PEBB Enterprises and Banyan Development Begin Construction on Delray Beach, FL Mixed-Use Project

DELRAY BEACH, FL, July 10, 2023 – PEBB Enterprises and Banyan Development started construction on a project that will bring much-needed new retail and self-storage space to a prime corridor in the West Delray section of Delray Beach, FL.

  The frequent joint venture partners are developing Atlantic II on nearly 10 acres at 8778 W. Atlantic Ave.

 Atlantic II consists of a multi-tenant retail building with approximately 10,000 square feet, 100,000 square feet of self-storage and a car wash outparcel. The venture has the outparcel under contract for sale. It expects to complete the project by mid-2024.

Liberty Investment Properties is partnering with PEBB and Banyan on the development. Orlando-based Liberty has developed more than 65 successful self-storage assets across the U.S. since 1990.

 For Atlantic II, it is leveraging a recent strategic alliance with StoreEase Virtual Management to create an innovative, technology-driven experience for customers.

 A lease with Paradise Grills to occupy 6,000 square feet of the retail building has been finalized.

“We are excited to further enhance West Delray with new retail offerings and self-storage space,” PEBB President and CEO Ian Weiner said. “The area’s housing boom has created a significant need for complementary commercial real estate, and our joint venture continues to identify opportunities to fill the void.”

 


PEBB’s nearby Plaza Delray, which was completed in 2021 and has 30,700 square feet of restaurants and service-oriented retail shops, is in close proximity to the Atlantic II site.

 The new project site is also near popular retail centers Delray Marketplace and the Banyan-developed Shop Delray.

 

“These centers are capitalizing on the incredible residential growth in Northwest Boca Raton and West Delray,” Banyan Development Principal Jason Sher said. “Our venture looks forward to building upon our market knowledge and successful West Delray portfolio with Atlantic II.”

Jose Candelario Unveils his 'American Dream' -- a Full-Service Insurance Agency in Brevard County, FL

Cocoa Beach, Brevard County, FL – Growing up as a young boy in Puerto Rico, 43-year-old Jose Candelario loved saving money.

The son of a Puerto Rican chemical engineer and telephone company specialist, the insurance industry back on the island is something that its three million residents are very in touch with.


“Back in 2017, Hurricane Maria turned everything upside down in Puerto Rico,” Candelario recalled. “Homes, cars, businesses and anything that wasn’t locked down to the ground was airborne. My in-laws even saw their clinical lab damaged, but insurance played a huge part in getting it back online.”

Part of the reason for their move to Florida was his wife’s career.  Arleene came to work as a pediatrician with ER experience in Brevard.

  The outlet didn’t have a Spanish-speaking physician, so she was able to be a huge help,” Candelario added. “From there, she helped open the urgent care unit of the clinic and better the service reach to all patients in the area.

LOS ANGELES, CA – Bandon Capital Advisors, a leading commercial mortgage banking and capital advisory firm based in Los Angeles, California, recently arranged a loan transaction of $11.5 million for the refinancing of a 3.11-acre covered-land industrial site with space for Industrial Outdoor Storage (IOS) in Costa Mesa, California, and secured $5 million in financing for two single-tenant industrial assets in Burbank and Pico Rivera, California on behalf of its client, BLT Enterprises.

The single-tenant properties are located at 2901 Thornton Avenue, Burbank, CA, and 7748 Industry Avenue, Pico Rivera, CA.



The 3.11-acre site, which includes a 12,588 square-foot truck and automotive maintenance facility and office building, has been leased to a group of local Hyundai dealerships. The tenants plan to use the property at 3539 Howard Way, Costa Mesa, CA, as a reconditioning, repair, and storage location for its fleet.

There is a rising call for IOS properties as e-commerce exploded during the pandemic.  As logistics companies look for last-mile delivery locations, industrial properties with excess land are in high demand, according to Bryan Kenny, Co-Founder and President at Bandon Capital Advisors.

“Both online shopping and consumers’ call for quick delivery services, which escalated during the pandemic, show no signs of abatement,” says Kenny.

HOUSTON, TX — Northmarq’s vice president Riley Sharman  arranged the sale of a 11,692 sq. ft. shopping center located at 3709 Center St in Deer Park, Texas.

 At the time of sale, the strip center was leased to five tenants. Sharman represented the seller, a Florida-based private investor. A local investor purchased the property in a 1031 exchange.

 Northmarq’s Houston debt and equity team of Larry Peters and Michael Borden secured financing for the buyer.

 “The seller was able to beneficially exercise a tax-deferred exchange and diversify his portfolio by acquiring assets in the Southeastern U.S.,” said Sharman. “One interesting factor was the limited inventory of retail strips for sale in this submarket, and my team was able to produce multiple offers for the seller.”

The Shoppes at Town Square is situated southeast of downtown Houston and off the highly trafficked intersection of Center Street and East Pasadena Boulevard, which sees over 24,000 cars per day.

JLL’s Hotels & Hospitality group brokers sales of Home2Suites and Residence Inn hotels near major universities in Alabama and Virginia

WASHINGTON, DC –  JLL Capital Markets has arranged the sale of Home2Suites by Hilton, a 103-key hotel in Blacksburg, Virginia, and the sale of the Residence Inn Tuscaloosa, a 111-key hotel in Tuscaloosa, Alabama. The prices were not  disclosed.

 

JLL represented the seller, KM Hotels, and procured the buyer, Mission Hill Hospitality.
