Stos Partners Acquires 113,500-SF Industrial and Cold Storage Asset in San Marcos, CA for $18.9 Million

SAN MARCOS, CA – Stos Partners, a privately held commercial real estate investment and management firm has acquired an 113,500 square-foot industrial and cold storage asset in the San Marcos submarket of San Diego, California in an off-market transaction

The property was acquired from a private investor for $18.9 million.

“This was a rare opportunity to acquire an institutional-quality industrial and cold storage property with strong value potential in a logistics epicenter for Southern California,” says CJ Stos, Principal of Stos Partners.

 “San Marcos is strategically positioned with easy access to north and south San Diego, as well as the rest of the Inland Empire.”

Stos Partners will implement a series of renovations and capital improvements to the property, which is currently vacant, to strategically position the asset to attract a variety of last mile distribution tenants.

           “This demand has become even more evident in the current environment, which will drive long-term demand for the property over time.

         "In fact, this is our third cold storage acquisition in the last 12 months and one of the reasons we moved very quickly on the deal and came in with an all cash offer.”
            According to Jason Richards, a Partner at Stos Partners there is a lack of comparable product in the market.

The property also features key components that will be attractive to high-quality tenants and contribute to the property’s long-term value including 20’ to 27’ clear heights, 7.19 acres of truck storage, UPS docks, and an onsite maintenance building, in addition to the cold storage component.

Love first appeared with his three cousins Brian, Carl and Dennis Wilson and friend Al Jardine as a musical group in the summer of 1961 under the name The Pendletones, but discovered that their name had been changed to The Beach Boys on their first single, Surfin.

Late that year, Surfin hit the Top 40 on local and later the national Billboard charts, the beginning of the California Sound, according to

Prolific songwriters, mostly Brian and Mike, the group stood out for its staying power, even during the onslaught of The Beatles.

It also put California, particularly Southern California, on the map of imagination full of sunny days, good waves and pretty girls far better than the state’s Chamber of Commerce. 

Surfin’ USA, Surfin’ Safari, Surfer Girl and other great beach songs and movies soared in popularity during the 1960s. But the group, with their own unique, easygoing sound, continued to attract new fans long after the surf culture had run its course.

Over the years, music historians have studied The Beach Boys’ stability, staying power, and their ability to attract new fans.
 In 1988, the group was inducted into the Rock and Roll Hall of Fame.



With many ups and downs for members of the group over the years, since 1998, Love has been the sole licensee of The Beach Boys’ name and the only one who can legally use it on tours, although all the members share in the profits.



A health-conscious vegetarian and fan of daily meditation, Mike is still wowing the group’s faithful followers. Now living at Incline Village, Nevada, he is selling his stunning California estate.

Foreclosure Starts Decrease Eleven Percent From a Year Ago

IRVINE, CA— ATTOM Data Solutions, curator of the nation’s premier property database and first property data provider of Data-as-a-Service (DaaS), released its Q1 2020 U.S. Foreclosure Market Report, which shows there were a total of 156,253 U.S. properties with a foreclosure filing during the first quarter of 2020, up 42 percent from the previous quarter but down 3 percent from a year ago.

The report also shows a total of 46,800 U.S. properties with foreclosure filings in March 2020, down 3 percent from the previous month and down 20 percent from March 2019 — the third consecutive month with a year-over-year decrease in U.S. foreclosure activity.

"As foreclosure activity across the country continued to decline in March, contributing to a run of quarterly declines, the number of filings remains just one-sixth of what it was following the Great Recession a decade ago," said Todd Teta, chief product officer at ATTOM Data Solutions. 

"This latest sign of the strong national housing market, however, comes with a huge caveat because it captures the pivotal month when millions of Americans started losing their jobs because of the economic fallout connected to the Coronavirus pandemic

"Banks are temporarily holding off on foreclosures and we expect this will bring foreclosures even lower for at least the next few quarters.  

"However, with unemployment and other distress factors hitting the economy now, the numbers could rise significantly later this year and into next, depending on how many people can't keep up with their payments.”
