JLL boosts Government and Education practice with hiring of clean energy leader Andrew Linowes

Andrew Linowes, CEM, as its Clean Energy Public Sector Lead for its Clean Energy and Infrastructure Advisory team.

 

 In this role, he will be responsible for growing and managing JLL’s clean energy and EV-related business to help government and education clients achieve their sustainability goals.

 

An Association of Energy Engineers-Certified Energy Manager, Linowes, who is based in Washington, D.C., and is a vice president, has more than 12 years of experience in supply and demand-side energy management and financing.

 Prior to joining JLL, he led a team of 50 financial, project development and engineering consultants at Deloitte.

Trion Properties Continues Bullish Southeast Expansion with Acquisition of 297-Unit Portfolio in Highly Desirable Savannah, GA Submarket for $58 Million

 SAVANNAH, GA, July 11, 2022 – Trion Properties, a multifamily investment sponsor and private equity real estate firm based in West Hollywood, California and Miami, Florida, has acquired a multifamily portfolio consisting of two sites, Osprey on the Bluffs and Heron on the Bluffs, totaling 297 units in the Southside submarket of Savannah, Georgia for $57.65 million.

The transaction was brokered by Taylor Bird, Senior Director, Nelson Abels, Director,   Laura Aylor, Associate, and Harrison Cheeley, Associate, at Cushman and Wakefield.

Financing was arranged by Continental Partners, with preferred equity provided by Walker and Dunlop, and lending provided by Capital One.

Drawing upon vast multifamily experience and connections, the firm was able to acquire the highly desirable Bluffs portfolio—located within a supply-constrained submarket with tremendous opportunity for growth—at a below-market price, explains Max Sharkansky, Managing Partner at Trion Properties.

He adds that the submarket is poised for future growth as the nearby Port of Savannah will see $9 billion of planned investment completed within the next three years.

 Further, Hyundai recently announced the construction of a $6 billion electric car and battery factory, which will enhance both the impact of the port and the overall job growth in the market.

“Savannah is one of the fastest growing rental markets in the nation, with 20% year-over-year rental increases,” explains Sharkansky.

3D Investments Acquires Tivoli Villege Lifestyle Center in Las Vegas; Taps Vestar as operator

LAS VEGAS, NV - Vestar, the largest privately-held shopping center owner, developer and manager in the western United States, announces it has been selected by the privately-held Beverly Hills-based 3D Investments LLC to operate its recently acquired Tivoli Village, an open-air mixed-used lifestyle center in Las Vegas. 

The Restoration Hardware-anchored center, located at the corner of Rampart Boulevard and Alta Drive in the upscale western region of the Las Vegas valley, comprises nearly 670,000 square feet of Class A office, retail and restaurant space.

As third-party operators, Phoenix, Arizona-based Vestar is responsible for the implementation of the leasing, property management, operations, marketing, construction and tenant coordination strategies. 

Working with 3D Investments, it intends to build upon Tivoli Village’s existing roster of tenants by drawing a vibrant mix of new chef-driven and quick-service restaurant concepts as well as entertainment, fitness, wellness and lifestyle-focused venues to the center.

While expanding its options, Vestar seeks to cater to clientele comprising local residents as well as out-of-town visitors staying at hotels along the Rampart Boulevard resort corridor. 

Additionally, plans are underway to refresh and modernize the lifestyle center with additional gathering areas and revamped event spaces.

$3.6 Million+ Land Purchase Closes on 3.8 Acres Near Downtown Orlando, FL

ORLANDO –  A local investment group recently closed on the sale of 3.87 acres in the downtown area’s historic Milk District.  

Buyer Surrey Homes USA paid $3,600,892 for the land that has been approved for 31 townhomes and nine single-family homes.

The Seller, a philanthropic team that includes Marisol Santiago Soderstrom, John Kurtz and Roger Soderstrom, Jr. purchased 4.82 acres for $2.65 million when it was only on the market a short time in 2020.

Their plan in purchasing the property was to gift approximately one acre that included the 10,000 Sq. Ft. former Methodist church and fellowship hall to their H20 Church with a growing congregation.  With approvals underway, Surrey Homes then contracted for the remaining 3.87 acres. 

The  new residential infill project is bound on the south by East South Street and existing single-family homes to the east, west and north.

“As far as we know this is one of the largest residential land sales and infill projects in close proximity to downtown Orlando in recent years,” Kurtz said.

Surrey will get underway with their site development this fall followed by construction of townhomes with rear-entry garages served by alleyways and Craftsman-styled single-family homes. Pricing is to be determined.

Soderstrom said members of H20 church led by Pastor Jim Poorman undertook a $250,000, year-long, restoration and renovation of the Mediterranean-style church including a sanctuary and fellowship hall designed by Winter Park architect Rodger Gambles, built in 1956.  

Many of the materials from the project’s demolition work were recycled and incorporated into the new design.  

The building improvements include a new roof, painting, stuccoing the exterior, new interior lighting, new acid-stained floors, a new sound system and a lobby with coffee bar that doubles as a meeting and workspace for the neighborhood. 

“We wanted the lobby to be a place to serve the residents of our community,” Rev. Poorman said, adding “We love downtown and are very excited to be able to stay here and serve the surrounding community.”

“Our strategy was to invest $250,000+ in the existing Spanish/Mediterranean-style church sanctuary and fellowship hall on the remaining acre and gifting them to our H20 church family,” said Kurtz.   

 The non-denominational H20 Church has been a member of the downtown Orlando community for more than two decades and previously held services for over four years in the Abby on the ground floor of the Sanctuary at 100 S. Eola Drive.  

“The overall development plan with an internal roadway network, new landscaping that preserved stately trees and the classic church restoration merges nicely with the surrounding neighborhood,” said Soderstrom, Jr.
