Miami, FL -- The property, located at 151 NE 43rd Street, closed at what is believed to be the highest ever price per square footage for the district, and it is also believed to be the second highest sale price for a single-family home, at a sale price of $2.2M.

The iconic sale was closed by local Miami luxury real estate duo Cyril Bijaoui and Noa Figari, of the firm Longstead at The Corcoran Group.

Western Specialty Contractors Completes Improvements to Stetson University’s Melching Field Stadium

Western Specialty Contractors – Orlando Branch has completed improvements to Stetson University’s Melching Field stadium in DeLand, Florida.

Home to the Stetson Hatters, Melching Field opened in 1999 and features a full-service concessions area and bench seating for 2,500 spectators with grass berms for approximately 500 additional fans.

The red brick and stucco stadium demonstrated signs of weathering, as well as wear-and-tear upon the initial evaluation. As a result, the company was contracted to perform the following improvements:

  • Remove previously existing traffic coating
  • Prepare the delaminated concrete for a new traffic coating
  • Perform stair tread and riser resurfacing prior to coating application
  • Install expansion joints
  • Apply a new pedestrian coating system

Western’s concrete experts faced several challenges on the project, which included removal of the existing urethane coating system. Western used hydro-demolition methods to safely and effectively remove the old system without causing extensive damage to the stadium’s concrete, particularly on its vertical surfaces.

The moisture in the concrete during the project’s rainy season also posed a challenge. With the concrete’s moisture readings averaging 5%, determining when the best time to apply the coating to the concrete surface was a constant battle.

Originally resurfacing all vertical surfaces utilizing a two-component epoxy product under the drastic climate shifts caused outgassing of the material, which left bubbles in the finish. Western determined that utilizing a unique feather-grade, single-component material would maintain the most consistent finish for the project.

EverWest Acquires Prime Industrial Asset in Long Beach/LA Ports Submarket

Port of Long Beach, CA

DENVER, CO – Leading real estate investment advisor EverWest Real Estate Investors (“EverWest”) has completed its second industrial acquisition in less than a month, purchasing a 101,175-square-foot warehouse facility situated immediately off of Interstate 710/Long Beach Freeway and Interstate 405, just north of the Ports of Long Beach/Los Angeles.
Abie Kassin

Abie Kassin, Ikey Betesh and Michael Schoenbrun of Meridian Investment Sales represented both the buyer and the seller in the transaction. The price was not disclosed.

Located on 4.34 acres at 2848 E. 208th Street in Carson, California, the building features up to 22’ clear height, 12 dock-high and 3 grade-level doors, a separate truck court and a secured fenced storage yard. It is fully leased to FLS Warehouse and Distribution.

Michael Schoenbrun

“This transaction underscores EverWest’s focus on high barrier to entry industrial markets, recognizing their upside potential for both rent growth and value,” said EverWest Managing Director Erik Good.

“This property also stands out for its proximity to the Ports of LA and Long Beach, which are less than six miles to the south. Together, these ports represent a primary U.S. gateway for goods from around the world.”

In addition to warehouse space, the Carson site offers significant acreage deployable for a variety of uses, including Industrial Outdoor Storage (IOS).

John Maurer
“EverWest is actively pursuing IOS opportunities,” said John Maurer, EverWest’s Senior Managing Director, Head of Portfolio Management.

“This sector is emerging as a significant problem-solver for operators struggling to balance high demand against a tightening and costly industrial real estate market.

"In these scenarios, IOS offers a cost-effective supply chain solution for everything from shipping container and port storage to maintenance facilities and last-mile delivery storage.”

John Maurer
For distribution-centric tenants, the site provides immediate access to I-710 and the vast Southern California interstate network, and sits less than 14 miles from Los Angeles International Airport.

EverWest currently has $5.2 billion in assets under management, invested through separately managed accounts and commingled funds.

It provides investment management services including acquisitions, asset management, development and property management for assets throughout the U.S.
