JLL represents Jeans Warehouse in acquisition of two industrial facilities in Halawa Valley, Honolulu

HONOLULU, HI., May 10, 2023 –– Confirming continued demand for Honolulu industrial space, JLL announced today that Jeans Warehouse, a leading apparel retailer, has acquired a 16,000-square-foot industrial facility located at 99-984 Iwaena Street in the Aiea neighborhood of Honolulu, Hawaii. 

 

 The price was not disclosed. The new building will be used for product warehousing, online marketplace, and photo studio.

 

The acquisition of 99-984 Iwaena Street comes of a few months after Jeans Warehouse acquired an 18,500-square-foot industrial facility located at 99-910 Iwaena Street in the Aiea neighborhood of Honolulu, Hawaii for distribution and administration.

 

JLL Vice President Cullen Oesterly represented Jeans Warehouse in both acquisitions as well as the seller of the most recent acquisition, CTY Investors, Ltd.

“Jeans Warehouse chose these two buildings because of their location, building quality, property configuration and proximity to its stores and other facilities,” said Oesterly.

Michael Zimmerman joins Northmarq as vice president in net lease investment sales

 Durham-Chapel Hill, NC, May 10, 2023 — Northmarq’s investment sales team has announced the addition of Michael Zimmerman as vice president – commercial investment sales.

 

Zimmerman specializes in the disposition and acquisition of single tenant and triple net lease retail properties, further expanding Northmarq’s commercial investment sales. 

 

With over 20 years in the commercial real estate business, Zimmerman has been involved in over $1 billion of sales for shopping centers, single tenant, strip centers, office buildings and land deals.

 

Prior to Northmarq, Zimmerman served as principal owner at Ground & Space. He has also served as a Partner at Atlantic Retail Properties and a Managing Director at Calkain Companies.

 

Daniel Herrold

In his new role, Zimmerman joins the commercial investment sales team led by Daniel Herrold, senior vice president of Northmarq’s Tulsa office. Zimmerman will be based in Chapel Hill, North Carolina.

JLL’s Portland Capital Markets team hires Nick Davino as Director

Davino will work alongside Managing Director Buzz Ellis to build out the Portland office and industrial investment sales and advisory team.

Ware Malcomb Promotes René Sanchez to Director, Architecture in Mexico City Office

 MEXICO CITY, MEXICO– Ware Malcomb, an award-winning international design firm, announced René Sanchez has been promoted to Director, Architecture in the firm’s Mexico City office.

 In this role, Sanchez is responsible for leading the growth and management of the architecture studio in the Mexico City and Monterrey offices.

“René has made an enormous contribution to our office in his almost 10 years with Ware Malcomb,” said Andres Galvis, Principal for the firm.

 “Thanks to his leadership, we have diversified into senior housing, education, retail and multistory distribution projects, and look forward to significant continued growth in our region.”

Sanchez was promoted from his previous role as Studio Manager, working with the firm’s regional client base, managing its main accounts, and growing the internal team.

  His colleagues credit Sanchez for single-handedly establishing the firm’s business in the Torreon region of Mexico through his relationships and leadership.

StorageCafe Notes Self Storage Popularity Surging in Central Florida

SANTA BARBARA, CA -- The self storage industry may not be considered glamorous, but it is one whose growth and resilience is a response to people’s very practical needs for extra space, according to StorageCafe's senior editor Francis Chantree.

 

 Recent trends like the adoption of hybrid work, apartment sizes getting smaller, as well as migration patterns from urban to suburban areas have created new needs for storage units, Chantree notes.

  "Add those to other key demand drivers like baby boomers downsizing, the thriving RV market and the recent e-commerce boom and you have a self storage sector poised for more growth," he says.

To get a grasp of the latest self storage trends, who most uses storage away from home, and what drives both homeowners and renters to use self storage, "our analysts at StorageCafe asked almost 18,000 Americans about their storage preferences.

 Here are the key findings from our survey:

  • Across America, 21% of people declared themselves to be self storage users in 2022 and an additional 15% said they intend to take advantage of the service in the future.
  • Top self storage users by generations: Gen-Xers make up the biggest share of storage users in the U.S (23%). They are followed closely by millennials, who have started feeling the need for extra storage space, perhaps because of growing families and increased spending power. Roughly 21% of millennials declared they are using the service.
  •  
  • Main reason for using self storage: Shrinking apartments created a strong need for extra space. Roughly 40% of current storage users reported lack of space at home as their primary reason for renting self storage, overtaking relocating, which was reported by 34%.
  •  
  • The item most common kept away from home is furniture, followed by clothing. Additionally, people also store home appliances, sporting items and hobby gear, as well as business items. Yet, tales of the strange things found in storage units are abundant.

  • The most interested cities: Orlando was 10th and Tampa 18th in terms of average monthly searches. Both cities had some of the largest spikes in searches from 2019 to 2022, with interest in storage jumping an astounding 244% for Orlando and 223% for Tampa.

  • Currently, the average cost of a 10'x10' storage unit in Orlando is $116/month, down 1.7% compared to last year, while in Tampa rents average out at about $120/month, a decrease of 3.2% compared to last year.
