The sales price of $10.3 million equates to $236 per square foot.

Benjamin H. Silver (middle right photo), an associate director of the National Office and Industrial Properties Group (NOIPG) in Marcus & Millichap’s Miami office, helped broker the transaction between the buyer and the seller.

“South Coral Gables’ transactions of this magnitude are rare, although the submarket is fundamentally one of the top real estate markets in Florida,” says Silver.

“The Kendar building is a very well-known property and one of the few Class B-plus office buildings that has maintained a mid-90 percent to high-90 percent occupancy rate throughout the recent downturn. The asset was meticulously managed and maintained by Mazzei Realty Services Inc., and represented the best in class for this market,” adds Silver.

The property is located at 1550 Madruga Ave. in Coral Gables, south of U.S. Route 1 and across from the University of Miami.

Built in 1970, the Kendar office building was 97 percent occupied at the time of the sale. Single Tenant Sale Reflects Market Trend

MIAMI, FL, Sept. 20, 2012 -- Investors are scrambling to place capital in safe havens with higher yields offered in the stock market and single tenant assets are at the forefront.

David Wells (top right photo), Senior Investment Advisor & Head of the Net Lease Division, of Sperry Van Ness's Miami office has just closed a single tenant Family Dollar in Louisiana yielding a 9.00% return and sees demand strengthening.

"As yields on traditionally safe investments, corporate & government bonds and treasuries, are averaging roughly 1--3% single tenant assets have become an extremely attractive option.

“Investment grade credit tenants with corporate backed leases are an excellent option when looking to place capital. An investor can achieve a yield between 6 – 9 percent from an S&P rated corporation with a long-term lease with the physical real estate serving as collateral" says Wells.

The transaction, which Wells just placed one of his investors in was a Family Dollar in Vidalia, LA. The deal closed all cash at a 9.00% cap rate with six years of term left on an initial 10-year lease with 6 options to extend the lease for 5 years.

From the beginning of the marketing period to the closing took a total of 6 months. The seller was a large developer based out of the Southern United States whom wells also represented and is marketing a portfolio of assets for currently.

"The transaction is representative of what we are seeing transpire in the retail commercial real estate market today,” says Wells. “Demand has increased tremendously over the past few quarters. The velocity is all trophies and trash.

“Either investors are buying high vacancy foreclosed deals direct from lenders or single tenant investment grade credit, anything S&P BBB-, Moody's Baa3 or higher, assets with long-term leases.

“The recent closing yields my client a 9.00% return with an excellent tenant with a phenomenal balance sheet and investment grade rating. This is the sweet spot in today's market and demand is only increasing."

David Wells has been involved in the acquisition and disposition of over $1 billion worth of commercial real estate transactions throughout the country. Based in Miami, Mr. Wells specializes in selling credit rated single tenant retail assets throughout the United States.

He represents a unique mix of investors from both the US and South America and work with both private and institution clients.

Lincoln Property Company Southeast to Market Valencia College’s Chicone Building in Downtown Orlando, FL

ORLANDO, FL (Sept. 19, 2012) – After purchasing a Metrowest property that will assist Valencia College in centralizing and economizing its key administrative functions, Valencia Foundation is offering its historic Chicone Building (top left photo) for sale or competitive lease.

Located on the corner of what realtors refer to as “Main and Main,” the building at Church Street and Orange Avenue – also known as Valencia Downtown Center – is the sole original structure on that corner. The towers of SunTrust, Seaside and the Plaza occupy the rest of the intersection.

Lincoln Property Company is marketing the property, which offers a prestigious address at 190 South Orange Avenue, outstanding access to downtown nightlife and a bit of timeless charm. The 28,716-square-foot space can potentially be used for residences or offices and also is well-suited for ground-floor retail, as it once housed a pharmacy.

“We are excited to have landed this assignment and to be marketing a property that is close to the hearts of so many Orlando residents,” said Joe Rossi (lower right photo)  senior vice president of investment sales at Lincoln. “It is a special building in a hard-to-beat location, and we look forward to talking with potential buyers about it.”

Constructed in 1930, the building is a notable part of Orlando’s downtown history. It is an Orlando Historic Landmark included in the Downtown Historical Preservation District and is a regular stop on walking tours. In fact, it was the site of the city’s very first bank robbery in 1947 when it was the site of First National Bank and Trust Company.

·Voit Real Estate Services Directs New 85,000-SF Industrial Lease in Riverside, CA.

RIVERSIDE, CA– Voit Real Estate Services’ Inland Empire office has completed a new 52-month, 85,000 square-foot industrial lease in the Meridian Business Park (top left photo) located at 14530 Innovation Drive in Riverside, Calif.

The lessee, Spectra Premium, an auto parts distributor, plans to fully occupy the Class A industrial building for its West Coast distribution operations, according to Ryan Miller, an Associate in Voit’s Inland Empire office.

Miller represented Spectra Premium as the lessee in the transaction. The lessor, GE Capital Real Estate, a premier commercial real estate company with $60 billion in assets globally, was represented by Walt Chenoweth (middle right photo), Frank Geraci, Juan Gutierrez (lower left photo) and Patrick Wood of Voit’s Inland Empire office.

According to Miller, Spectra Premium, headquartered in Canada, was seeking a high-quality building that could accommodate its distribution needs in order to relocate its West Coast operations from Ontario, Calif.

“Flight to quality is still underway in the Inland Empire,” says Miller. “Our client had been leasing a distribution center in Ontario, and we were able to assist them in moving to this newer facility, while still taking advantage of the market’s competitive lease rates.”

Industrial lease rates will gradually increase over the next 12 to 24 months, Miller says, as the supply of industrial Class A inventory continues to decline.

“As lease rates increase, we will see further stability in the Inland Empire industrial market,” Miller adds.

PHOENIX, AZ, Sept. 17, 2012 – The new SVN National GSA Team has completed a $4.3 million U.S. Border Patrol building (top left photo) sale in Cotulla, TX. The three-building, 23,485-square-foot project sits on 8 acres at 1550 Double C Drive, on the I-35 access road. It includes a high-security administration/detention building, vehicle maintenance and kennel facilities.

Sperry Van Ness National GSA Team leaders Mark Phillip (lower right photo)s and Tim Strange represented the property seller, DLI Cotulla, L.P. Bruce Marshall (lower left photo), Managing Director in the Dallas office of Sperry Van Ness, represented the property buyer, UIRC-GSA Cotulla TX, LLC.

“Like most GSA deals, this transaction had intricacies that required niche expertise and collaboration,” said Phillips, who is Managing Director of Phoenix-based Sperry Van Ness I MVP CRE Advisors and leads the SVN National GSA Team. “Our group is designed to fill this precise need for buyers and sellers. That makes it very rewarding to have this first deal officially completed.”

The Cotulla Station is occupied 24 hours a day, 365 days a year by the U.S. Border Patrol, an agency within the Department of Homeland Security, with responsibility for protecting U.S. borders from illegal entry and interdicting smugglers and contraband. One of 145 Border Patrol stations nationwide, Cotulla currently employs 70 officers, with a master plan for 100 officers.

“This deal was a challenge in that the Border Patrol had just three years left on their lease, which is not ideal in this market,” said Phillips. “We located a strong buyer and were able to illustrate the long-term potential of the Border Patrol. The stability of GSA investments added to the draw, and led to a sale that was advantageous for both parties.”
