David Oakley

WILDWOOD, FL – Development will begin soon on 39 Acres south of Sumter C.R. 472 and West of  C.R. 117, to make way for 302 homes at Advenir-Oakley Capital’s next  build-to-rent (BTR) community, LEO at Wildwood.

The partnership of Miami-based Advenir Living and Oakley Group of Birmingham, AL d/b/a LEO@Wildwood, LLC, purchased the property in September of 2022 for $8,546,000.

Certified General Contractors, Inc. of Melbourne will be the project’s general contractor and will help construct a variety of high-end BTR homes ranging from 782 to 1,300 square feet of living area.

Designed by Nequette Architecture & Design of Birmingham,
LEO at Wildwood will include standalone cottages with attached garages, duplexes, stacked duplexes, rowhouses and carriage houses in an attractive neighborhood community environment with pocket parks scattered throughout the property, walking trails and on-site amenities.

Units will rent for $1,900 to $2,700 per month and will feature private low-maintenance fenced backyards; keyless door entry; high-speed Internet; stainless steel appliances, energy efficient dual-pane windows; tile flooring, 10 and 16-foot high ceilings; abundant closet space with built-in shelving; upgraded kitchen cabinetry and more.

The first homes will be ready for occupancy by January 2025.

Community amenities include a resort-style swimming pool, clubhouse with 24-hour fitness center and coffee/water bar; E-lounge, scattered pocket parks, dog park, pet washing station; and free Wi-Fi.

Wildwood has plenty of its own things to do for everyone’s interests, including boat ramps and waterfront areas, athletic fields and courts, performance and event spaces. Located in the crossroads of Florida, it offers residents a quiet suburban feel.

Major highways – U. S. 301 and I-75 to the west of the site and SR 44 and the Turnpike south of the site – provide residents of  LEO at Wildwood with easy access to the thriving Villages community with employment, retail and entertainment opportunities, and it is only one-hour from both Tampa and Orlando.

“Our product is ideal for both millennials launching their careers and empty nesters wanting to downsize,” said David Oakley, founder of Advenir Oakley Capital.

Leo at Wildwood is the fifth BTR  community Advenir Oakley Capital has started since 2020.
