Henin’s Springview Woods Final Phases 3 and 4 Ready for Vertical Construction in DeBary, FL

DeBary, FL--- With the first two phases of D.R. Horton homes sold out sooner than projected, Henin Group’s Springview Woods has accelerated and completed all infrastructure of Phases 3 and 4 with another 97 home sites. 
  The City has given final plat approval for Phase 3 of Springview and vertical construction will immediately get underway there according to Jerome Henin, president of Henin Group.   
 The 64-acre community which opened in 2018 features one and two-story single-family homes in six distinct floor plans offered by D.R. Horton.

  The preferred builder at the community has seen ongoing successful sales since opening its model home at 400 Tallow Wood Circle off US 17-92 down the street from the West Volusia SunRail Station.      
  “Sales have been almost three times better than anticipated at this development,” Henin said.   There will be 195 homes in all four phases of Springview Woods.   Buildout is now projected to be in early 2021.

EverWest Delivers $24 Million LA Airport Warehouse Conversion; Fully Leased to Credit Tenant

EL SEGUNDO, CA – Following a year-long construction effort, EverWest Real Estate Investors has completed and fully leased 1925 East Maple. Located immediately southeast of Los Angeles International Airport, the $24 million adaptive reuse project has transformed a 1950s-built former warehouse into a new Class A creative office project.
The building will be fully occupied under a long-term lease to Science Applications International Corporation (NYSE: SAIC), a 23,000-employee company providing high-end engineering, IT and missions solutions to defense, space, civilian and intelligence customers.
 Headquartered in Reston, Virginia, SAIC has pro forma annual revenues of approximately $6.5 billion. 
The 1925 East Maple building sits on 2.4 acres at the intersection of Interstate 105 and Highway 1, less than two miles from Interstate 405 and minutes from the amenities of the El Segundo/ Manhattan Beach waterfronts.

 EverWest purchased the property in late 2017 and over the next 15 months implemented a major redesign to create a 45,270-square-foot, one-story open floor office design.
“This building caters to a very tech-oriented tenant profile that has emerged – and continues to evolve – in El Segundo,” said EverWest Managing Director Erik Good, who oversees the company’s Southern California acquisition activity.
 “We immediately recognized the potential that this 1950s vintage architecture offered for a modern creative office repositioning. It is perfect for this demographic, so we worked hard to preserve that history while also introducing modern efficiencies and elements that today’s office occupiers demand.”
The architecture at 1925 East Maple mixes original clerestory windows and brick walls with 15-foot ceilings, campus-wide Wi-Fi, active and passive recreational spaces, showers with lockers, on-site EV charging stations and bicycle and food truck parking. Interior spaces benefit from newly installed prismatic skylights, which maximize natural light, and are surrounded by strategically located outdoor patios.

In addition to its immediate proximity interstates and thoroughfares, 1925 East Maple is two blocks from the Metro Green line and the new LAX line. 
It provides quick access to all regions of the LA metroplex and, via the Los Angeles International Airport, to regional and international destinations. It is within walking distance to ten hotels and a wide selection of dining, shopping and entertainment.


SAIC is scheduled to move into1925 East Maple in June.
