JLL Capital Markets led the $5 million financing efforts for 330 South. Home Street. in Oceanside, CA

SAN DIEGO, CA – JLL Capital Markets has arranged a $5.11 million refinancing for 330 S. Home St., a 21-unit multi-housing community in Oceanside, California.

 

JLL worked on behalf of the borrower, a joint venture between Westview Real Estate, led by Rob Perkins and Pace Properties, led by Matt Pace, to secure the three-year, fixed-rate loan through a regional bank.

The property is approximately 30 miles north of Downtown San Diego in the North County submarket and has easy access to the San Diego Freeway and State Highway 78, as well as a nearby Amtrak station providing access to all of greater Southern California.

 

For residents that enjoy the coastal lifestyle, 330 S. Home St. is less than one mile from the beach and close to numerous restaurants, retail amenities, the Oceanside Pier and outdoor activities such as surfing, biking, hiking, boating and more.

The property consists of 17 original units that were built in 1970 and renovated in 2023, as well as four newly constructed accessory dwelling units. Parking is available on-site and includes eight garage spaces.

Hospitality Ventures Management Group (HVMG) Adds Three Hotels; Names Heidi Nielsen VP of Business Development

  ATLANTA, GA, May 28, 2024 Hospitality Ventures Management Group (HVMG), an Atlanta-based third-party hotel operator and investor, today provided results for the company’s first quarter of 2024, including the addition of three, new third-party hotel management agreements and above-industry average results in revenue per available room (RevPAR) and RevPAR growth.

 “Year-to-date, we continue to outperform our competitors, providing additional value to our owners.  HVMG’s year-to-date RevPAR Index exceeds 110% up 3.5% YTD.  Our market share premium coupled with how much of the increase in total revenue flowed to GOP line has driven incremental asset value of hotels under management by approximately $60 million over the trailing 12-month period.”

 

The three new hotels include:

 

1.         The 30-unit (22 four-bedroom villas and eight single unit hotel rooms) Islands of Islamorada in Islamorada, Fla.

2.         The 158-suite Homewood Suites St. Louis Galleria in Richmond Heights, Mo.

3.         The 128-suite TownePlace Suites Brentwood in Brentwood, Mo.

 Previously, she was managing director for HVS Consulting and Valuation.  While there, she worked in markets across the U.S. and completed more than 1,500 assignments.  A regular panelist at industry events, Nielsen also has served as an executive board member of the College of Charleston’s HTMT program and is part of The Goldie Initiative mentorship program. 

 

 She received her Bachelor of Science in Business Administration with a concentration in Hospitality and Tourism Management from the College of Charleston.

Constellation Real Estate Partners and Northwestern Mutual acquire 75 acres in Orlando, FL

 ORLANDO, FL — Constellation Real Estate Partners, an investor and developer of logistics properties, in partnership with Northwestern Mutual, a leading financial services company,has acquired 75.08 acres of land located at 10195 Boggy Creek Road in Orlando, Florida for the development of Constellation Air Commerce, a three-building, 972,079-square-foot Class A industrial park.  Construction will begin in 2024 with completion scheduled for the third quarter of 2025.

During his tenure at One, Brad played a pivotal role in the underwriting, financial modeling, due-diligence, and maximizing the value of a multifamily portfolio exceeding $2 billion (15,000 units) across Texas and the Southeast.

Zach Chilelli is being promoted to Vice President of Investor Relations and is responsible for fundraising, expanding the firm’s investor base, serving the needs of existing investors, and investment reporting. He is based out of the New York office.
