LLOYD, NY --
The mixed-use construction boom that has changed the face of urban centers
nationwide has made its way to the rural Town of Lloyd in the Hudson Valley.
Hudson Valley Wine Village is offering
potential partners a unique opportunity to locate on a fully entitled
development site on the Hudson River in an area the New York Times has
dubbed the New Hamptons.
The former
vineyard is considered by Hudson Valley regional economic development officials
to be the region’s largest mixed-use, economic development project available on
the river. It is also uniquely poised to be the latest residential and resort
destination drawing New York City dwellers to the Hudson Valley.
The 437-acre site sits on a natural bluff that includes 1.5 miles of river frontage.
“Hudson Valley
Wine Village is an exceptional find in the world of economic development and in
the Hudson Valley,” Hudson Valley Economic Development Corporation (HVEDC)
President and CEO Mike Oates said.

HVEDC, the leading economic development
organization for the Hudson Valley region, which is comprised of Dutchess,
Orange, Putnam, Rockland, Sullivan, Ulster and Westchester counties, fully
supports the project.
“An opportunity
to be a part of a project this size simply doesn’t come along very often,” said
Oates. “This is the largest developable tract on the Hudson River and it is
directly across the river from Poughkeepsie. It brings tremendous potential for
the right partner seeking to take advantage of this riverside location.”
Hudson Valley
Wine Village is currently seeking local, regional, national and international
tenants and joint-venture partners for a variety of extremely flexible uses and
development opportunities due to its broad approval characteristics.
The property is
located between Route 9W and the Hudson River in the Town of Lloyd, Ulster
County.
“What makes this
property truly unique for potential joint-venture partners and light-industrial
users is its riverside location,” Oates said.
“Just as
importantly, the site has a strategic location just ten minutes from a
Metro-North train station. Its users will also have easy access to the City of
Poughkeepsie, directly across the river, with a short trip over the Mid-Hudson
Bridge.
"Hudson
Valley Wine Village is located between Albany and New York City and gives easy
access to the Northeast business corridor. There simply is not another real
estate opportunity like this in the Hudson Valley.”
Hudson Valley
Wine Village offers an excellent location for multiple uses and customizable
space, including commercial, light industry and hotel/conference center
development.
The centerpiece
of the $273 million multi-phase, mixed-use development is a 140-room suite
hotel, conference center, spa, restaurant and Tuscany Village designed for
local vendors.
Additionally, there will be two wedding chapels and a conference center for receptions. Also planned is 450,000 square feet of state-of-the-art industrial buildings for 21st Century manufacturing and 155,000 square feet of office and commercial space to meet Ulster County’s demand for modern facilities.

With its
charming towns, stunning landscapes, outdoor activities, and farm to table
cuisine, the Hudson Valley offers New Yorkers an attractive and more easily
accessible alternative to the Hamptons.
To meet the
growing demand for those seeking the so-called “New Hamptons” lifestyle, the
development will also include 800 residential units.
This
much-needed quality housing is ideal for students attending local colleges
including Marist and Vassar, as well as those seeking retirement or vacation
homes.
Demand for
housing is expected to increase with the expansion of Vassar Brothers Medical
Center and the creation of the new Marist Health Quest School of Medicine, both
in Poughkeepsie.
About 350
students and faculty members are expected to need easily accessible housing
when the school opens in 2022.

This development will complement the flourishing
regional economy that includes both existing and under-construction development
projects, such as Resorts World Catskills, The Kartrite Resort & Indoor
Waterpark, LEGOLAND® New York and Woodbury Common Premium
Outlets.
“Excitement is building around Hudson Valley
Wine Village,” said Andrew Maxon, Hudson Valley Wine Village Chief
Operating Officer.
“We’re realizing the opportunity to
develop this parcel on the Hudson River in a meaningful and creative way. It’s
a suburban dream for users and joint-venture partners interested in this mixed
use property."
