JLL experts say the retail sector is bouncing back, with investor demand apparent throughout all segments

CHICAGO, IL – Consumer spending on retail has rebounded, eclipsing pre-COVID levels. Now, investor confidence – and demand – is following, evidenced by a bounce-back in retail real estate transaction volumes.

Retail, especially non-essentials goods and services, was one of the hardest hit sectors early on during the pandemic, but with an increase in vaccinations and easing restrictions, those property sectors impacted the deepest in 2020 are experiencing increased investor favor and returning to pre-pandemic levels.

 

For retail, that means capturing an 11 percent share of transaction volume year-to-date in 2021, approximately where it was prior to the 2020 lockdowns.

 

“Consumer shopping patterns have bounced back due to pent-up demand over the past 12 months. People are spending money across the spectrum of retail locations,” said Senior Managing Director Danny Finkle, JLL’s retail co-leader in capital markets.

“This increased spending goes hand-in-hand with investor sentiment, so, as consumers spend more on food and beverage, apparel and other non-essentials and spend time in malls, departments stores and lifestyle centers, capital will follow.”

 

While grocery-anchored retail continues to dominate investment sales with the lowest levels of vacancy, the total U.S. retail transaction volume has topped $10.7 billion for assets over $5 million year-to-date through May, and community and neighborhood centers have the highest trade volume of that total.


 Even with the popularity and insultation of the sub-sector, all retail segments, including malls and power centers, stand to benefit from investor demand returning to retail.

“Investors are gaining confidence and they are going out on the risk spectrum to look for additional yield, which means branching out to other retail product types,” added Senior Managing Director Chris Angelone, JLL’s retail co-leader in capital markets.

 

“Other categories of retail are performing well, as retailers’ balance sheets are healthier than they were pre-pandemic.”

 

Along with the release of unprecedented pent-up demand, sooner-than-anticipated re-openings have eased investor concerns over the long-term health of both retail tenants and the retail property sector at-large. 


This increased confidence is also demonstrated in the uptick in investor demand occurring in most markets across the country.

 

“We have seen increased investor demand in not only major markets but also secondary markets for quality essential assets, as well as value-add offerings,” said Senior Managing Director Barry Brown, JLL’s retail co-leader in capital markets.

“This interest level in retail has expanded from primarily grocery in 2020 and now includes larger-format retail power centers.”   

 

Recently, the U.S. Census Bureau released its advanced monthly retail trade report, and with economic growth strong and retail foot traffic seeing steady gains, May 2021 saw a 28.1 percent increase year-over-year.

 

Additionally, the apparel category saw its sales jump 200.3 percent from May 2020, while the food and beverage segment saw a 70.6 percent increase from last year. Overall, the year-over-year comparison shows a robust rebound in May.

 

“Retailers are beginning to feel a sense of relief just in time for summer activities,” said Naveen Jaggi, President of Americas Retail at JLL. “We can expect consumer confidence to continue to make gains as more people return to the office, socialize, shop and eat at their favorite local restaurants.”

 

The National Retail Federation predicts retail sales will grow between 10.5 and 13.5 percent in 2021, which will continue to positively impact commercial real estate and that includes that U.S. retail debt market, which remains liquid.

Daum Commercial Helps Innovative Pet Product Manufacturer Expand in Oxnard, CA

OXNARD, CA – DAUM Commercial Real Estate Services has directed the acquisition of an approximately 14,190 square-foot industrial building in Oxnard, California on behalf of Fresh Patch, a manufacturer and distributor of one-of-a-kind pet products, including dirt-free real grass patches.

 The acquisition comes as part of the expansion of the innovative company, which has been featured on ABC's Shark Tank and NBC's Today Show, as well as named one of Oprah's Favorite Things, according to Bram White, Executive Vice President at DAUM Commercial Real Estate Services, who directed the acquisition alongside Mark Kotake, Associate Vice President at DAUM.

 “Based on exceptional success over the past few years, Fresh Patch was looking to more than double its space in Ventura County to accommodate an increasing demand for its unique pet products,” explains White.

“We were able to identify a quality industrial warehouse to accommodate the growth within three miles of the company’s previous location, helping facilitate a smooth transition.”

Kotake adds that the DAUM team was able to secure this property in the tight Oxnard/Port Hueneme submarket, which saw a sub-2% direct vacancy rate in Q1, on Fresh Patch’s behalf due to the a deep knowledge of the local industrial landscape and longstanding relationships.

 He says: “The warehouse is ideally located near established corporate neighbors and in close proximity to area highways, providing easy access to Southern California’s ports and major population hubs.”

Stos Partners Trades 113,500-SF San Marcos, CA Cold Storage Industrial Facility

San Marcos, CA – Stos Partners, a privately held commercial real estate investment firm, has announced the sale of a 113,500 square-foot cold storage industrial facility in the San Diego, California submarket of San Marcos.

 Stos Partners initially acquired the vacant asset for $18.9 million in April of 2020. After implementing a strategic value-add program and securing a triple-net lease to Stone Brewing, the largest brewery in Southern California, the firm sold the property for $42.2 million to an institutional buyer, notes CJ Stos, Principal at Stos Partners.

Hold-Thyssen Completes Long-Term Lease of 18,200 SF: Former DMV‒Fireworks Outlet and Showroom Now Open in Orlando, FL after Million Dollar Build-Out

ORLANDO, FL --- Hold Thyssen, Inc., a full-service commercial property firm based in Winter Park, has completed an 11-year lease agreement for the 18,200 square foot former Orlando DMV Tag Office.   

Consummation of the deal followed an extended due diligence period, protracted permit approvals, followed by $1 million+ build-out, all of which was completed in time for the retail comeback and 4th of July.

“The terms of the lease were agreed to in 2019, but a long due diligence and a slow permitting process, thanks to the 2020 shutdown, pushed the actual closing to December of last year,” he said, adding, “That’s when transformation of the large vacant office building into a retail outlet and storage area got into high gear.”

Federal Reserve Still Battling toTame Inflation

Chicago, IL - The Real Estate Capital Institute® notes the continued labor and materials shortages threaten the Fed's ability to tame inflation. 

 The Fed's target of two percent annual growth now exceeds three percent.  However, the Fed states that inflation pressures rank as a temporary concern. 

"Generally speaking, inflationary fears traditionally move more capital into hard assets, with real properties emerging as one of the top categories," states John Oharenko, Director of The Real Estate Capital Institute's®.


Mortgage rates barely changed.  Since late May, overall benchmark rates fluctuated about twenty basis points and dropping about fifteen basis points by the end of the month.  The five and ten-year treasuries steadily maintain a sixty-basis-point spread.

Even as rates stay consistent, demand continues unabated for realty assets.  The realty capital markets gain from inflation fears as the property investment sector is seen as one of the best inflation hedges.  


Pricing remains exceptionally tight, fueled by solid demand, a limited supply, and low mortgage rates. 

 Nearly all asset categories with reliable cash flows enjoy favorable pricing, especially as the pandemic recovery brings more need for goods and services (travel-oriented projects.)

Many examples reflect rising values during the past years. Home prices nationally increased about twenty percent over the past year.  


Multifamily and industrial assets rose at about half 
this rate – impressive by any current investment standards.  

The lodging sector also shares pricing appreciation, although the growth rates are erratic, depending upon tourism vs. business travel.  

The laggards, offices, and overbuilt retail properties, reflect unpredictable volatility.  Yet, many see these sectors as selective opportunity plays, driven by specific circumstances.

He is a Licensed Journeyman Carpenter with over 14 years of construction industry experience. 


He has an associate degree in Applied Science Construction Management from Saint Louis Community College and a Bachelor of Arts in Management from Webster University in Webster Groves, Missouri. He has an OSHA 10-hour Hazard Awareness Certification, OSHA 10-hour Occupational Safety and Health Certification, and a Procore Certification.


David Bradley

Bradley has nearly 20 years of construction industry experience in St. Louis, Nebraska and North Carolina. His areas of expertise include education, hospitality, multi-family, retail and residential.

 

The majority of his career has been in project management and field operations management where he has honed his skills at communicating with experts and presenting plan strategies to establish expectations, provide best options and engage others to drive accuracy, improve quality and ensure milestones are accomplished.

 

Prior to KAI, Bradley worked as a Project Manager for Pinnacle Contracting and Don C. Musick Construction Co., both in St. Louis.
