Arbor Commercial Mortgage Appoints Charles Ostroff to Chief Underwriter


UNIONDALE, NY (Nov/18,  2009) - Arbor Commercial Funding, LLC (“Arbor”), a wholly-owned subsidiary of Arbor Commercial Mortgage, LLC and leader in the commercial real estate finance industry, today announced the appointments of Charles Ostroff to Chief Underwriter. Mr. Ostroff is based out of the Company’s New York office and reports to John Caulfield, (top right photo) Chief Operating Officer.

Prior to joining Arbor, he served as Vice President/Client Manager and Chief Multifamily Underwriter for Zenta, a third-party due diligence and consultancy firm, where he managed the company’s multifamily and affordable housing due diligence and underwriting platform and served as the Senior Underwriter for several CMBS transactions.

Arbor Named Top Ten Fannie Mae DUS® Lender for Second Year in a Row

UNIONDALE, NY, April 6, 2009– Arbor Commercial Mortgage, LLC today announced that it has been ranked number nine among the Top Ten Fannie Mae Delegated Underwriting and Servicing (DUS®) lenders for the year 2008.

“We are very committed to the Fannie Mae DUS® program and our business partnership,” said Ivan Kaufman, (top right photo) President and CEO.

“For the second year in a row, we’ve been named a Top Fannie Mae DUS® lender, increasing our ranking in 2008. We are very proud of this achievement and look forward to continuing to grow our market share.”

Robert Anderson Appointed Director in Arbor’s Atlanta, GA Office

UNIONDALE, NY (August 11, 2008) – Arbor Commercial Mortgage announces the appointment of Robert Anderson to Director in Arbor’s Atlanta, GA office. Mr. Anderson will be responsible for all of Arbor’s loan products including Fannie Mae, FHA, CMBS, Bridge, Mezzanine and Preferred Equity. He reports to Ken Fazio, (top right photo) Vice President, National Sales Manager.

Mr. Anderson brings over 20 years of loan production and transaction structuring experience to Arbor. Prior to joining the Company, he held the position of Regional Director at Hometown Commercial Capital.

In this role, he was responsible for the origination of commercial real estate mortgages ranging in size from $1 million to $15 million, and was the highest volume producer in this group.

Before Hometown Commercial Capital, he served as the Southeast Director of Commercial Real Estate for Greystone Servicing Corporation, where he specialized in small balance transactions ranging from $250,000 to $5 million.

Previous to Greystone, he served as Vice President, Originations for Column Financial, where he produced over $120 million in fixed rate and securitized small balance commercial real estate transactions. Additionally, he also held origination and underwriting positions with Ocwen Federal Bank.

Mr. Anderson holds a Bachelor of Science in Business Administration with a concentration in Finance and Management from the University of Richmond. He is a member of the Mortgage Bankers Association and the Real Estate Investment Advisory Council. He resides in the metro Atlanta area.

Thomas Christopher Appointed Director in Arbor’s Darien, CT Office


UNIONDALE, NY- - Arbor Commercial Mortgage announces the appointment of Thomas Christopher (top right photo) to Director in Arbor’s Darien, CT office.

Mr. Christopher will be responsible for all of Arbor’s loan products including Fannie Mae, FHA and CMBS. He reports to Ken Fazio, (top left photo) Vice President, National Sales Manager.

Prior to joining Arbor, he held the position of Banker, Sales Manager for Countrywide Commercial Real Estate Finance, where he was a founding member of the company’s Advantage Loan program. As the number-one sales producer in the nation, he originated 70 loans totaling $140 million within six months of production.

Before Countrywide, Mr. Christopher was a Senior Loan Consultant at Washington Mutual Bank. In this role, he acted as a primary member of the firm’s Multifamily Lending Team, booking $90 million in assets in 2005 and $100 million in 2006. He also held positions with Citibank, Hudson Valley Bank, The Bank of New York, Bank Leumi Trust Bank and Chemical Bank.

Mr. Christopher received a Jurist Doctorate from Pace University School of Law, a Master of Business Administration from Iona College and a Bachelor of Arts from the State University of New York at Binghamton. He resides in Darien, CT.

Small Balance Multifamily Lending Continues to Evolve

As the landscape of small balance multifamily lending continues to evolve, we have seen Fannie Mae provide liquidity into a space vacated through the loss of major players like IMPAC, LaSalle Bank and most recently IndyMac.

Lending nationwide, these three companies funded billions of loan dollars annually. While a few new players have been added, the loan volume of the replacement lenders is significantly lower that of the ones that have been lost.

Now, borrowers are looking to their local banks and Fannie Mae through the 3Max® program to pick up the slack.

The basics of the 3Max® Program are as follows:

Loan Amounts - $500,000 to $3 million ($5 million is select markets)
Loan Term – Up to 30 years
Loan Amortization – Up to 30 years
Minimum DSCR – 1.20X
Maximum LTV – 80% (75% for five-year term)
Recourse – All loans recourse except in specific markets
Interest Rates – Fixed or ARMs available
Prepayment Penalty – yield maintenance or defeasance (Fixed declining available for ARMS only)

To protect the credit quality of considerable new loan originations in the small balance arena, Fannie Mae has instituted several changes to the loan criteria. These have included loan-to-value adjustments on five-year term loans, and the change to recourse from non-recourse nationwide.

Further, several regions of the country have been hit with tougher guidelines.
The states of Michigan, Ohio, Indiana, and the Orlando and New Orleans metro areas are all limited by Fannie to 65% loan-to-value, 1.35 debt service coverage and full recourse regardless of loan size.

In light of the credit crunch in the capital markets, Fannie Mae is still looking for strong loan originations in the small balance multifamily space.

We can expect continued revisions to the guidelines in order to effectively control the volume of those transactions and the quality of the borrowers behind those loans.

Challenging Economy Shows Underlying Resilience and Flexibility

UNIONDALE, NY--During Arbor's recent finance conference, "How to Navigate the Capital Markets Storm with Agency Lending" in Dallas on June 10, Dr. Sam Chandan, (top right photo) Chief Economist for Reis, Inc. outlined a number of forces that are weighing on the economy:

The housing market; the economy; inflation (how we spend our money); value of the U.S. dollar; increase in food and fuel prices; and loss of confidence in international markets (as reflected in devalued U.S. dollar).

However, he noted the underlying resilience and flexibility of the U.S. economy remains intact in the midst of most challenging adjustments.

Other stresses on the economy Dr. Chandan pointed out are:

The housing market: The pool of houses for sale has changed significantly. There were more homes built than Americans can (afford to) live in.

Corporate profits: While they have slowed significantly as of late, they will prevail over the next 1-2 years.

Oil: Our economy is more information- and services-based rather than on manufacturing. As a result, there is reduced energy consumption.

CMBS: The CMBS market has been sidelined. At its peak, almost 70 percent of all multifamily mortgages were from CMBS. As of first quarter 2008, that number has fallen to 7 percent.

UNIONDALE, NY--Uniondale-based Arbor Commercial Mortgage joined dozens of enthusiastic students and seniors on Arbor Day (April 25) at the Kennedy Memorial Park in Hempstead to express the importance of protecting the environment.

The group came together through the efforts of the Police Athletic League (PAL) Hempstead Chapter, the Town of Hempstead Parks and Recreation, and Children for Children™ (CFC), a nonprofit group that teaches the importance of volunteerism.

Hempstead Town of Parks & Recreation Superintendent George Sandas (fourth from left in top right photo) joined the intergenerational group in planting a tree and flowers.

Arbor presented each participant with their own mini tree, a Colorado Blue Spruce seedling from the National Arbor Day Foundation (pictured right).

Arbor Appoints Peter Reisert to Senior Vice President, Capital Markets


UNIONDALE, NY (April 29, 2008) - Arbor Commercial Mortgage, LLC (“Arbor”) announces the appointment of Peter Reisert (top right photo) to Senior Vice President, Capital Markets. He reports to John Caulfield,(top left photo) Executive Vice President, Director of Operations.

In this newly created position, Mr. Reisert will oversee the day-to-day operations of the Capital Markets department and its role in supporting Arbor’s Fannie Mae, FHA and CMBS production unit. He will also be responsible for identifying new lending partners and developing new lending programs to complement Arbor’s existing product offerings.

Mr. Reisert has more than 15 years of experience in real estate finance, with a strong focus on Capital Markets. Prior to joining Arbor, Mr. Reisert served as Director of Capital Markets with Centerline Capital Group. Previously, he held posts with CharterMac Mortgage Capital, PW Funding Inc., and BankAmerica Mortgage.

Mr. Reisert earned a Master of Business Administration in Finance from Hofstra University and received a Bachelor of Arts from Providence College. He has previously served as a member of the Commercial Mortgage Securities Association and is a graduate of the Mortgage Bankers Association’s Future Leaders program. He resides in Wantagh, NY.

Peter Margolin Appointed Director in Arbor’s Chicago Office

Arbor Promotes Valerie Sganga to Vice President, Operations

UNIONDALE, NY (March 31, 2008) - Arbor Commercial Mortgage, LLC (“Arbor”) announced the promotion of Valerie Sganga (photo at right) to Vice President, Operations.


Ms. Sganga will manage the legal due diligence and closing of Fannie Mae and structured transactions as well as the coordination of warehouse fundings. In addition, she will be involved in various aspects of compliance with both Arbor Realty Trust and structured securitizations. She previously held the title of Assistant Vice President, Operations. She reports to Guy Milone, (photo at left below) General Counsel and Senior Vice President.

Arbor Promotes Gary DeSimone to Vice President, Financial Planning and Analysis


UNIONDALE, NY -- Arbor Commercial Mortgage, LLC (“Arbor”) announces the promotion of Gary DeSimone (photo at right) to Vice President, Financial Planning and Analysis. Mr. DeSimone will oversee the development of financial planning, forecasting and budget processes for both Arbor Commercial Mortgage and Arbor Realty Trust and assist in the development of key metrics for monitoring business performance.

He will continue to support the CFO in investor relations maintenance and material preparation for quarterly earnings releases, calls and Board of Directors meetings for Arbor Realty Trust. He reports to Paul Elenio, (photo at left) Chief Financial Officer.

Arbor Closes $3,500,000 Fannie Mae DUS® Loan on Urbane on Washington in Royal Oak, MI


UNIONDALE, NY--Arbor Commercial Funding, LLC (“Arbor”), a wholly-owned subsidiary of Arbor Commercial Mortgage, LLC, announced the recent funding of a $3,500,000 loan under the Fannie Mae DUS® product line to refinance the 39-unit complex known as Urbane on Washington in Royal Oak, MI.

The 10-year loan amortizes on a 30-year schedule and carries a note rate of 5.92 percent.

The loan was originated by Michael Jehle, (top left photo) Midwest Director, in Arbor’s full-service Bloomfield Hills, MI lending office. “The owners of this property had spent a considerable amount of money renovating and re-leasing this building after acquisition,” said Jehle. “Once completed, Arbor was able to take out their short-term floating rate debt with a very attractive long-term fixed rate, which was exactly what they wanted.”

Arbor Closes $13,500,000 Fannie Mae DUS® Loan for Adams Lake Apartments in Fayetteville, NC


UNIONDALE, NY -- Arbor Commercial Funding, LLC (“Arbor”), a wholly-owned subsidiary of Arbor Commercial Mortgage, LLC, announced the recent funding of a $13,500,000 loan under the Fannie Mae DUS® product line to finance the 216-unit complex known as the Adams Lake Apartments (photo top right) in Fayetteville, NC.

The 10-year loan amortizes on a 30-year schedule and carries a note rate of 5.91 percent.

The loan was originated by John Edwards, (photo at left) Director, in Arbor’s full-service Boston, MA lending office. “We were pleased with the opportunity to finance a strong asset with equally strong management and sponsorship,” said Edwards. “This transaction required us to craft a loan structure that matched the client’s immediate funding needs. We look forward to continuing our relationship with this client.”

Arbor Promotes John Natalone to Executive Vice President

Arbor Promotes Maria Elefante to Vice President, Treasury

UNIONDALE, NY--Arbor Commercial Mortgage, LLC (“Arbor”) has announced the promotion of Maria Elefante (photo top right) to Vice President, Treasury.

In her new role, Ms. Elefante will be responsible for the negotiation, closing and subsequent compliance of the various financing facilities entered into by both Arbor Commercial Mortgage and Arbor Realty Trust. She will also pursue new lending relationships, maintain existing ones and will continue to be actively involved with the day-to-day operations of the Treasury group. She reports to John Natalone, Executive Vice President.

“Maria has been a tremendous asset to the Treasury Department and has exhibited the qualities and leadership skills necessary to be effective in her new role,” said Mr. Natalone. “Based on her background and expertise, I am confident that Maria will continue to support Arbor’s future growth.”

Ms. Elefante joined Arbor in August 2004 as Director, Treasury and was promoted to Assistant Vice President, Treasury in February 2006. She received a Bachelor of Science in Accounting and International Business from New York University and is a Certified Public Accountant. Arbor Promotes Joseph Donovan to Senior Vice President, Production Management

UNIONDALE, NY (March 6, 2008) - Arbor Commercial Mortgage, LLC (“Arbor”) announces the promotion of Joseph Donovan (photo top right) to Senior Vice President, Production Management. He previously held the title of Vice President, Production Management.

In his new role, Mr. Donovan will continue to oversee the day-to-day operations of the Company’s Fannie Mae, FHA/Ginnie Mae and CMBS production unit. Additionally, Mr. Donovan will be responsible for ensuring operational conformity with all aspects of investor compliance.

Mr. Donovan joined Arbor in 1993. Prior to Arbor, Mr. Donovan worked for the Federal Deposit Insurance Corporation (“FDIC”) and Commonwealth Mortgage Company.

Mr. Donovan earned his Bachelor of Arts degree from Canisius College where he was awarded the Lester J. Suess Scholarship. He has previously served as a board member of the National Multi Housing Council. He resides in Canton, MA.
