HFF announces sale of Allegiance Crane & Equipment headquarters in South Florida

MIAMI, FL –– Holliday Fenoglio Fowler, L.P. (HFF) announces the sale of a 31,593-square-foot warehouse and office property that serves as the corporate headquarters for Allegiance Crane & Equipment in the South Florida community of Pompano Beach.

HFF marketed the property on behalf of the seller, LRG Cross LLC.  CenterPoint Properties Trust purchased the asset. 

The facility consists of two buildings that comprise 23,853 square feet of warehouse and 7,740 square feet of office space. 

Allegiance Crane & Equipment, which provides crane rental and rigging services, has occupied the property since 2010 and uses it as its headquarters and warehouse facility to service the construction, energy and infrastructure industries. 

Situated on 5.01 acres at 777 South Andrews Avenue, the property is strategically located in Pompano Beach, just west of Interstate 95 and three miles east of Florida’s Turnpike, Florida’s two major north-south thoroughfares.

Its location lends it easy access to South Florida’s largest metropolitan areas, including Miami, Fort Lauderdale and West Palm Beach.

HFF closed more than 1.3 million square feet of South Florida industrial sales last month.

Spirit Airlines Expands Corporate Headquarters at Miramar Park of Commerce in Miramar, FL

MIRAMAR, FL – Spirit Airlines (NYSE:SAVE) has expanded its corporate headquarters by 26,287 sq. ft. at the Miramar Park of Commerce, South Florida’s largest locally owned and managed business park.

Spirit Airlines first established its headquarters at the Park in 1999 with a lease for 56,194 sq. ft. at 2800 Executive Way. With a 14,625 sq.-ft. expansion in 2013 and the latest addition, Spirit now occupies a total of 97,106 sq. ft. at the Park.

“Our expansion at the Park is commensurate with Spirit’s overall growth as a company,” said Chip Sandifer of Spirit Airlines. “Our expanding aircraft fleet requires increased support to accommodate more passengers, both from a customer service and an operational perspective.”

In the last six months, Spirit has added seven new planes to its Fit Fleet®, the country’s newest fleet consisting of the youngest planes.

Spirit Airlines is the eighth largest commercial airline in North America, conducting flights among 67 airports in 15 countries. Fort Lauderdale / Hollywood International Airport is its largest and most active station with 54 destinations accessible via 65 daily flights.

Spirit Airlines employs approximately 1,000 team members at the Miramar Park of Commerce. “We are growing and adding jobs all the time,” added Derek Dombrowski, spokesperson for Spirit Airlines.

The company anticipates additional growth as it becomes the first ultra-low cost carrier in the Americas to offer Wi-Fi, with plans to install Wi-Fi on all of its planes by summer 2019.

Henin Closes Sale of 49 Homesites at Springview Woods in DeBary, FL



DeBary, FL --- The Henin Group, developer of the luxury Riviera Bella community overlooking the St. Johns River, has closed on the sale of 49 single-family home sites at Springview Woods in DeBary to homebuilder D.R. Horton.
Springview Woods is an affordable new home community Henin is developing with a total of 195 home sites on Spring Vista Drive off U.S. Hwy. 17-92 midway between Dirksen Drive and Highbanks Rd.

Jerome Henin, president of the Winter Park-based firm, said he acquired one of the last parcels of developable land totaling 64 acres in the Springview subdivision for $3.85 million in 2016 from Springview Heights, LLC.    
The 49 homesites represent Phase I of Springview Woods where D.R. Horton is the preferred builder who plans to start construction in June on its first model home. 
The homebuilder plans to offer one and two-story homes in six distinct designs priced from the low-$200s.  Sales are expected to get underway this summer.  
Springview Woods is located minutes from the West Volusia SunRail station and Interstate 4.   Residents will have easy access to shopping, dining, hospitals, medical services, airports, entertainment and employment centers.

Blackton to Supply Flooring for The Villages’ Homes Coming to New Communities across 5,600 Acres in Wildwood, FL



Orlando, FL and Wildwood, FL --- Blackton, Inc., based in Orlando and one of the region’s largest and most active suppliers of materials to the homebuilding industry, will supply flooring materials for homes in new communities within the 5,600 acres The Villages Land Company LLC recently acquired from City of Wildwood.
Initially The Villages of Westlake will take shape within the acquired land on 1,115 acres which is approved for a 3,000-home development along the Florida Turnpike near the intersections of West CR 470 and SR 48. 
Blackton is currently supplying flooring to new homes at The Village of Fenney, one of the developer’s newest neighborhoods currently underway and adjacent to the recently acquired acreage.

The Villages retirement community comprising 34 square miles in Lake, Sumter and Marion Counties was ranked last year as the fastest growing U.S. metro area for the fourth year in a row by the U.S. Census Bureau.  The average price of a home in The Villages was at $259,700 as of April 30 according to the Zillow Home Value Index.

Private Communities Registry Notes Active Lifestyles Tops Reasons in Buying Retirement Homes

Vero Beach, FL – What do potential homebuyers want most in a retirement community? A variety of experiences catering to their wide range of interests.

In its recently released “2018 Survey of Homebuyers Researching Lifestyle Communities,” Private Communities Registry (PCR) says that the majority of 55+ year old homebuyers are seeking “healthy, active lifestyle” as the greatest attraction in the marketplace.

More than 3,200 respondents provided new data concerning the lifestyle and financial aspects they consider when purchasing a retirement or second home.

The top three most sought-after amenities are swimming pools (77%), fitness centers (76%), and walking/biking trails (71%).

“Buyers are looking for experiences that contribute to the richness of their lives and to their continued wellness,” said Marie Roberts, President of Private Communities Registry (PCR).

“Leisure and recreation are important. However, the stereotypical retirement amenities of bridge, shuffleboard, and lawn bowling have largely been replaced with more active pursuits such as pickleball, yoga, walking, and biking trails.”

HFF announces financing for off-campus student housing community in Eugene, OR

SAN DIEGO, CA, July 10, 2018 – Holliday Fenoglio Fowler, L.P. (HFF) announces acquisition financing for Arena District, a 65-unit/244-bed, off-campus student housing community serving the University of Oregon in Eugene, Oregon.

The HFF team worked on behalf of Cardinal Group to secure the floating-rate loan through Freddie Mac’s CME Program.  The securitized loan will be serviced by HFF, a Freddie Mac Multifamily Approved Seller/Servicer for Conventional Loans.  Loan proceeds were used to acquire the property.

Arena District is located at 2050 E. 15th Avenue less than a quarter mile east of the University of Oregon campus, which serves approximately 23,600 students.

Completed in 2014, the property is a five-minute walk from both the Matthew Knight Arena and historic Hayward Field and is approximately 1.5 miles east of downtown Eugene. 

 Arena District comprises mostly four-bedroom units featuring modern finishes and green design components and community amenities, including a fitness center, hot tub, private study room, 24-hour study area and internet café, 24-hour multimedia lounge, clubroom with gaming and pool table and outdoor courtyard with grilling station.

 WASHINGTON, D.C. –– Holliday Fenoglio Fowler, L.P. (HFF) announces the $87.75 million sale of Rolling Hills, a 468-unit apartment community in Germantown, Maryland.

The HFF team marketed the property exclusively on behalf of the seller, Clark Enterprises, Inc., and procured the buyer, Pantzer Properties, Inc. 

In addition, the HFF team acted as agent for Pantzer by securing debt financing through Freddie Mac.  The securitized loan will be serviced by HFF, a Freddie Mac Multifamily Approved Seller/Servicer for Conventional Loans.

HFF announces $19 million financing for student housing portfolio in Bethlehem, PA

PHILADELPHIA, PA –– Holliday Fenoglio Fowler, L.P. (HFF) announces $19.454 million in acquisition financing for a 71-building/383-bed, scattered-site student housing portfolio at Lehigh University in Bethlehem, Pennsylvania.

The HFF team worked exclusively on behalf of the borrower, a private investment vehicle managed by Hong Kong-based Beacon Assets, to arrange the five-year, fixed-rate acquisition loan through Natixis. 

 HFF’s investment advisory team arranged the sale of the portfolio to the borrower, details of which were recently released in a separate announcement.
