South Florida Startup ONR Transforms The Condo and HOA Living Experience for Thousands of Homeowners

Miami, FL— In a state with over 50,000 condo and homeowner associations, a new start-up, ONR app (pronounced ”owner”),  is leveraging technology to simplify the day-to-day challenges they face.

With many homeowners living out of state, and others feeling hostage to their association boards, demand has increased among homeowners to engage with their HOA’s digitally. 

ONR is a Florida-based startup that is using technology to make common events like voting and surveys easy and transparent. The app offers associations tools like e-voting, surveys, alerts, and notifications on a secure platform that can be accessed from a smartphone or laptop. 

It boasts that it is not only secure but also specifically designed to be compliant with Florida HOA law.

ONR was founded by a group of friends working for Florida’s largest cloud computing company. The app combines both their years of experience in software development with their personal experience as homeowners to create a platform that solves some of the most common issues that associations face. 

With many homeowners feeling voiceless, or overpowered by an active minority, ONR is a secure platform that allows everyone’s voice to be heard. This, the founders hope, will help owners and residents engage with one another, and allow associations to make data-driven decisions based on the majority’s wishes.

ONR's proprietary software is encrypted with the privacy of its users in mind. ONR also allows for HOA's to send surveys to condo owners on everything from decisions on upgrades and assessments to what sports equipment should be bought. 

Owners can also find documents, changes to bylaws, notices of repairs happening on the property, and other important events.

“ONR has been very helpful with the set up and helping out owners individually,” says Erin Fabian, property manager at Continuum South Tower.

Graycor Delivers Final Phase of 10 West Logistics Center in Phoenix, AZ

PHOENIX, AZ– Graycor Construction Company has completed the final phase of 10 West Logistics Center, a Class A master planned bulk distribution park developed by New York Life Real Estate Investors to meet record-high logistics and e-commerce demand in southwest Phoenix. 

Wentworth Property Company serves as the owner’s representative on the project.

Totaling 569,301 square feet, 10 West Logistics Center Phase II is the final building in the 1.3 million-square-foot, two-building 10 West Logistics Center. It will be fully occupied by Amazon, who has committed to the entire building for use as a fulfillment center.

Graycor is managing all tenant improvement construction for Amazon, marking its final contribution to a project that the company began in 2014 with the construction of 10 West Logistics Center Phase I. 

Totaling 660,000 square feet, Phase I is a Class A building that, at completion, earned the Best of NAIOP 2016 Spec Industrial Project of the Year award.

Located on the northwest corner of Van Buren Street and 59th Avenue (a future site of the Loop 202 freeway), 10 West building amenities include a 36-foot clear height, dock-high and grade-level loading, 200-foot minimum truck courts, ESFR fire sprinklers, energy efficient motion sensor lighting, a fenced and secured yard, and ample car and trailer parking.

The building is divisible down to 100,000 square feet, offering A-1 equivalent zoning and is Foreign Trade Zone approved, creating the potential for significant tax savings.

The 10 West Phase I building is currently 43 percent occupied to Ozburn-Hessey Logistics (OHL), one of the world’s largest logistics firms. Phase II is 100 percent leased to Amazon.

The architect for 10 West Logistics Center is Butler Design Group. Andy Markham, Mike Haenel, Will Strong and Phil Haenel at Cushman & Wakefield serve as the exclusive leasing brokers.

HFF secures financing for two apartment communities in suburban Houston, TX

HOUSTON, TX,  May 28, 2019 – Holliday Fenoglio Fowler, L.P. (HFF) announces it has secured financing for Shadowbrooke and Silverbrooke, two multi-housing communities totaling 552 units in the southwest Houston suburb of Stafford, Texas.

HFF worked exclusively on behalf of the borrower, Venterra Realty, to arrange two 10-year, fixed-rate loans with interest-only payments throughout the term.  Loan proceeds were used to refinance existing financing that HFF arranged in 2014.

Shadowbrooke and Silverbrooke are located at 1025 Dulles Avenue and 1020 Brand Lane approximately 18 miles southwest of downtown Houston.

HFF closes $18 million sale of gym-anchored retail center in the Orlando, FL MSA

ORLANDO, FL,  May 28, 2019 – Holliday Fenoglio Fowler, L.P. (HFF) announces the $18.075 million sale of The Grove at Winter Park at 4270 Aloma Avenue a 112,351-square-foot retail center anchored by a 24 Hour Fitness in the affluent Winter Park suburb of Orlando, Florida.
