Arbor Funds $34.5 Million Fannie Mae MAH Green Rewards Loan in Jacksonville, FL

 UNIONDALE, NY – Arbor Realty Trust, Inc. (NYSE:ABR), a leading multifamily and commercial mortgage lender, recently funded a Fannie Mae Multifamily Affordable Housing (MAH) Green Rewards loan in Jacksonville, FL. 


The 444-unit property received $34.5M in refinancing with a fixed 12-year term, two-years of interest only payments, followed by a 30-year amortization schedule. 

 

Garth Davis of Arbor’s San Francisco office originated the deal.

 

“This transaction highlights Arbor’s ability to find customized financial solutions for our borrowers,” Davis said. “We provided competitive bridge-to-permanent acquisition funding which allowed our sponsor to reposition the property in the market and subsequently secure a Green Fannie Mae take-out, which maximized proceeds and provided a lower interest rate.

Stan Johnson Brokers $29 Million Sale of Cincinnati Last Mile Facility to Exan Group

CINCINNATI, OH -- Stan Johnson Company, one of commercial real estate’s leading investment sales brokerage firms, and EXAN Group have transacted on an industrial property in Cincinnati, Ohio for approximately $29 million.

The 134,000 SF building is located at 3191 Railside Avenue near the CBD and is fully leased to a ‘Fortune 5’ ecommerce company.

  Craig Tomlinson and John Zimmerman of Stan Johnson Company represented the seller, Neyer Properties.  EXAN Group represented the buyer, a discretionary Spanish commercial real estate group.

The cap rate was not disclosed.  The site is part of a larger tract that Neyer had acquired in recent years from the City as part of their urban renewal efforts. 

 The newly constructed ‘last mile’ delivery station facility sits on 22.5 acres on the riverfront near downtown providing easy access to the greater Cincinnati and Northern Kentucky areas.

$87.65 million in construction financing secured for Ascent Apartments in Milwaukee, WI

CHICAGO, IL,  Dec.10, 2020 – JLL Capital Markets announced today that it has arranged $87.65 million in construction financing for the 259-unit Ascent luxury apartment property in Milwaukee.

Upon completion, Ascent will be the tallest mass timber building in the world. 

 JLL worked on behalf of the borrower, a partnership between New Land Enterprises and Wiechmann Enterprises, to secure the senior financing through Bank OZK and the mezzanine loan through Hines Realty Income Fund.

 “We are thrilled to be a part of this team to not only add a unique luxury living option to Milwaukee but to advance mass timber development in the U.S., which is an urban landscape game changer that uses sustainable materials that are environmentally impactful on many levels,” said Joyce.  

 The 25-story Ascent apartments will total 272,475 rentable square feet and will offer one-, two- and three-bedroom units averaging 1,052 square feet as well as approximately 8,000 square feet of complementary retail space.

Anticipated to deliver Summer 2022, the project will feature luxurious unit finishes including timber beams and ceilings, heated wood-grain flooring, floor-to-ceiling glass, GE appliances, Wi-Fi enabled washers and dryers and integrated smart technology in all units.

The best-in-class community amenities will include a wellness floor offering an indoor and outdoor pool with retractable glass walls, a sauna, lounge and fitness center.

 On the top floor, a Skydeck rooftop will boast 8,000 square feet of event space featuring a kitchen, meeting rooms, fire pits, cabanas, outdoor cinema area, shared workspaces and remarkable skyline and Lake Michigan views.

 The property is located at 700 E. Kilbourn Ave. in the heart of Milwaukee, the largest city in Wisconsin, which also boasts the 6th highest concentration of colleges and universities in the nation and is a top place for college graduates to live. 

Additionally, Milwaukee’s burgeoning employment hub has the highest concentration of manufacturing jobs in the U.S. and is an up-and-coming city for technology.

DALLAS, TX, Dec. 10, 2020 – JLL Capital Markets announced today that it has arranged construction financing and equity for the Phase II development of 20-Midtown, a mixed-use property consisting of residential and ground floor retail in Birmingham, Alabama. 

 

JLL worked on behalf of the borrower, a group of local developers and investors, to secure a construction loan through Bank OZK and equity investment from New York Mortgage Trust (NYMT).

Phase II of the 20-Midtown development will include 312 apartment units in micro, studio, one-, two- and three-bedroom layouts, with one-bedroom units available in multiple floorplan options.

Savi Provisions and Twisted Cycle to Open Stores at Crabapple Market in Milton, GA

 ATLANTA, GA, Dec. 9, 2020 - Joining a growing tenant lineup, Savi Provisions and Twisted Cycle have signed long-term leases to open new stores at Crabapple Market in Milton, GA.

 Ackerman Retail’s Courtney Brumbelow and Haley Hartman completed the leases with the retailers on behalf of Crabapple Market.

Savi, a market specializing in locally sourced gourmet and organic foods, and fine wines and spirits, has signed a 4,627-square foot lease that will mark the growing chain’s ninth metro Atlanta location.

 

Twisted Cycle, an indoor cycling and HIIT workout studio with five metro Atlanta locations, completed a 2,493-square-foot lease. The stores are scheduled to open in spring 2021.

Crabapple Market is a 200,000-square-foot live-work-play development featuring a mix of retail, dining and entertainment offerings, as well as Class A office space. Phase one of the development is complete and a major expansion is now nearing completion.

“We think Crabapple Market is the ideal place for us to open a new metro Atlanta store,” said Paul Nair, owner of Savi Provisions. “The walkable layout, strong tenant mix and the connectivity to the surrounding community make this a great location for Savi Provisions.”

In addition to its gourmet grocery offerings, Savi serves prepared foods and a variety of health-conscious, made-to-order meal options. The Crabapple location will also house a walk-up coffee bar and specialty juice bar, and a revolving schedule of food and wine tastings.

 The Twisted Cycle store – which will occupy space in the expanded section of the development – is the fitness chain’s first franchise location. It will be operated by franchisees Eddie Cooper and Sherry Rizzi-Cooper.
