SAN DIEGO, CA, Nov. 9, 2022 – Murphy Development Company (MDC) has started construction on Phase II at Brown Field Technology Park (BFTP), a 52-acre corporate industrial park that flanks SR-905 at the Britannia Boulevard on/off ramp in the Otay Mesa area of San Diego, California.
This second phase will include two speculative
industrial buildings, Building 1, a 102,099-square-foot building and Building
2, a 101,145-square-foot building. Completion
of the two buildings is scheduled for the third quarter of 2023.
The buildings can accommodate a variety of
requirements ranging from 30,000 to 203,244 square feet.

potential tenants state-of-the-art design, large setbacks, impeccable corporate
image and landscaping coupled with San Diego’s lowest occupancy costs.”
In addition to these two buildings, MDC
recently completed Phase I of Brown Field Technology Park and subsequently sold
Phase I to Hines.
Phase I includes two buildings totalling 229,680
square-feet. Both buildings are fully leased to Home Depot and other
corporate tenants.

BFTP is ideally located on the main freeway into Otay Mesa, adjacent to Brown Field Airport. Its flexible design allows for industrial, R&D, office, manufacturing and corporate engineering buildings.
The
SR-905 freeway and the Britannia Boulevard diamond interchange and on/off ramps
are contiguous with BFTP and provide convenient access to the I-805 and I-5
Freeways, and the South Bay Expressway (SR 125 Toll Road).
