NAI Realvest Negotiates Investment Sale of Office/Flex Condo at Crossroads Business Center in Winter Park, FL

Hold Thyssen Negotiates New Leases totaling over 7,700 square feet at Silver Star Shopping Center in Orlando, FL

ORLANDO, FL --- Hold Thyssen, Inc., a commercial property firm based in Winter Park, recently negotiated a five-year lease agreement for 5,991 rentable square feet at Silver Star Shopping Center, 5324 Silver Star Rd., in Orlando.

Hold Thyssen leasing associate, Alex Rowlinson, represented the landlord in a new lease to Urban Rootz Dance Studio, which provides high energy dance classes for all ages and abilities.

Rowlinson also brokered a two-year lease of 1,711 square feet at Silver Star Shopping Center.  The new tenant at 5308 Silver Star Rd. is Lion of Judah Academy, a tutoring center for middle and high school students.

NAI Realvest closes on $1.2 Million+ Sale of Townhome site within Sanford’s Reagan Center Mixed-Use Development in Sanford, FL

LONGWOOD, FL  --- NAI Realvest recently completed the $1,209,100 sale of a 8.28-acre multifamily development site in Reagan Center, one of Florida’s benchmark mixed-use development projects located on U.S. Highway 17-92 and Ronald Reagan Blvd. in Sanford. 

Paul P. Partyka, Partner at NAI Realvest and Broker of Record for Reagan Center, negotiated the transaction along with Associate Juan Jimenez representing the seller, Sydney Levy.

ATLANTA, GA  – Holliday Fenoglio Fowler, L.P. (HFF) announced it has closed the $27.65 million sale of Windward Commons, a 117,234-square-foot neighborhood shopping center in Alpharetta (Atlanta), Georgia.   

The asset was purchased free and clear of existing debt by InvenTrust Properties Corp.

Built in 1999, Windward Commons is a 99-percent-leased trophy asset located in the affluent Alpharetta submarket.

Voit Real Estate Services Directs Sale of 136,806-SF Multi-Tenant Industrial/Flex Business Park in Inland Empire, CA

RANCHO CUCAMONGA, CA (Sept. 9, 2016) – Voit Real Estate Services has successfully completed the sale of Arrow Business Park, a seven-building, 136,806 square-foot multi-tenant industrial/flex business park in Rancho Cucamonga.

Frank Geraci and Juan Gutierrez of Voit’s Inland Empire office and Mike Bouma of Voit’s Orange County office worked together to represent both the buyer, Focus Real Estate, and the seller, Essex Arrow LLC, in the transaction.

 “The Inland Empire is one of the strongest industrial markets in the nation,” comments Geraci. “Vacancy rates in the prime Inland Empire West submarket finished the second quarter at 3.75 percent, and average lease rates jumped to $0.56 per square-foot, surpassing pre-recession peak rental rates for the first time ever.

“ Based on these strong market fundamentals, the Arrow Business Park is extremely well-positioned to capitalize on rising rental rates and the growing demand for quality industrial space throughout the region.”

The business park, which was sold for $15.4 million, consists of 69 units ranging from 240 to 12,650 square feet in size.

Geraci explains that no new multi-tenant industrial business parks have been built in the last 15 years in the local market, adding that high land and construction costs have significantly limited the available supply of new multi-tenant industrial product in this region.

“Demand for space in existing multi-tenant parks is at an all-time high, placing upward pressure on lease rates for this product type,” Geraci adds.

“In particular, demand for smaller flex units with office build-outs is on the rise as tenants continue to seek spaces that can accommodate a vast array of corporate functions. We are now at a point in the recovery cycle where multi-tenant industrial is poised for tremendous growth, and investors are taking note.”

Located in the Rancho Cucamonga submarket, which boasts a 1.76 percent industrial vacancy, the Arrow Business Park was 76 percent occupied at acquisition, presenting an initial challenge that the Voit team was able to overcome.

“Despite the property’s prime location in a highly desirable submarket, the vacancy rate raised initial concerns among some of the prospective buyers,” says Geraci. “We knew that the property presented tremendous opportunity for value creation in the hands of an experienced owner-operator.

“ By emphasizing the strength of the market, the well-below replacement cost value, and the asset’s tremendous value-add potential, we were able to successfully secure a buyer that recognized the opportunity for value creation.”

Built in 1988, the Arrow Business Park features ample parking, 16’ to 24’ warehouse clearance ceilings, ground level loading, and a 35 percent office build-out. Located at 9047-9087 Arrow Route in Rancho Cucamonga, California, the property offers immediate access to the I-210, I-15, and I-10 for distribution and transportation.

The property’s close proximity to residential communities and extensive retail amenities such as Victoria Gardens and many local service providers make this a strong, centrally-located industrial asset that will deliver long-term value to tenants and investors, according to Geraci.

Focus Real Estate plans to upgrade the property, reposition the vacant space through a series of capital improvements, lease the vacant space, and bring rents to market upon tenant rollover in order to deliver strong risk-adjusted returns to its investors.

CBRE Hotels’ Americas Research Reports Hotel Markets Coming into Balance As Demand and Supply Growth Rates Converge

Atlanta, GA,  Sept. 7, 2016 – The magnitude of change in the major industry indicators is not pleasing U.S. hotel owners and operators.  New development activity continues to accelerate, while growth in average daily room rates (ADR) has decelerated.  

The sluggish start during the first half of the year resulted in another downgrade by CBRE Hotels’ Americas Research of its forecast for the entirety of 2016.

“It has been very interesting dissecting the performance of the U.S. lodging industry during the first half of 2016,” said R. Mark Woodworth, senior managing director of CBRE Hotels’ Americas Research.

 “On the one hand, we are comforted by the continual growth in accommodated demand.  After all, if people stop traveling, nothing else really matters.  

"On the other hand, there continues to be a disconnect between the record occupancy levels and the inability of hoteliers to increase room rates.”

According to STR, U.S. lodging demand increased by 1.6 percent during the first half of 2016 compared to the first half of 2015.  At the same time, hotel rooms supply rose by just 1.5 percent, resulting in a 0.1 percent boost to occupancy.  With demand and occupancy on the rise, ADRs did increase by 3.1 percent, but this is less than the 4.1 percent pace seen during the first half of 2015 and the annual 2015 growth rate of 4.4 percent.

 Based on the first half performance data, CBRE Hotels’ Americas Research adjusted its forecast for the year 2016.  According to the firm’s September 2016 Hotel Horizons® forecast that was released at the STR Hotel Data Conference, U.S. hotels will enjoy a 0.1 percent increase in occupancy for the year, concurrent with a 3.5 percent rise in ADR. 

This results in a RevPAR gain of 3.6 percent.  The occupancy forecast represents an improvement over the 0.1 percent decline presented in June 2016 edition of Hotel Horizons®, but the ADR and RevPAR forecast rates are 0.8 and 0.6 percentage points less, respectively.

“When analyzing prices in any industry, it is common to gauge movements relative to the pace of inflation, or real change,” said John B. (Jack) Corgel, Ph.D., professor of real estate at the Cornell University School of Hotel Administration and senior advisor to CBRE Hotels’ Americas Research.


  “In real terms, the 3.5 percent nominal increase in ADR forecast for 2016 represents a 2.5 percent real change.  This will be the eighth greatest real change in ADR since 1988.”

The four-year construction loan, provided by Bank of the Ozarks, features full-term interest-only payments.

The three-year bridge loan features a LIBOR-based floating rate, beginning at 5.06%, with full-term interest-only payments. 

This transaction was negotiated by Meridian Senior Vice President, Barry Lefkowitz and Senior Vice President, Jay Jacobovitch, who are both based in the company’s Iselin, NJ office.

Jasmine at Tamarac, located at 8560 NW 61st Street in Tamarac, FL, is a two-story garden style property, totaling 222 rental units and 69 sold condos. The property offers a wide range of amenities, including a business center, laundry facility, swimming pool, fitness center and access to public transportation.

“The property is a fractured condo complex, where the borrower is purchasing the rental units and intends to rehabilitate those units in order to raise rents,” said Mr. Lefkowitz.

“The borrower also plans to buy out all of the existing condominium owners, renovate their units and convert the property to a fee-simple multifamily complex,” he added. “The lender has agreed to a loan which will fund 75% of the purchase and rehabilitation cost, in addition to funding 75% of the borrower’s future purchases of the remaining condo units.”
