Regency Centers Announces Closing of $250 Million Unsecured Term Loan



 JACKSONVILLE, FL -- Regency Centers Corporation (“Company”) announced  that it has closed on a $250 million unsecured term loan (“Term Loan”). The Term Loan has a five-year term and matures on December 15, 2016, but can be paid off at par any time prior to maturity. The Term Loan will be funded in January 2012.

The interest rate on the Term Loan is equal to LIBOR plus a margin that is determined in accordance with the Company’s long-term unsecured debt ratings. At the time of the closing, the effective interest rate was LIBOR plus 145 basis points.

Wells Fargo Securities, LLC was Sole Lead Arranger and Bookrunner. Wells Fargo Bank, National Association, was Administrative Agent. PNC Capital Markets LLC was Syndication Agent. Regions Bank,

HFF closes portfolio sale of three iconic San Francisco Bay area hotels in four separate transactions



SAN FRANCISCO, CA – HFF announced that it has closed the portfolio sale of 398 rooms consisting of three iconic, generational hotels in the San Francisco Bay area – The Huntington Hotel (middle right photo) in San Francisco, and the La Playa Hotel and Cottages-by-the-Sea (top left photo) in Carmel-by-the-Sea, in which the seller held a fee interest in the properties, as well as the Galleria Park Hotel (middle left photo) in San Francisco, in which the seller held a leased-fee interest in the land beneath the hotel.

HFF marketed the hotels on behalf of the seller, Nob Hill Properties, Inc.  The properties were purchased by four separate investors.  Grace International Pte Ltd, based in Singapore, purchased The Huntington Hotel (140 rooms),

Classic Hotels and Resorts, a subsidiary of Grossman Company Properties purchased La Playa Hotel (75 rooms and one cottage), Carmel Cottages, LLC purchased Cottages-by-the-Sea (five cottages), and an affiliate of  Interwest Capital Corporation purchased the Galleria Park Hotel (177 rooms).

The Huntington Hotel, located at 1075 California Street atop Nob Hill in San Francisco, is situated adjacent to Grace Cathedral and Huntington Park as well as other luxury hotels including the Fairmont, Mark Hopkins and the Ritz Carlton. 

The 12-story property, which is a short distance from the Financial District and Union Square shopping area, has 140 rooms, conference and meeting room facilities, the “award winning” Big 4 Restaurant, and Nob Hill Spa, named by the San Francisco Chronicle as “one of the most luxurious spas in the city.” The hotel was sold unencumbered by management and any franchise affiliation.

La Playa Hotel, a boutique Mediterranean-style resort, is located two blocks from Carmel Beach and Ocean Avenue in Carmel-by-the-Sea.  The historic resort is also less than two miles from a number of “world-renowned” golf courses including Pebble Beach, Spyglass Hill and Cypress Point.  La Playa Hotel has 75 rooms plus one, stand-alone cottage, the Terrace Grill and five meeting rooms.  The resort was sold unencumbered by management and any franchise affiliation.

Cottages-by-the-Sea is a cluster of five “very unique” one- to three-bedroom cottages ranging in size from 448 to 2,163 square feet.  Cottages-by-the-Sea is located across the street from La Playa Hotel and will be operated separately from La Playa Hotel.

The Galleria Park Hotel, located at 191 Sutter Street in San Francisco, is nestled between Union Square and the Financial District.  The 177-room hotel is managed by Joie de Vivre Hospitality.

New 26-Story Tower Proposed For Downtown Fort Lauderdale, FL


 MIAMI, FL -- As developers work to sell off the remaining one percent of the Downtown Fort Lauderdale condos created during the last real estate boom, South Florida's biggest vertical residential developer - Jorge Perez (top right photo) of the Related Group - is proposing a 26-story rental tower on the south bank of the New River. 

A Related Group-controlled entity is proceeding through the governmental process in hopes of constructing the proposed 256-unit New River Yacht Club on a site just west of Andrews Avenue that had once been slated for a condo tower, according to the South Florida Sun-Sentinel. 

As of Nov. 17, 2011, developers have proposed at least 14 new highrise condo towers with more than 3,600 units for the tricounty South Florida region of Miami-Dade, Broward, and Palm Beach, according to the CondoVultures.com Preconstruction Condo Projects list.

"Market conditions in the Downtown Fort Lauderdale and Beach condo market are improving," said Peter Zalewski (middle left photo), a principal with the Bal Harbour, Fla.-based real estate consultancy Condo Vultures® LLC.

"Only about 65 of the condos that were created during the real estate boom in the Downtown Fort Lauderdale and the Beach market - dating back to 2003 - have not yet been sold. On the rental front, the Downtown Fort Lauderdale and the Beach market has about a 45-day supply of condos available for lease as of November 2011.

Voit Real Estate Services Completes New 12,000-SF Office Lease in Orange County, CA

$159 million sale of Regents Park in Chicago closed by HFF



CHICAGO, IL – HFF announced today that it has closed the sale of Regents Park (top left photo), a two-tower, 1,031-unit multi-housing property with 7,591 square feet of ground floor retail space in Chicago, Illinois.  

HFF marketed the property on behalf of the sellers, who are members of the Crescent Heights® group of companies. 

 RP Holdings, LLC purchased Regents Park for $159 million and assumed the existing financing on the property. 

Regents Park is located at 5020-5050 South Lake Shore Drive along the western shore of Lake Michigan in Chicago’s Hyde Park neighborhood. 

Hyde Park is six miles south of the “Loop” and is home to the University of Chicago and the University of Chicago Medical System.

 The 90 percent occupied property has studio, one-, two-, three- and four-bedroom units averaging 979 square feet each.

CalPERS Names Sean Tracy to Lead Enterprise Strategy and Performance Division



 SACRAMENTO, CA – The California Public Employees’ Retirement System (CalPERS) has named Sean Tracy (top right photo) to lead the pension fund’s newly established Enterprise Strategy and Performance Division.

Tracy will be responsible for the overall planning, development and monitoring of CalPERS strategic and annual business plans working with the System’s executive leadership team.

 He will also oversee the development of performance measures for the organization and will help coordinate CalPERS position on urgent enterprise emerging issues. 

Tracy, who will report to Steve Kessler (middle left photo), Deputy Executive Officer for Operations and Technology, begins his position on December 7, 2011.

Dalfen America Corp. Acquires REO Industrial Property in Tennessee



MONTREAL, Quebec, Canada --  /PRNewswire/ --Dalfen America Corp. announced the acquisition of Trinity Ridge Business Center (top left photo).

Built between 1998 and 2007, this eight-building industrial park totals 234,000 square feet and is located in Cordova, Tennessee, an affluent suburb of Memphis.

In 2007, Trinity Ridge Business Center was acquired by DBSI Inc. for $22.9 million. The property was foreclosed on last year and the loan servicer, LNR Partners, LLC, sold the property to Dalfen America Corp for $7.2 million.

Manufactured Home Community Trades for $55 Million in Massachusetts

  

 MIDDLEBOROUGH, MA. – Marcus & Millichap Real Estate Investment Services, the nation’s largest real estate investment services firm, has closed on the sale of Oak Point (top left photo) a senior manufactured housing community for in Middleborough.

The 55-plus senior community includes 870 occupied homes and entitled, permitted land for 280 additional homes. The sales price was $55 million.

IRSA Inversiones y Representaciones (NYSE: IRS) Affiliate Agrees to Purchase Investment in Supertel Hospitality



NORFOLK, NB – Supertel Hospitality, Inc. (NASDAQ: SPPR), a real estate investment trust (REIT) which owns 101 hotels in 23 states, announced that it has entered into a purchase agreement for the issuance and sale of convertible preferred stock to Real Estate Strategies L.P. Sale of retail power center in southwest Houston closed by HFF



  

 HOUSTON, TX – HFF announced today that it has closed the sale of The Crossing at Fort Bend (top left photo), a 116,064-square-foot retail power center in Sugar Land, Texas.

HFF marketed the property on behalf of the seller.  MCOM SHOPPING CENTERS LLC purchased the asset for an undisclosed amount and Prosperity Bank provided third party financing for the buyer.

The Crossing at Fort Bend is situated on 23.05 acres at 14440 Hillcroft Street, at the northwest corner of Sam Houston Parkway and the Fort Bend Tollway about 13 miles southwest of Houston’s central business district.

 The property was completed in two phases in 2007 and 2010, and is 90.4 percent leased to tenants including Ross Dress for Less, Staples, Dollar Tree, JPMorgan Chase, Subway, Whataburger and Chili’s.  The sale also includes six available development parcels/pad sites.

CalPERS Names Carol Baldwin Moody To Lead Investment Compliance Unit

  

SACRAMENTO, CA – The California Public Employees’ Retirement System (CalPERS) today announced the appointment of Carol Baldwin Moody (top right photo) as Senior Portfolio Manager for Investment Compliance and Operational Risk.

Moody has extensive U.S. and international experience in legal, compliance and risk management in banking, insurance, pension, private equity and mutual fund sectors. As the head of CalPERS new Investment Compliance function, she will be responsible for developing, implementing and monitoring investment management compliance and operational risk programs and policies.

“Carol brings to CalPERS a wealth of legal and global financial experience and a deep knowledge of compliance and risk management issues,” said Janine Guillot (lower left photo), CalPERS Chief Operating Investment Officer. “Under her leadership, I’m confident our Investment Compliance function will set the highest standards in the development and rigorous enforcement of our risk management policies.”

After 11 years of law firm and in-house practice, Moody in 1997 became head of compliance for Citicorp’s Global Relationship Bank.
