Arbor Announces the Appointment of David Burt in California Office

Mr. Burt will be responsible for originating Fannie Mae, Freddie Mac, FHA, SFR, CMBS, Bridge, Mezzanine, and Preferred Equity loan transactions nationwide. He is based out of Arbor’s Redondo Beach, CA, office and reports directly to Frank Lutz, Executive Vice President and Chief Production Officer.

Mr. Burt has been supporting commercial real estate lending organizations with their funding goals for more than two decades. 

In his most recent position, he assisted with launching the Freddie Mac Small Balance Loan (SBL) platform, in addition to marketing Freddie Mac, Fannie Mae, and other portfolio products to commercial mortgage communities in the Western U.S. 

His prior experience also includes creating brand awareness, originating loans for multifamily and other property types, and implementing Fannie Mae Small Loans and Freddie Mac SBL programs. 

Mr. Burt holds a Bachelor of Science in Business Marketing from Arizona State University.

NAI Realvest Closes New Leases Totaling 20,788 Square Feet for Three Businesses Expanding, Providing Jobs at Airport Commerce Center in Orlando, FL

ORLANDO, FL -- NAI Realvest completed three new leases for expanding businesses at Airport Commerce Center at 8119–8123 S. Orange Ave. off SR 528 and Sand Lake Rd.  

Matt Cichocki and Kevin O’Connor, principals at NAI Realvest who lease and manage the industrial center negotiated all three transactions representing Landlord Orange Avenue Properties, LLC an affiliate of Ohio-based MAS Investment Group.

NEFCO Construction Supply, LLC based in East Hartford , CT , leased 8,533 square feet.  NEFCO has multiple locations in the U.S. and is slated to start new Orlando operations by year end with an initial staff of five. 

Seattle-based Devir Americas, LLC, a board and card game distributor with locations worldwide, leased 8,533 square feet to relocate its South Florida location and will initially employ 10.   Taylor Zambito of Cushman & Wakefield represented Devir.

Speedzone Performance, LLC of Kissimmee is a performance auto and four-wheel drive accessories business that opened a second location with three workers in a 3,722 square foot unit at the Airport Commerce Center .

BLT Enterprises Sells Fully Entitled Apartment Site in West Los Angeles for $13.75 Million

LOS ANGELES, CA  – BLT Enterprises, a multi-faceted real estate investment company based in Santa Monica, California, has sold a former gas station and parking lot at 11261 Santa Monica Boulevard in Los Angeles, CA for $13.75 million.

BLT, with the help of their architects at KFA, land use counsel Dale Goldsmith and other consultants, obtained entitlements through the City of Los Angeles’ Transit Oriented Communities ordinance for  a six-story, 119-unit apartment building. 

The buyer, Wiseman Residential, identified this property and the entitled plans as a perfect fit for their portfolio, and as a result, completed its due diligence and closed on the property in record time.

“In line with our ongoing strategy to identify the highest and best use for each of our properties, we recognized that this asset was best suited for multifamily redevelopment,” says Bernard Huberman, Founder and President of BLT Enterprises.

 “Based on our expertise, we completed the entitlement process and decided to sell to a prominent multifamily developer, while reinvesting in properties that more closely reflect our core focus in creative office and industrial spaces.”

The sale to Wiseman was one of the smoothest transactions BLT has ever been involved in, according to Huberman.

BLT originally acquired the asset, ideally situated at the intersection of Santa Monica Boulevard (State Route 2) and the southbound off-ramp of the 405 Freeway  and within walking distance of the thriving Sawtelle Japan corridor, in 2007 for $6.3 million.

 In 2017, BLT began the process of entitling the property for redevelopment into a multifamily community through the City’s Transit Oriented Communities ordinance. The entitlements were  completed in 2019.
