the sale of a partial interest in The Fountains at Bay Hill, a 103,961-square-foot, upscale,
mixed-use retail center with office space along “Restaurant Row” in Orlando,
Florida.

The HFF team marketed the property on behalf of the seller. An
affiliate of Core Investment Properties Fund purchased 50 percent of the
asset.
Situated on 9.93 acres at 7535 Sand Lake Road, The Fountains at Bay Hill
is located along the famed “Restaurant Row,” a prestigious and thriving
one-mile stretch of Sand Lake Road between Interstate 4 and Apopka-Vineland
Road that appeals to tourists and residents in the nearby upscale communities
of Isleworth, Windemere and Bay Hill.
More than 46,631 residents earning an average annual
household income of $124,120 live within three miles of the center.
The Fountains at Bay Hill is home to a variety of
national and regional tenants, including Ruth’s Chris Steak House, The Melting
Pot, CVS Pharmacy, MoonFish, Steak on Fire, AT&T and My Gym Children’s
Fitness Center.
