Ackerman & Co. Completes 60,000 SF Lease with ABT Power Management at Stone Mountain Industrial Park in metro Atlanta, GA

ATLANTA, GA – Ackerman & Co. has signed a 60,000-square-foot lease with ABT Power Management Inc. at its Stone Mountain Industrial Park in metro Atlanta’s Tucker/Stone Mountain submarket.

The Greensboro, N.C.-based company – which provides battery and energy systems for forklift fleets, mission-critical facilities and telecommunications applications – will establish a distribution center in the warehouse facility at 1607 Mountain Industrial Boulevard, located northeast of downtown Atlanta. It is ABT’s second distribution facility in metro Atlanta.

The long-term lease took effect October 1. Ackerman & Co. industrial brokers Brett Buckner, Jimmy Stevens and Major Martin represented Ackerman in the lease. Robert Aaron of NAI Brannen Goddard represented the tenant.

Ackerman & Co. has recently closed three leases totaling 274,800 at the park, bringing total occupancy to 91 percent, up from 84 percent at the time of acquisition.

Phoenix office market strength drives $10.9 million deal flip

PHOENIX, November 1, 2018 – Spurred by strong confidence in the Phoenix office market, the Phoenix office of JLL, on behalf of property buyer G2 Capital, has completed the $10.9 million acquisition of 3925 – 3945 E. Broadway Road in Phoenix. The acquisition completed only 30 days after Glasir Capital Partners purchased the property from RBR Capital.

Totaling 136,000 square feet, 3925 – 3945 E. Broadway consists of two, two-story office buildings at the intersection of 40th Street and Broadway Road, just west of Cotton Center. The 3945 building is fully leased to a long-term credit tenant that has been in place since 2001. The 3925 building is 50 percent leased to the State of Arizona, which has been a tenant since 2016.

“G2 Capital is an active, boots-on-the-ground investor in Phoenix. They see the value of this location and the opportunity to capitalize on the remaining vacancy at the building,” said JLL Senior Vice President Brian Ackerman, who represented G2 Capital in the property purchase. 

“That includes fully renovating the second floor of the 3925 building into an open office concept.”

“We plan to renovate a 37,000-square-foot speculative suite to be move-in-ready by January,” said G2 Capital Managing Director James Greaves. “When complete, it will provide a rare block of modern, contiguous office space in the center of metro Phoenix, at a time of historically high tenant demand.”

G2 has awarded the property leasing assignment to JLL Managing Directors Karsten Peterson, Dave Seeger and Mark Gustin.

Now in its third year, the two-pronged program delivers essential advancement tools for women and implements a custom career development program to move attendees up the leadership ranks.

                Interested participants are sponsored by their companies. They are nominated by a Champion from their firm and also submit an Application/Registration Sheet. 

 Following a review of materials, individuals are contacted and interviewed for acceptance. Castell Program is exclusively for women in the hospitality industry and serves all facets of the industry from operations to franchise to finance to advisory services.

Ware Malcomb provided master planning, architecture, interior design, and branding services for the project.

Ware Malcomb’s design for the 44-acre mixed-use site combines office, retail, and restaurant space in a campus environment that promotes walkability and a connection between buildings. 

The property’s creative office space features collaborative indoor and outdoor meeting spaces, game areas, private patios, a food truck pavilion, on-site restaurants, brand-name retail services and a 30,000 square foot town square/central park.

The transformation included a new exterior red brick, wood and metal entry façade, and a new interior circulation corridor for potential multi-tenant office or industrial tenants. 

This central corridor evokes the feeling of a modern gallery with open-air windows, high ceilings and natural light, while providing varied types of meeting/social spaces that promote a collaborative work environment. 

The existing brick and exposed structure of the building were intentionally left intact to create industrial design aesthetic, while new materials, colors and textures were used to highlight the major building and tenant entries.

In the recently completed Phase 3, two new single-story speculative retail and restaurant buildings totaling 17,000 square feet were constructed, along with Town Square Park, a central landscaped courtyard amenity space including bocce ball courts and outdoor dining areas. 

The Mix at Harman Campus recently received a Gold Award for Best Mixed Use Project at the San Fernando Valley Business Journal’s 2018 Commercial Real Estate Awards. 

The developer of The Mix at Harman Campus is Shubin Nadal Realty Investors. The General Contractor for Phase 1 of the project is Oltmans Construction Co. and the General Contractor for Phases 2 and 3 is RM Dalton Corporation.

Houston, TX – 29th Street Capital (29SC), a privately-held real estate operator, has acquired Cali Sommerall Apartments, a 368-unit multifamily community located in the Copperfield/Bear Creek submarket of Houston. 

29SC plans to invest over $2 million in capital improvements. Apartments will receive new granite countertops, a modern paint scheme, hardware and fixtures. 

New amenities will include a package locker delivery system, a dog park, fitness equipment and grilling stations. Renovations are planned for the clubhouse, leasing office, pool and surrounding areas. The new owners will also rebrand the community with a new name, logo and signs.

After experiencing some economic softness in 2016 and 2017, Houston had a surge of job and population growth as a result of stabilizing oil prices and a continued pro-business environment.

CBRE Research ranks Houston second in terms of population growth among U.S metro areas, and a top five metro market for year-over-year effective rent growth as of the second quarter of 2018.

B+E opens Chicago office and names Tim Hain as founding senior member
