Five-building industrial park sells for $40.5 million in Orlando, FL

MIAMI,  FL – JLL Capital Markets has arranged the $40.5 million sale of Cypress Park, an industrial park totalling 256,838 square feet in Orlando, Florida.

 JLL represented the seller and procured the buyer, Harbert Management Corporation.

Cypress Park consists of five buildings located at 9500-9901 Satellite Blvd. The fully occupied industrial park is situated on 23.47 acers and features 20- to 24-foot clear heights and rear-load capabilities.

 

Cypress Park is centrally located within an established industrial pocket of Orlando largely institutionally owned and comprised of national tenants within some of the market’s premier buildings. The industrial park is 10 minutes from Orlando International Airport (MCO) and 16 minutes from Downtown Orlando.

Vista at Reed to expand affordable housing accessibility in far westside of San Antonio, TX

SAN ANTONIO, TX – Opportunity Home San Antonio in partnership with an affiliate of Atlantic Pacific Companies (A|P)OCI Development, and PNC Bank were joined by San Antonio leaders today to celebrate the construction of Vista at Reed, a new affordable housing community in far westside of San Antonio.

"Vista at Reed is a great example of vision and collaboration between our city, housing developers, lenders, and nonprofit partners," said City of San Antonio Mayor Ron Nirenberg. “Expanding access to quality affordable housing to our growing community is one of San Antonio's top priorities.”


Vista at Reed has 56 two-bedroom and three-bedroom apartment homes complemented by business and fitness centers as well as laundry facilities.

The property will host on‐site arts and recreational activities such as book clubs and creative writing classes twice per month, tax preparation classes, health and wellness programming and an annual safety fair provided by local first responders.

 

Rental prices will range from $398 to $1,380 for two- and three-bedroom units, and 55 units are set aside for residents with qualified income up to 60% of the Area Median Income (AMI). A utility allowance will also be provided to residents to help offset their utility expenses.

 

Six of the units are deeply affordable for individuals or families who earn at or less than 30% AMI, which is an annual income at or less than $23,910 for a household of three. An additional 13 units are reserved for households earning 50% AMI, which is an annual income of less than $39,850 for a household of three.

 

“Vista at Reed is a perfect example of how fast District 6 is growing, it’s one of the fastest growing areas of our city,” said City of San Antonio District 6 Councilwoman Melissa Cabello Havrda. “With more people choosing to live in far west San Antonio, there’s a need for more housing options and families will have the opportunity to thrive in District 6."

Located near public transportation and employment areas, the new residential community is in a high opportunity area, which is defined by the Texas Department of Housing and Community Affairs (TDHCA) as an area that provides greater opportunities for residents including high-performing schools, low poverty rate, higher median household income, and great close proximity to services.

 

“Giving individuals and families a place that not only serves as a home, but also where they can receive resources that help them thrive in their communities is the most fundamental part of our mission at Opportunity Home,” said Brandee Perez, Chief Real Estate and Development Officer, Opportunity Home. “The resources offered at Vista at Reed will help to ensure residents there meet and exceed their goals and potential, positively impacting the San Antonio community as a whole.”

 

The project is designed with residents in mind, including children and multi-generational households.  All living spaces will have at least one ADA-accessible pedestrian route to the unit, and at least 5% of units will be set aside for the mobility impaired with additional units designed specifically for the hearing and/or visually impaired.  Residents and their guests will enjoy outdoor play areas, green spaces, recreational areas, and safety features.

Locally Owned Bang & Olufsen-Brand Business Combines High-Tech Audio/Video with Striking Art to Become a Hub for Locals in Winter Park, FL

 WINTER PARK – Located next to Rollins College Bookstore on West Fairbanks Avenue, the Winter Park Bang & Olufsen (B&O) monobrand store is a luxury audio-video experience center owned by Winter Park residents Kristi Klein and

Anthony Zumbo.

The couple created a warm and relaxing showroom to display, demonstrate and sell Bang & Olufsen’s audio and video entertainment products. “This is not just a retail store. It’s a place for anyone in the community to come together and enjoy good sound,” Zumbo said.  

The Winter Park store also showcases local and international art and supports the community by hosting events and providing sound for local activities and non-profits. “It’s a fun way of getting to know the local business owners and our new clients,” Klein said of the couple’s distinct way of attracting new business.




Klein and Zumbo’s store features multiple vignettes including a lounge, a theater room and even a small bar. Bang & Olufsen’s technologically advanced products are displayed throughout the showroom.

Another draw for the community is Vinyl Night on the second Thursday of each month. The free event started last summer with just a few people and it has grown quickly. “There were 70 visitors in and out of the store for our April Vinyl Night,” Zumbo said. “Our guests bring an eclectic mix of vinyl and everyone listens together” said Zumbo. “They say we’re the best kept secret in town.”


The store, named the Winter Park Chamber of Commerce’s 2023 “New Business of the Year,” is celebrating their one-year anniversary this month. “We’re a flagship outlet for this high-end product, and even though Bang & Olufsen is recognized internationally, the Winter Park Bang & Olufsen is locally owned and operated. 

Located at 220 W Fairbanks Ave. in Winter Park, the store is open Tuesday-Sunday.

PipShip brings ViaWest’s new Gilbert, AZ industrial portfolio to 98% occupied

PHOENIX, AZ – JLL has completed a 40,415-square-foot lease for PipShip within ViaWest Group’s recently acquired six-building industrial portfolio in Gilbert, Arizona. With the addition of PipShip, the portfolio now sits at more than 98% occupied.

PipShip will relocate its distribution and e-commerce operations from Tempe, Arizona, to 2075 W. Obispo Ave. in Gilbert, representing an expansion in the metro Phoenix market.

 Its new location is part of the 180,087-square-foot, two-building El Dorado Tech Center, purchased by ViaWest in February as part of a $71.1 million, 428,427-square-foot infill portfolio acquisition from Clarion Partners.
