KBS Assisted in $165.5 Million Acquisition of Park Tower in Sacramento, CA

Park Tower, a 489,171 square-foot Class A office building in downtown Sacramento, Ca

SACRAMENTO, CA (Feb. 25, 2020) – KBS, one of the largest investors in premier commercial real estate in the nation, announced today the company assisted in the acquisition of Park Tower, a 489,171 square-foot Class A office building in downtown Sacramento, California.

Rod Richerson
The property was acquired for $165.5 million by Prime US REIT (PRIME), which trades on the Singapore Exchange Securities Trading Limits ticker as: OXMU.

Grant Lammersen, Steve Golubchik and Tyler Myerdirk of Newmark Knight Frank brokered the transaction.

Bruce Fischer, Christine Fan, and Howard Chu of global law firm Greenberg Traurig, LLP’s Orange County office represented PRIME as legal counsel in the acquisition.

KBS serves as the U.S. based asset manager for the portfolio, which included identifying and sourcing this asset on behalf of the portfolio. Park Tower is a Class A property that consists of 24 stories of office space, retail and parking garage space.

Grant Lammersen
“This is the first new acquisition for the portfolio since listing 11 properties on the Singapore Exchange last year,” says Rod Richerson, regional president, Western United States, for KBS.

“Acquiring Park Tower is a strategic investment into a prime location and a premier asset. At 92% occupancy, Park Tower is one of the top five buildings in the downtown Sacramento market with strong in-place cash flow and a diverse base of credit tenants.”

Sacramento is a region with healthy fundamentals for continued growth, adds Richerson.

“Private companies are increasingly drawn to Sacramento for its abundant young and highly educated workforce and lower cost of living. More than 34% of individuals in the area have a college degree.”

 Christine Z. Fan

According to a Q4 2019 Sacramento Market Report from Newmark Knight Frank (NKF), the Sacramento office market maintained its positive momentum in the fourth quarter to finish the year strong.

Steve Golubchik
Net absorption was positive for the 13th consecutive quarter, totaling 159,317 square-feet, which brought the year to date total to a positive 780,922 square-feet.

Sacramento’s office market also features high barriers to entry with less than 5% vacancy in Class A office assets and no new projects under construction in the downtown market.

Several major tech, biotech and healthcare firms have a presence in the region, including the Intel Corporation, Hewlett Packard, Apple, Sutter Health, Affymetrix, Lipomics Technologies Inc., Calgene LLC, Novozymes Biotech Inc. and Volcano Therapeutics.

One of the tallest buildings in Sacramento, Park Tower is centrally located at 980 9th Street and 1010 8th Street in Sacramento, California.

Tyler Myerdirk
The asset is situated within walking distance of California’s state capitol; Downtown Sacramento’s retail and entertainment core, Downtown Common, a newly developed mixed-use entertainment and shopping complex with 670,000 square-feet of retail, entertainment; and Golden 1 Center, the NBA’s Sacramento Kings’ basketball arena.

Currently in development is a mixed use project called The Railyards which will double the size of downtown Sacramento when it’s completed.

It’s the largest in-fill development project west of the Mississippi River and will include up to 515,00 square-feet of retail, 10,000 housing units, a state-of-the-art 21,000 seat soccer stadium and a 1.22MM square-foot 18-acre Kaiser Medical Center.

Bruce Fischer
“Working with PRIME to acquire a trophy asset in the heart of one of the strongest markets in California is a testament to KBS’ ability to identify best-in-class assets that attract today’s top office users,” says Brent Carroll, senior vice president for KBS and asset manager Park Tower.

“This transaction allows us once again to utilize our proven hands-on asset management strategy to provide tenants with high-quality, well-amenitized office space.”

SAN ANTONIO, TX, Feb. 24, 2020 – JLL Capital Markets announced today that it has closed the sale of two enclosed regional malls totaling more than 1.1 million square feet in San Antonio and Amarillo, Texas.

JLL marketed the property on behalf of the seller. Mason Asset Management, Namdar Realty Group and CH Capital Group purchased the properties.

The sale included the 663,978-square-foot South Park Mall in San Antonio and the 511,566-square-foot Westgate Mall in Amarillo. South Park Mall is the only enclosed regional mall in south San Antonio and welcomes more than 11 million shoppers annually.

Originally developed in 1968, the single-story mall has been renovated throughout the years, most recently in 2018. It is 95% leased to an impressive tenant lineup that includes anchors JCPenney, Dick’s Sporting Goods and Beall’s, in addition to a non-owned Macy’s.

Claudia Steeb

Other notable tenants are Old Navy, Ulta Beauty and The Vitamin Shoppe. Situated on 48.5 acres at 2310 SW Military Drive, the mall is at the intersection of Interstate 35 and SW Military Drive, which is a highly visible and easily accessible location with traffic counts exceeding 137,000 vehicles per day.

Dave Monahan
Westgate Mall is the only enclosed mall within a nearly 100-mile radius, enabling the center to draw from an extended trade area that reaches into Colorado, Kansas, New Mexico and Oklahoma.

The mall first opened its doors in 1982 and has been renovated in 2006, 2007 and 2017.

Nearly 80% leased, the mall is home to anchor and major tenants Dillard’s, Beall’s, Premiere Cinema, Shoe Dept. Encore and Forever 21 along with a JCPenney shadow anchor.

The mall is further enhanced by several non-owned outparcel tenants, including Target, Best Buy and Dairy Queen.

Cameron Pittman
Situated on 93.7 acres at 7701 West Interstate Highway 40, the mall is in Amarillo, which is in the Texas Panhandle and along the planned Ports-to-Plains trade corridor, a proposed divided highway corridor stretching from Laredo through West Texas to Denver, Colorado.

Westgate Mall is at a prominent location along Interstate 40, the major highway in the region with an average daily traffic count of 84,000 vehicles.

Dix Sells Out Class A Office Buildings Within Two Years in Lake Mary, FL

Ciara Creek Executive Centre, Lake Mary, FL

LAKE MARY, FL --   DIX Developments, LLC has sold out all constructed and buildout Class A professional office buildings at Ciara Creek Executive Centre within two years of acquisition and transitioning the campus - at 711 Longwood-Lake Mary Road across from the YMCA – into office condominiums.
James Dicks

James Dicks, CEO of the southeastern U.S. investment and development company purchased the 22,500 square foot Class A office development from Stillwater Companies for $1,775,000, with the purpose of adding another 11,700 square feet in four more buildings.

The last two new shell buildings in the $4.5 million development are nearing completion and Dicks said he expects they will be under contract in the next 60-90 days.

The new shell buildings that can be purchased with buyer completing their own buildout or by a turn key build-to-suit arrangement with DIX completing buildout, include one with 2,180 square feet priced at $381,500 and a 2,700 square foot building at $472,500.

John Kurtz
John Kurtz of Stirling International Real Estate is heading up sales.

Eight stand-alone buildings ranging from 1,350 to 3,150 square feet of custom finished offices with reception areas, break rooms and copy centers were designed specifically for the needs of small to medium-sized companies, particularly physicians, medical related businesses and service providers, Dicks explained.

“Buyers who are business owners see the significant advantages of owning their own facilities with today’s historically low rates, and investors see the potential of leasing to an investment grade tenant in this exceptional office locale,” he said.
