HFF arranges construction and land financing for industrial project in Raleigh, NC

INDIANAPOLIS, IN  – Holliday Fenoglio Fowler, L.P. (HFF) it has arranged construction and land financing for the to-be developed Patriot Park in Raleigh, North Carolina. 

The initial construction at Patriot Park will include two Class A spec industrial buildings totaling 322,800 square feet, and, once fully built out, Patriot Park will total up to one million square feet. 

HFF worked on behalf of the developer, Strategic Capital Partners, Inc., to place the three-year loan with First Tennessee Bank.  Funding consists of two loans, the first loan funds the development of the two buildings, and the second loan funds the cost of acquiring the 96 acres of land for the facility and pad sites.

Located at 3921 IBM Access Road, the facility will be south of TW Alexander Drive and east of Miami Boulevard in Raleigh’s Research Triangle Park (RTP) submarket.

 The property is proximate to Interstate 40 and less than seven miles from Raleigh-Durham International Airport.  The 96 acres on which the facility will be constructed are some of the last large acreage tracts remaining in the RTP area.

The construction will be completed in two phases beginning with the construction of two identical 161,400-square-foot, rear-load buildings on 15 acres and providing infrastructure for future phase II projects.  Expected completion for phase I is the first quarter of 2018.

HFF arranges $17.5 million acquisition financing for three-building distribution facility in Fredericksburg, VA

FLORHAM PARK, NJ –– Holliday Fenoglio Fowler, L.P. (HFF) announced it has arranged $17.5 million in acquisition financing for a three-building distribution facility totaling 487,897 square feet that is fully leased to CVS Caremark Corporation (CVS) in Fredericksburg, Virginia.

HFF, on behalf of the borrower, ARCTRUST, placed the 10-year, fixed-rate loan with Kansas City Life Insurance Company.

The CVS distribution facility is a mission-critical facility, serving as one of the company’s 17 U.S. distribution centers and distributing to 377 CVS stores across Maryland, North Carolina, Virginia and the District of Columbia.

 The facility, which was completed in 1985 and expanded in 1995, consists of a main building housing a warehouse and offices, an aerosol storage facility and a truck repair facility. 

The buildings have 39-foot clear heights and a total of 65 dock-high doors with one drive-in loading dock.  Situated on 39.4 acres at 500 Lansdowne Road, the facility is located in northeast Virginia in the Great Fredericksburg industrial market.

The HFF debt placement team representing the seller was led by senior managing director Greg Nalbandian.

“We were able to identify an insurance company that understood the asset and met the client’s objectives by providing a 75-percent max LTV with a 10-year term and 30-year amortization,” Nalbandian said.  “Kansas City Life Insurance Company also offered prepayment flexibility, which was a critical requirement of the sponsor.”

HFF secures $14.9 million financing for warehouse distribution building and land site in South Brunswick, NJ

(HFF) announced today that it has secured $14.9 million in financing for a 368,537-square-foot, rail-served warehouse distribution building and adjacent 16-acre development site located at 83 Stults Road in South Brunswick, New Jersey.

HFF worked on behalf of the borrower, a partnership between EverWest Real Estate Partners, LLC and Accordia Realty Ventures, to place the three-year, floating-rate loan through Malvern Federal Savings Bank (Malvern).

 Loan proceeds will be used to cover acquisition and closing costs associated with the purchase, pay for planned capital improvements to the property and used for soft costs associated with securing approvals for the development site.  The property is subject to a short-term sale-leaseback with Hermann Services Inc.

83 Stults Road is located two turns off Exit 8A of the New Jersey Turnpike (Interstate 95) in the Exit 8A industrial submarket, recognized as one of the nation’s leading industrial markets.

The property is in the epicenter of the Boston-Washington, D.C. corridor and is less than 40 miles from the Port of Newark/Elizabeth and Newark Liberty International Airport.

 Additionally, the property is 46 miles from New York City and 53 miles from Philadelphia.  83 Stults Road features a 24-foot clear ceiling height, 23 loading docks, one drive in dock and 14,745 square feet of office space. The borrower plans on subdividing the property and erecting a 200,000-square-foot warehouse on the adjacent land parcel.

Marcus & Millichap Arranges $925,000 Sale of Dunedin, FL Apartment Property

Atlanta, GA – A partnership between Artemis Real Estate Partners, Ackerman & Co. and MLL Capital has purchased a four-building medical office portfolio totaling 423,411 square feet in San Antonio, Texas.

The on-campus properties are located in two clusters. Two buildings are in the San Antonio CBD, adjacent to the $175-million San Pedro Creek redevelopment. The other two buildings are in the South Texas Medical Center – the largest medical research, education and healthcare provider in South Texas.

The new ownership will invest $27 million into renovating and leasing the portfolio. Property upgrades will include new building lobbies, the addition of common area improvements, parking upgrades, and state-of-the-art elevators and mechanical systems.

CHICAGO, IL — The joint-venture equity fund established by USAA Real Estate and HSA PrimeCare, the national healthcare real estate division of Chicago-based HSA Commercial Real Estate, announced the acquisition of a 45,722-square-foot medical office building in Plymouth, Minn.

The building is well-situated in the prominent western suburb of Minneapolis, within Plymouth’s City Center, which features abundant community amenities including an ice-skating area, Lifetime Fitness, a movie theater, and other shops, restaurants and public services.

Built in 2014, the Class A medical building is anchored by North Clinic, a large, independent physician group that occupies the full first floor.

According to Morgante and Wilson, the three new partners also represent the firm’s comprehensive and multi-faceted approach to design, which includes expertise in architecture, interior architecture, interior design and furniture design. All three have worked on not only the luxury private residences and vacation homes the firm is known for, but also commercial projects, including partnering with some of Chicago’s top developers such as Fifield Realty Corp. to design high-end multifamily interiors.

“In recent years, as John, K. and Bob have taken on additional leadership in their respective specialties, it has allowed us to pursue new opportunities for our firm,” said Wilson. “Their involvement will continue to be key in shaping the company in the years ahead.”


Bob Zuber

John Potter, 49, joined MWA in 1997 as a project manager. He has worked with clients on private residences located across the country, including in Illinois, Wisconsin and Michigan as well as the Virgin Islands.

He has also been involved with most of the firm’s commercial, multi-use and multifamily projects, and is actively involved in marketing the firm. A native of Syracuse, N.Y., and Boston, he earned a bachelor’s degree in art history from the University of Chicago and a master’s degree in architecture from the University of Illinois at Chicago.

Potter is a member of the American Institute of Architects (AIA) and is licensed by the National Council of Architectural Registration Boards (NCARB). He is also active with Inspiration Corporation, a group that helps people affected by homelessness and poverty, and was recently named to the organization’s board of directors.


A 10-year veteran of MWA, K. Tyler, 45, launched the firm’s interiors department with Elissa Morgante in 2007, expanding the richness and scope of the company’s work while also providing a valuable add-on service to clients.

Tyler now leads interior design work spanning primary and vacation residences; private offices; and multifamily common areas, amenity suites and unit interiors.

 Prior to joining MWA, Tyler was a senior merchandise manager for Baker Furniture and a buyer for the home décor division of Neiman Marcus Direct. She transitioned to the interior design and furnishings industry after spending several years as a CPA/auditor for Price Waterhouse Coopers.

Tyler received a bachelor’s degree in accounting from Southern Methodist University in 1994, and later went on to earn a degree in interior design from Chicago’s Harrington College of Design in 2007.

An Allied member of the American Society of Interior Designers, Tyler is a new member of the Women’s Club of Evanston and is also the fundraising co-chair of the philanthropic arm of the Delta Chi Omega chapter of Alpha Kappa Alpha Sorority, Inc.

Bob Zuber, 44, has been with MWA more than 19 years, joining the firm in 1998 after moving to Chicago and following a short tenure with the architectural firm Solomon Cordwell Buenz.

 Skilled in a variety of design styles, Zuber, an AIA member, works closely with every architectural project manager and the associated project teams at MWA.

In his role as senior designer, he collaborates on projects at all stages, from early schematic design on. He is also involved in hiring and employee professional development, and heads the company’s mentor/mentee program.

A native of Assumption, Ill., Zuber attended the University of Illinois at Urbana-Champaign, where he earned both a Bachelor of Science degree in architectural studies, and a Master of Architecture degree. He is active in volunteering, with a focus on organizations serving those impacted by AIDS/HIV.

CBRE's Philip D. Voorhees, Preston Fetrow, Kirk Brummer and NRP-West Team Complete Sale of Grocery-Anchored Shopping Center Riverlakes Village in Bakersfield, CA

Voorhees and Senior Vice Presidents, Preston Fetrow and Kirk Brummer announced that they, in conjunction with the National Retail Partners – West (NRP-West) team, completed the sale of Riverlakes Village, a 92,212-square-foot grocery-anchored shopping center in the city of Bakersfield, Calif.

The neighborhood shopping center, which was 97 percent leased at the time of sale, is anchored by Vons with a synergistic mix of high performing tenants such as CVS/pharmacy (NAP), US Bank, Starbucks, Chipotle, Supercuts, Verizon Wireless, Carl’s Jr. (NAP), and Bank of America (NAP).

CBRE’s retail investment experts Voorhees, Fetrow and Brummer, along with Jimmy Slusher, Megan Wood, Matt Burson, Sean Heitzler, James Tyrrell and John Read, represented the seller, Crow Holdings Capital Real Estate (CHC-RE), a Dallas-based manager of private real estate funds. The buyer was Phillips Edison Grocery Center REIT II, Inc.

According to Voorhees, "The yield premium in the secondary markets such as the Central Valley, is compelling for investors in today's low cap rate environment and Riverlakes Village’s excellent grocery and restaurant sales, i.e. Chipotle, Steak and Grape’s and Me-N-Ed’s Pizza, demonstrate the quality of this location.”

Built in 1997, Riverlakes Village consists of six parcels totaling 9.48 acres at the southeast corner of Coffee Road and Hageman Road. This intersection provides immediate access to the area’s most established and affluent neighborhoods, which have an annual household income averaging nearly $100,000.

According to Voorhees, the CBRE team’s marketing system distributed more than 594 offering memoranda to investors and brokers, and through the team’s "managed bid" offer process, generated multiple offers to purchase the property.
