SunTrust Plaza at Church Street Station in Downtown Orlando, FL Wins Coveted Golden Brick Award of Excellence

SunTrust Plaza at Church Street Station

ORLANDO, FL -- Downtown Orlando is undergoing another commercial real estate renaissance and competition for recognition is sky high.

But one standout project – SunTrust Plaza at Church Street Station - has earned singular distinction by winning the Golden Brick Award of Excellence from the Downtown Orlando Partnership.

The light and spacious 28-story, mixed-use tower – a Lincoln Property Company project designed by HuntonBrady Architects ‒ joins an elite list of Golden Brick Award winners from past years.

With 200,000 square feet of office space and 180 hotel rooms, the soaring Energy Star certified structure is a contemporary, versatile addition to downtown Orlando ’s historic district.

Featuring ground level retail, meeting space and nine parking levels with 600 parking spaces, the tower is designed to meet the functional and aesthetic demands of a thriving city center.

As evidence of the demand, the tower has only one complete floor, the 12th with 29,131 square feet still available for tenants.

SunTrust Plaza at Church Street is the first high-rise office building built downtown in a decade, and its key positioning at the corner of South Street and Garland Avenue places it “at the front door to downtown Orlando ,” says Thomas Chatmon, Executive Director of Orlando ’s Downtown Development Board.

Thomas Chatmon
Scott Stahley, Executive Vice President of Lincoln Property Company says the firm’s long history of success in the Orlando market and its close working relationship with city leaders and the business community gave Lincoln the confidence to tackle such a major, admittedly high risk project.

The future of downtown Orlando is bright, Stahley says, and HuntonBrady, which has played a major role in shaping the city’s skyline through the years, proved to be the perfect choice to design the landmark tower.

Scott Stahley
Mauricio Maso, Vice President and Design Principal with HuntonBrady, says the architecture-interior design firm was thrilled to be asked to take on the challenge of designing SunTrust Plaza , with its high profile location overlooking Interstate 4 and just a short walk to Orlando City Hall .
With glass facades and spacious floor-to-ceiling windows, the building, which took two years to construct, offers panoramic views of the city from all angles.
HuntonBrady, founded in Orlando in 1947, was so pleased with the final result that it moved its own offices into the tower, joining an A-list of prominent tenants including  SunTrust Bank, which consolidated all of its local operations in the building.
Prominent features also include a southbound SunRail commuter stop and a unique 18th and 19th floor “sky lobby” for the integrated hotel, with the latest high-tech security.

Mauricio Maso
As the nation’s economy rebounds in 2021 and 2022, Florida , and particularly metro Orlando, are forecast by economists to help lead the way in residential, retail and commercial growth.

Orlando leaders say SunTrust Plaza at Church Street Station helps set the stage for that new era of growth in the heart of downtown, for years to come.

Shvo Wins Approval to Move Forward with Development of Raleigh Hotel Masterplan in Miami Beach, FL

Michael Shvo

MIAMI, FL — Real estate owner and developer Michael Shvo has won approval from the Historic Preservation Board (HPB) of the City of Miami Beach to move forward with the three-acre master plan development of The Raleigh Hotel, together with the South Seas Hotel and the Richmond Hotel, located on Collins Avenue and 18th Street in Miami Beach.

Raleigh Hotel Assemblage, Collins Avenue, Miami Beach, FL

The board approved The Raleigh Master Plan to fully restore the three properties and to unify them as one site in order to operate them as a luxury hotel and condominium building, as presented by developer Shvo, chairman and CEO of SHVO, and his partners.

L. Murray Dixon
The approved plan includes construction of a new 175-foot oceanfront residential tower behind the Richmond and South Seas.

"The Raleigh Hotel is the crown jewel of Miami Beach,” said Shvo.

“This approval marks a new milestone in the partnership between SHVO, "South Beach and the surrounding community.

"SHVO will continue to honor Miami's rich history and culture. We vow to play a significant role in the city’s continued growth and transformation.”

The plans, which were submitted to the board in April, will restore The Raleigh Hotel and its iconic pool, and the historic frontage of the Richmond and South Seas Hotels to their original 1941 grandeur, conceived by legendary architect L. Murray Dixon.

Shvo and his team worked diligently over the past 18 months with the HPB and held over 100 meetings with Miami Beach stakeholders to ensure that the proposed plans would maintain the building’s original façades, effectually restoring the streetscape, as Shvo describes it, “exactly the way it was when it was originally built.”

This includes the removal of the penthouse floor that was added to The Raleigh in 1961, the restoration of the original façades of the South Seas and the Richmond hotels.

The Raleigh Hotel was purchased from Tommy Hilfiger in February 2019 for $103 million. They purchased the Richmond and South Seas for a combined $140 million in August 2019.

Given The Raleigh’s storied history, SHVO is committed to returning it as a cultural beacon for the greater Miami community. Last year, SHVO installed The Raleigh Gardens, an immersive and free temporary installation on the grounds of the hotel, featuring extraordinary sculpture from Les Lalanne.

BLT Enterprises Facilitates Nearly 90,000-SF Expansion for Long-Time Tenant Volkswagen Group of America in Oxnard, CA

Lisa Tamayo
OXNARD, CA, Sept. 9, 2020  – BLT Enterprises, a multi-faceted real estate investment company based in Santa Monica, California, has announced the completion of Oxnard Engineering Campus (OEC) in collaboration with the firm’s tenant, Volkswagen Group of America, Inc. (VWGoA).

The campus, comprised of more than 150,000 square feet and situated on nine acres of land in Oxnard, California, encompasses the VWGoA Test Center California (TCC) and both the Audi Engineering and Volkswagen Quality teams, and is the new home for the VWGoA Design Center California (DCC), which relocated from Santa Monica.

Bernard Huberman
The successful expansion and upgrades were made possible in part due to the ongoing relationship between VWGoA and the landlord, according to Bernard Huberman, Founder and President of BLT Enterprises.

“Our work with Volkswagen Group of America exemplifies BLT’s ‘lifetime landlord’ strategy and mission to adjust to the needs of the companies that lease from us over the long term,” explains Huberman.

“In our role, we strive to help tenants of all sizes expand, move, scale back, and remain nimble as necessary for their business operations – we understand that their successes are our successes.”

Huberman notes that the firm initially embarked on the built-to-suit, LEED-certified TCC project, which was completed in 2012.

Lisa Tamayo, Vice President of Development at BLT, adds that the idea for this project began in 2016, when the landlord demonstrated the possibility of unified campus environment with the neighboring building to VWGoA by first upgrading the property with a fresh coat of paint that matched the TCC.

The BLT team later presented the opportunity to repurpose the recently vacated, nearly 90,000 square-foot industrial and office property they owned adjacent to the TCC.

“Through communicating this vision to our tenant and completing strategic improvements to the facility, we were able to assist in delivering a customized, cutting-edge space to fit Volkswagen Group of America’s precise needs and reflect its unique culture,” says Tamayo.

“This project was a testament to BLT’s commitment to not only form solid landlord-tenant relationships, but to also act as a true, solutions-oriented partner.”

The state-of-the-art OEC features a new lobby designed by Gensler, renovated offices, new training and meeting areas, restrooms, stairs, large workshops equipped with lifts, alignment racks, tire service capabilities, and EV charging stations.

Exterior renovations completed at the property include the installation of new roll-up doors, fresh paint, landscaping and parking lot updates, a new roof, and new rooftop HVAC units. Amenities including car wash systems and additional EV charging stations will be coming soon.
