Lincoln Property Co Negotiates Multi-Year Lease for Craft Beer Production, Sales, Distribution at Parkway Business Center in Longwood, FL

ORLANDO, FL and LONGWOOD, FL – Lincoln Property Company Southeast, a full service commercial real estate firm based in Orlando , recently completed a new multi-year lease for 2,625 rentable square feet of flex space at Parkway Business Center , 556 Florida Central Parkway , in Longwood.

NAI Realvest Negotiates Build-to-Suit Lease with Operating Daycare in St. Cloud, FL

Malolos brokered the transaction representing Jacksonville-based retail developer Joyce Development Group, LLC.   The daycare, along with Heartland Dental on an adjacent outparcel, will be complete and ready to open at the Nolte Road retail development this summer.

HFF announces $56.4 million bridge financing for redevelopment of the historic Herald Examiner Building in Los Angeles, CA

LOS ANGELES, CA –– HFF announces the $56.4 million bridge financing for the redevelopment and renovation of the Herald Examiner Building, an approximately 100,000-square-foot, one-of-a-kind, historic building in Downtown Los Angeles, California.

The HFF team worked on behalf of the developer, The Georgetown Company, to arrange a bridge loan from J.P. Morgan.

 Loan proceeds will be used to fund the renovation and restoration of this iconic property to its former grandeur, which includes redeveloping the existing structure into creative office, retail and restaurant space while maintaining the building’s historic features.

Arizona State University is set to open a Downtown Los Angeles campus in the building, while celebrated restaurateurs Walter and Margarita Manzke of République will unveil a new restaurant on the ground floor.

Originally completed in 1914, the Herald Examiner building was designed by Julia Morgan, California’s first registered female architect, for William Randolph Hearst to serve as the headquarters for the Los Angeles Examiner.

Morgan designed building in the Mission Revival style with an elaborate lobby that included grand, arched spaces lined with carved marble friezes, wood-trussed high ceilings and a patterned tile floor.  

Located at 1111 South Broadway, the building is in DTLA’s vibrant South Park neighborhood, which houses the Microsoft Theater, STAPLES Center, the Los Angeles Convention Center and the Ace Hotel.  

An Apple store, the Hoxton Hotel and the Proper Hotel are also currently planned for the neighborhood, which has rapidly become a dining, shopping and cultural hub of the city.

The landmark property is now being restored to its original grandeur, the illustrious two-story lobby conjuring up the style and elegance of its past.  When completed, the iconic building will offer a mix of restaurants and retail on the first floor with creative office space on the upper floors.

  The historic building will adjoin South Park with the Broadway Corridor, another rapidly growing and resurgent neighborhood. Widely recognized as one of the most unique and dynamic properties in Downtown Los Angeles, the Herald Examiner building will cement the area as a destination neighborhood.

The Herald Examiner Building project is The Georgetown Company’s latest development in the Los Angeles area.  The company recently completed a $280 million multi-phase redevelopment of Sony Pictures Entertainment’s Culver City Studio Lot, creating new office and production facilities, added amenities and improved public spaces.  

Georgetown also previously developed a theater and office buildings at the Paramount Pictures Studios on Melrose Avenue in a joint venture with Paramount Pictures.

HFF announces sale and financing of Hampton Inn & Suites Providence/Smithfield outside Providence, Rhode Island

BOSTON, MA –– Holliday Fenoglio Fowler, L.P. (HFF) announces the sale and financing of the 101-room Hampton Inn & Suites Providence/Smithfield located in the Providence-area community of Smithfield, Rhode Island.

HFF’s debt placement team worked on behalf of Excel to secure the 12-year, floating-rate acquisition and renovation loan through Bank Newport.  The hotel was marketed as part of a three-property Northeast hotel portfolio that also included the recently-closed Hyatt House Bridgewater in Bridgewater, New Jersey.  

Hampton Inn & Suites Providence/Smithfield is positioned at 945 Douglas Pike along Interstate 295, Providence’s primary beltway.

This location is close to corporate and leisure demand drivers, including Fidelity Investments campus, CVS’s global headquarters, Twin Rivers Casino, Bryant University and downtown Providence, less than eight miles to the southeast.

HFF announces $32.5 million financing of mixed-use campus in Seattle’s historic Georgetown neighborhood

SEATTLE, WA –– Holliday Fenoglio Fowler, L.P. (HFF) announces the $32.5 million financing for the acquisition of the Original Rainier Brewery, a four-building, creative, mixed-use campus totaling 187,466 square feet in the historic Georgetown neighborhood of Seattle, Washington. 

The HFF team worked on behalf of the borrower, ScanlanKemperBard (SKB), to secure the three-year, floating-rate loan with two one-year extension options with a debt fund.  SKB has plans to further elevate the stature and improve the bustling property, while maintaining the historic integrity.

The Original Rainier Brewery was constructed in the early 1900s as the brewery for Seattle Brewing and Malting Company and eventually housed Rainier Beer. 

The property is a designated landmark that encompasses four separate buildings – the Bottling Plant, the Malt House, the Warehouse and the General Office – in addition to two land parcels. 

The buildings, which were designed for creative industrial/light manufacturing uses, feature natural light, exposed brick, original flooring, historical detailing and unique layouts and are 92-percent leased to 55 tenants.
