Marcus & Millichap arranges sale of candy lane industrial warehouse in palm harbor, fl for $960,000

Matthew Kim
PALM HARBOR, FL,  March 12, 2015 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, today announced the sale of Candy Lane Industrial Warehouse, located in Palm Harbor, Fla., according to Richard D. Matricaria, regional manager of the firm’s Tampa office.

The asset sold for $960,000.

Matthew Kim, an associate in Marcus & Millichap’s Tampa office secured and represented the buyer of the property, a private investor based in Florida.

Candy Lane Industrial Warehouse was built in 1995 and is located at 133 Candy Lane, Palm Harbor, Fla. directly along the popular Pinellas Trail.

This 21,312-square foot facility is situated on 2.329 acres of land, just west of Alternate 19, and zoned in Pinellas County as M-1. The facility has 3,566 square feet of very nicely appointed office, training or meeting space in the front.

The remaining 17,726 square feet is open warehouse space. There are two roll-up doors and a three-phase 400 amp service.

“We were pleased to deliver this deal to the buyer before it hit the market,” says Kim.  “Once word spread about this property, several more buyers came to the table ready to do a deal.”

“Timing is everything in this market, which is why you need to be in at the ground floor,” adds Kim.

“With market velocity increasing significantly over the past 24 months, deals like these are becoming more difficult to locate.

In several industrial pockets that have been depressed since 2009, we are finally starting to see major price increases due to an influx of demand and limited inventory,” concludes Kim.

Ardent Selected to Manage Iconic La Posada de Santa Fe in Santa Fe, NM

La Posada de Santa Fe Resort and Spa, 330 East Palace Avenue, Santa Fe, NM

PHOENIX, AZ, March 12, 2015—Officials of Ardent Hotel Management Company, a nationally recognized hotel management firm, today announced that the company has entered a long-term management contract with  1754 Properties, an institutional hotel investment and ownership company, to operate La Posada de Santa Fe, a Luxury Collection Resort and Spa, in Santa Fe, N.M.

Joe Smith

The contract comes on the heels of previously announced management agreements for two Manhattan hotels acquired by a premier Middle Eastern investment company.

Known as Santa Fe's art hotel for its long tradition of displaying the work of established American artists, the 157-key La Posada de Santa Fe is a six-acre, urban oasis, just two blocks from the historic city's famous plaza.

Ardent will utilize its construction management team to assist 1754 in its oversight of the hotel's multi-million dollar renovation to public spaces and guest rooms, including the rebranding of the hotel's award-winning restaurant, Fuego, which currently is underway.

“Ardent has an outstanding reputation for working with resorts of all calibers and improving them on all levels,” said Joe Smith, principal of 1754 Properties.

“A trophy asset like La Posada, which in many ways is emblematic of the city itself, requires an operator who can interpret the destination by showcasing the hotel and creating a guest experience that is as unique as the property.

Si Sloman
“The decision to engage Ardent was easy as they are really the only management company with the depth to manage a four-diamond restaurant, a luxury spa, a complicated and unique rooms business and a historical renovation, all while managing costs more efficiently and significantly gaining market penetration against competitors.”

"We are excited to be working with such an iconic property. With its genuine adobe architecture, rich history, wandering outdoor spaces and emphasis on American art, La Posada de Santa Fe defines the Santa Fe experience," said Si Sloman, president of Ardent.

“It's no secret that hotel guests today are looking for more than just a comfortable guest room, and La Posada is the kind of authentic, regionally significant  accommodation that exactly meets those desires.

“Ardent has a long history of operating one-of-a-kind, destination hotels, and I am confident that La Posada de Santa Fe is a perfect match for our unique operational approach in creating a distinctively different guest experience while delivering improvement in asset value for the owners."

Franklin Street Closes on the Sale of Two Fort Lauderdale, FL Retail Centers for Nearly $12.5 million

Greg Matus
Fort Lauderdale, FL (March 11,  2015) —Franklin Street announces that it recently completed the sale of two open-air retail centers in Fort Lauderdale for a combined price of just under $12.4 million.

Franklin Street’s Greg Matus, Regional Managing Partner, and Peter Crane, Investment Associate, represented both parties in each separate transaction.

The team sold a 25,678 square foot, 19-tenant, unanchored retail center at 4300 North Federal Highway between Oakland Park Blvd. and Commercial Blvd on the east side of the street.

The buyer, HAZ Real Estate Investment, LLC, a private investor from Toronto, Canada, paid $6.247 million for the property which was 95 percent leased with a strong mix of long-term tenants at closing.

The seller was Gerig Group LLC, a private investor based in Florida.

“The demand for this asset was very high as we had more than 20 offers,” said Matus, who specializes in brokering the sale of unanchored retails centers in South Florida.

2121 North Federal Highway, Fort Lauderdale, FL
The second transaction involved a 12,300 square foot, unanchored retail center at 2121 N. Federal Highway that sold for $6.1 million.

The property is fully-occupied by a group of regional and national tenants who all have long-term leases in place.

The sellers, 2121 Investments LLC, built the retail center in 2013 on land owned by a third party.

The buyer, Boston Trader 2121, LLC purchased the building as part of a 1031 exchange.

Two other brokerage firms had previously attempted to market the property prior to Franklin Street getting the listing and closing the transaction.

“There’s significant investor demand for multi-tenant, unanchored retail centers in South Florida,” said Matus.

“Rising rents and the low cost of capital are driving the market at the moment. If any owners are thinking of selling in the near future, they should consider doing it right now to maximize returns, access their equity and avoid any future economic uncertainties.

“Buyers can lock in great debt and solidify ownership in an investment that they plan to keep long-term—a strategy that many of today’s active investors are employing.”

Sabbia Beach Condos, Atlantic Ocean View, Pompano Beach, FL

POMPANO BEACH, FL  — Fernbrook Florida, LLLP announces Sabbia Beach, the first new luxury oceanfront condominium development to be built in Pompano Beach in nearly a decade.  The project is already 25 percent reserved before its official launch.

“Buyers looking for new construction directly on the sand will find one of the very few places left to experience this lifestyle in South Florida,” said Danny Salvatore, a partner in Fernbrook Florida, an affiliate of Fernbrook Homes in Canada. “Future residents of Sabbia Beach will have the Atlantic Ocean as their backyard.”

Danny (left) and son  Joseph Salvatore

Sabbia Beach, designed by world-renowned Arquitectonica, will be built on one of the last remaining parcels of land located on a 3-mile stretch of pristine shoreline at 730 North Ocean Blvd.

Lisa Whitaker
These 72 intimate residences include two-, three- and four-bedroom residences, two penthouse suites and four lanai residences.

They will have floor-to-ceiling, sliding-glass doors leading to balconies offering ocean, city and Intracoastal views. Pre-construction prices will start in the low $900,000s.

The 19-story project will be nestled less than a mile north of the well-known Pompano Beach pier, putting residents close to outdoor shops, live entertainment and fine dining.

Within the development, tropical lush landscaping will lend itself to resort-style amenities designed by Interiors by Steven G. that include a state-of-the art fitness center, treatment massage rooms, tasting room, designated yoga area, 24-hour security and valet.

“Sabbia Beach embraces the sophisticated, yet beach-chic lifestyle buyers are seeking,” said Lisa Whitaker of Hemisphere Sales Group, which is managing sales for Sabbia Beach.

“It’s an ideal location for those who want to experience oceanfront living year round, including empty nesters looking to downsize without having to sacrifice lifestyle and living space.  It’s also ideal for those who desire a second or third home.”

Amy Ballon
“Buyers are moving north from Miami and Fort Lauderdale as oceanfront land has become rare and more expensive,” said Amy Ballon, a partner in Hemisphere Sales Group.

“Our developers understand this trend and have set out to create a landmark building.”

While sales have already begun, the development team is planning to build an on-site sales gallery which is expected to open in mid-spring.

Groundbreaking is expected in the Fall of 2015 with expected completion in 2017.

Cushman & Wakefield Brokers Sale of Congress Industrial Square in Delray Beach, FL

Congress Industrial Square, Delray Beach, FL

Matthew McAllister
DELRAY BEACH, FL - Cushman & Wakefield announced today that is has brokered the sale of Congress Industrial Square, a ±25,000-square-foot showroom/warehouse in Delray Beach, Florida.

Senior Director Christopher Thomson, Associate Director Matthew McAllister, Executive Director Chris Metzger, and Executive Director Rick Etner represented Congress Industrial Square, LLC in the sale of the multi-tenant industrial space to Delray Business Center, LLC.

The transaction was valued at $2,725,000.

Congress Industrial Square was built in 2000 and is located at 125 North Congress Avenue. It features 24’ clear ceiling heights, one dock-high door, 18 grade-level doors and 90 parking spaces. The facility is 100-percent leased and offers immediate access to Interstate 95 and Atlantic Avenue.

Christopher Thomson
The property is located in the Palm Beach industrial market which has been buoyed recently by increased seaport activity. As users clamor to capitalize on this economic upswing, the demand for assets like Congress Industrial Square has increased.

“Activity at the ports increased, providing new opportunities for the region’s many logistics and trade related firms,” reads Cushman & Wakefield’s Q4 2014 Palm Beach Industrial MarketBeat Report.

“Proximity to mass distribution markets, ports, and freeways add to the heightened demand … however, land is in short supply and very expensive, so there is a very high barrier of entry for new development projects.”

The dearth of available product has not deterred investors. They have simply discovered other avenues into the market.

“Pricing has pushed some investors out of the local distribution market,” explained Thomson. “They’re still looking to place money, though, and flex product is currently a very viable and desirable option.”
