Miami-Based Developer Kicks off Latest BTR Community With Site Construction on LEO at Cypress Creek in Pasco County, FL

 SAN ANTONIO, FL  –  Site development got underway this month on LEO at Cypress Creek the latest build-to-rent (BTR) community by Miami-based Advenir Capital, LLC.  

The general contractor - Dallas-based BBL Building Co. - will start vertical construction in June on the $93.5 Million development located in the Pasco County city of San Antonio, a quiet suburb of the Tampa-St. Petersburg metro area.

Designed across 40 acres by Nequette Architecture & Design of Birmingham, 315 BTR units, a clubhouse and pool will take up 36 acres and four acres are designated for commercial use. 

A mix of traditional standalone cottages, duplexes, and townhomes will be offered ranging from a one-bedroom with 728 square feet to the three-bedrooms with 1,510 square feet of living area.

Special features include private, maintenance-free backyards, smart-lock security access on unit doors, stainless steel appliances, full-size washers and dryers, Class A fixtures and finishes, ample closet space with built-in shelving, wood-tile flooring, 10ft–16ft ceilings. 

Resort-style swimming pool, clubhouse with 24-hour fitness center, E-lounge, free Wi-Fi throughout the community, pocket parks and pet washing station are among the community’s amenities.

Located on County Road 52 just north of the Publix at Mirada, LEO at Cypress Creek is conveniently located less than two-miles east of I-75. Advenir selected the location for its proximity to the 965-acre Double Branch master planned development which broke ground in 2023 (the project will include 400,000 SF of retail, 725,000 SF of office space, 4 Million SF of industrial and employ 6,000 individuals). 

Leo at Cypress Creek will also benefit from its proximity to the 1.4 Million SF Target fulfillment center that is expected to be completed in 2024 and employ 2,400 individuals as well as the recently announced 176-acre, 365,000 SF Johns Hopkins All Children’s Hospital.

The first units at LEO at Cypress Creek should be delivered by June 2025, according to Matt Vecchitto, principal of Advenir Capital, LLC d/b/a LEO@Cypress Creek, LLC.  The community is expected to be fully completed by the Spring of 2026.
