersey City Planning Board in 2017 following Dresdner Robin’s engineering design analysis and expert testimony regarding site planning and design.

 Dresdner Robin secured municipal entitlements and necessary regulatory land-use permits, and provided plan construction drawings and construction administration services.
