KW PROPERTY MANAGEMENT & CONSULTING Grows Luxury RV and Motorcoach Resort Division with New Development in Southwest Florida

SOUTHWEST FLORIDA– KW PROPERTY MANAGEMENT & CONSULTING, a premier Florida-based association management company, is increasingly being called on to apply its award-winning experience and best practices to luxury RV and motorcoach resort communities from the North Carolina mountains all the way down to the Florida coastline.

In the latest example, KWPMC was retained to manage the Olde Florida Motorcoach Resort development on Florida’s West Coast near Fort Myers.

Olde Florida is the newest project from renowned Naples-based developer Jon Rubinton, who has more than three decades of experience and previously developed the nearby Mangrove Bay.

Construction of Olde Florida is underway, and motorcoach enthusiasts will have opportunities to own or rent at the resort. Scheduled to open in early 2024, Olde Florida will boast a total of 444 motorcoach sites.

KWPMC also provides full-service property management at Pelican Lake Motorcoach Resort in Naples, Yacht Haven Park & Marina in Fort Lauderdale and Mountain Falls Luxury Motorcoach Resort in Lake Toxaway, North Carolina. 

Pelican Lake was the company’s inaugural motorcoach community assignment several years ago, and KWPMC’s success overseeing that resort resulted in the creation of a dedicated division for such communities.

“RV and motorcoach resorts tap into everything from traditional association management to concierge-style luxury hospitality services and rental management,” KWPMC Senior Vice President Zuly Maribona said.

Maribona is at the helm of the company’s Luxury RV and Motorcoach Resort division and its Southwest Florida, Tampa, Orlando, Jacksonville and North Carolina market activities.

“The biggest shift we have seen in the segment is developers opting to highly amenitize these resorts – they are no longer simply RV parks,” Maribona said.

“These are now destination lifestyle resorts, whether they are operated as for-profit resorts or as association communities. The demographics are also changing, as we now cater to a younger age group with different needs than the traditional RV enthusiast.”

That trend is especially evident at Yacht Haven, which attracts a wide range of guests including traveling nurses, digital nomads, young families and longer-term snowbird visitors.

Yacht Haven Managing Sponsor Gary Cioffi and partner Christopher Hein have completed many luxurious renovations and upgrades since acquiring the 20-acre site in 2021, as part of a $26 million investment to position the resort as one of the nation’s premier motorcoach and yachting destinations.

Yacht Haven features 222 motorcoach sites, waterfront views and a marina that can accommodate vessels up to 150’.

Lincoln Property Co. and NAIOP host return of Food & Wine Festival Jan. 26 on Church Street in downtown Orlando, FL

 ORLANDO ---  The Florida NAIOP Food & Wine Festival originally set for early November – when Hurricane Nicole stormed in -- has been rescheduled for Thursday, January 26 on Church Street in downtown Orlando.  

 The delay didn’t dampen the enthusiasm of the developers and owners who reserved exhibit space, and it even garnered more support of the inaugural event.

 

Along with Lincoln Property Company, event sponsors are Synovus, Hunton Brady, Franklin Street, RB Marks, McCraney, McDonald, Ocean Bank, Brasfield & Gorrie, Avison Young, Interstruct and CoStar/Loopnet.



Booth spaces are sold out, according to Shayna Hansen, NAIOP Board of Directors President and Regional Director of Lincoln Property Company.

 

Hansen said the collaborative event will run from 5 p.m. to 9 p.m. and showcase Central Florida’s commercial developments and upcoming projects.   

 

 “We have received amazing support from our community partners. This festival will be a tradeshow style event that will provide a platform for Central Florida developers to share new, planned and existing projects with NAIOP’s network of brokers, developers, owners, investors and associated professionals,” she said.

JLL expands national Loan Sales platform with addition of Chad Coluccio

NEWPORT BEACH, CA, Jan. 19, 2023 – JLL Capital Markets announced today that Chad Coluccio has joined its national Loan Sales team as a Managing Director based out of the firm’s Orange County office.

Coluccio will partner with Senior Managing Directors and co-leads of JLL’s national loan sales platform, Sean Ryan and Will Sledge, as well as Senior Managing Directors Tom Hall and Brett Rosenberg, to source, evaluate and execute performing and non-performing loan sales, REO portfolio sales and distressed debt opportunities across all property types.

JLL Capital Markets leads the $45 millon financing efforts for Commerce 429 in Ocoee, FL

  ORLANDO, FL, Jan. 17, 2023 – JLL Capital Markets announced today that it has arranged $45.1 million in construction financing for the development of Commerce 429, a two-phase, eight-building, Class A industrial facility totaling 485,813 square feet in Ocoee, Florida, a municipality located within the greater Orlando MSA.

JLL worked on behalf of the borrower, McCraney Property Company, to secure the four-year construction financing.

 

The JLL Capital Markets team representing the borrower was led by Managing Director Melissa Rose, Director Michael DiCosimo and Analyst Mateo Bolivar.

 

“The lender provided a great execution, closing through a volatile time in the capital markets,” said Rose. “Construction financing for spec industrial project is still available for best-in-class sponsors developing premium projects in growth markets.”

 

The entire project will comprise eight buildings totaling over 485,000 square feet of Class A industrial space.

The first phase of the project consists of six rear-load buildings with sizes ranging from approximately 27,000 square feet to 131,000 square feet.

 

 The second phase of the project will consist of two rear-load buildings totaling approximately 76,000 square feet and 95,000 square feet, respectively.

 

Commerce 429 is located on an approximately 40-acre site at 1290 Ocoee Apopka Rd. The property has direct frontage on SR-429 and strong access to the Florida Turnpike, Orlando International Airport and the International Drive Corridor. The site is within four hours of every major MSA in Florida.

 

The property is located within Northwest Orange County, a high-performing industrial submarket of the Orlando MSA.

 

Northwest Orange County has seen outsized tenant demand relative to inventory, with current vacancy at 3.6% and 32% rent growth since 2020 - over twice Orlando MSA’s rent growth of 14% since 2020.

She Has a Deal Announces SHaDPitch Today’s Woman Participant Amina Gilyard James Buys 70-Room Quality Inn in Memphis, TN

McLEAN, VA, Jan. 17, 2023—Officials of She Has a Deal (SHaD), a real estate investment platform that creates new pathways to hotel ownership and development for women, today announced that 2022 SHaDPitch Today’s Woman competitor, Amina Gilyard James, acquired the 70-room Quality Inn in the Raleigh neighborhood of Memphis, Tenn. 

The price was not disclosed but was estimated at $4 million, according to several media reports.

SHaDPitch is a hotel investment pitch competition launched in 2020 to catapult women on their journey to hotel ownership by facilitating the process for acquiring or developing a hotel and securing capital for the deal.
