Historic 296-Room Seaview Dolce Hotel in Galloway, NJ Launches $17 Million Renovation

GALLOWAY, NJ (Oct.16, 2018): Seaview, a Dolce Hotel - part of the renowned meetings and events brand Dolce Hotels and Resorts by Wyndham - announced plans for a transformational renovation updating its 296 guest rooms, event spaces and dining outlets with modern design inspired by the hotel’s celebrated Jersey Shore history. 

The renovation comes on the heels of new ownership for the hotel, which was sold in August 2018 to Dr. Kiran Patel, Florida philanthropist and Wyndham partner on landmark hotels including the striking Wyndham Grand Clearwater Beach in Florida and prominent Dolce Cheyenne Mountain Resort in Colorado.

The $17 million renovation will include updates to all 296 guestrooms and suites; refreshed meeting spaces, lobby and public areas; renovations to the outdoor pool; and new dining options including a new original restaurant concept within the hotel’s famed Oval Room.

To sustain the massive renovation, guest rooms and meeting spaces will be closed to visitors for the winter months, reopening starting in March 2019. The hotel’s golf course remains open.

Founded in 1914, the historic Seaview Hotel has hosted famed names such as Presidents Warren G. Harding and Dwight D. Eisenhower, The Rolling Stones, Bob Dylan and Grace Kelly - who in 1946, celebrated her sweet 16 party in the resort’s legendary Oval Room.

This history inspires the hotel’s redesign, which includes a hint of art deco nostalgia – a playful nod to Atlantic City’s heyday – paired with cool, coastal blues and modern, comfortable furnishings.

 The coastal motif carries into the hotel’s 27,000 sq. ft. of event space, which caters to a variety of social events with customizable menus and packages for weddings with both indoor and outdoor ceremony venues, bar and bat mitzvahs, family reunions and fundraisers.

Shaner Hotels Announces Opening of 98-Room Fairfield Inn & Suites Dayton in Dayton, OH

DAYTON, OH Officials of Shaner Hotels, an award winning, international hotel owner, operator and developer, announced the opening of the 98-room Fairfield Inn & Suites Dayton in Ohio.

  Shaner operates and co-owns the select-service hotel in conjunction with Crawford Hoying, a full-service, multi-class real estate company, marking their third joint venture project together with a fourth Ohio hotel in the planning stages.

SAN DIEGO, CA -- BLT Enterprises, a multi-faceted commercial real estate investment company, has completed ground-up construction of a 63,800 square-foot industrial building in the Kearny Mesa submarket of San Diego, California for $12 million.

In fact, as a result of this influx in demand, the Kearny Mesa Planning Group has implemented a plan to integrate more residential communities and retail centers in the region to create a more live/work/play environment, which will further drive increased demand to Kearny Mesa from both residents and businesses.

Avanath Acquires Two Affordable Multifamily Properties in Metro Chicago totaling 668 Units for $72.2 Million

            CHICACO, IL and WILLOWBROOK, IL  — Avanath Capital Management, LLC, a private real estate investment manager and Registered Investment Adviser, has acquired two affordable multifamily properties totaling 668 units in the Chicago metro.

The assets were acquired through Avanath’s institutional fund, Avanath Affordable Housing III for a combined total of $72.2 million.

The properties include 582-unit Hinsdale Lake Terrace in Willowbrook and 86-unit Drexel Court in Chicago.  Both are mid-1900’s-era affordable housing properties in economically thriving submarkets, according to John Williams, President and CIO of Avanath Capital Management.

            “The Chicago market is precisely aligned with our investment thesis, through which we preserve affordability in the nation’s most cost burdened regions, while simultaneously driving value for investors,” says Williams. 

“Chicago has emerged as a hub of growth with rapid economic revitalization that is now spilling over into the city’s submarkets and South Side. With this sprawl comes rent increases, which put pressure on the local workforce and community, resulting in a dire need for more affordable housing options.”

            By acquiring these two properties, Avanath is addressing this need while also amassing economies of scale to drive down operating costs for investors.

            “This acquisition increases our footprint in the region, bringing our portfolio in the Chicago metro to more than 840 units,” Williams says. “Drawing upon our national property management platform, we will be able to increase operational efficiencies and deliver a high quality of life to our residents throughout the region.”

            Avanath Capital Management acquired Hinsdale Lake Terrace, a 582-unit, family affordable apartment community at 16 West 150 Honeysuckle Rose Lane in Willowbrook, Illinois for $63 million.

            Avanath Capital Management also acquired Drexel Court Apartments, a six-story, 86-unit affordable housing community at 6140 S. Drexel Avenue in Chicago, Illinois. for $9.15 million.

As an important venue for expanded knowledge and peer-reviewed experimentation in the area of visual arts, the Lawrence R. and Sandra C. Armstrong Gallery features student and faculty projects, site-specific installations, traveling exhibitions, design competitions and other curated events that expand the CAED’s audiences and partnerships.

Armstrong and his wife also founded the Armstrong Family Scholarship for the College Architecture & Environmental Design and the Armstrong Family Visiting Artist Series for the School of Theatre and Dance. 

Established in 2013, the Armstrong Family Visiting Artist Series is a unique program that allows a guest professional choreographer to be invited to work with students each year. 

Armstrong, who is also an accomplished artist, exhibited his Layered Vision series at the opening of the Lawrence R. and Sandra C. Armstrong Gallery, and later donated one of the pieces from the exhibit for permanent display.

HFF announces $15.65 million construction financing for self storage facility near New York City

NEW YORK, NY –– Holliday Fenoglio Fowler, L.P. (HFF) announces the $15.65 million construction financing for the development of Hillside CubeSmart, a 1,203-unit, CubeSmart-branded self storage facility in Hillside, New Jersey.

The HFF team worked on behalf of the developer, Quinlan Development Group, to place the construction loan with Bank OZK.  

CubeSmart, one of the nation’s top operators of self storage facilities in the U.S., has been brought on to lease and manage the property.

Hillside CubeSmart will feature 1,162 climate-controlled and 41 non-climate-controlled drive-up units.  The property is located at 591 North Union Avenue immediately off of the Garden State Parkway, which exposes the property to more than 282,000 vehicles per day.

The development will be in Hillside, a community in Union County less than 15 miles from New York City with a current shortage of self storage space.  More than 300,000 people living in 108,562 households live within a three-mile radius of the site.
