McCarthy Completes Construction of National City Middle School Phase II in National City, CA

            SAN DIEGO, CA -- McCarthy Building Companies, Inc., one of the nation’s top education facility builders, has completed construction of a new 19,880-square-foot classroom building, comprising phase two of National City Middle School, located on a two-acre site at 1701 D Avenue in National City, Calif. 91950.

            The $11,122,000 project was performed on behalf of the Sweetwater Union High School District, with Trent Carr serving as project manager for the district.  LPA, Inc., served as the architect and interior designer.  Construction began in June of 2013.

            The new two-story classroom building uses light gauge metal framing, structural steel and a SureBoard shear wall system. 

It encompasses 11 classrooms, an Associated Student Body room, teachers’ lounge, storage and copy room, and broadcast studio.  

            Sitework included construction of a new courtyard that features radial bands of colored concrete and seat walls.  It also entailed new hardscape, landscape and bioswale servicing across the entire site.

            National City Middle School originally was built in the 1930s, so the construction project presented numerous unidentified site utilities and underground structures.  According to McCarthy Project Director Craig Swenson, other challenges included installation of the unique SureBoard shear wall framing system.  BIM and BIM 360 Field technology aided the team with its approach.

             “Another difficulty the team overcame was dealing with the school’s year-round class schedule, which meant having students coming and going on three sides of the new building throughout the construction duration,” said Swenson.  “The site also provided very limited project access to workers and equipment.”

            In addition to being the project architect, LPA, Inc., was the structural engineer, environmental engineer and landscape architect.  

Martin & Ziemniak was the civil engineer, OMB was the electrical engineer, Henrickson Owen was the plumbing and mechanical engineer, and Sweeny & Associates handled irrigation.

$8.6 Million Buys 797-Unit Southeast Florida Self-Storage Asset

JENSEN BEACH, FL – Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, announced the sale of Safe and Sound Storage, a 797-unit, 82,949-square-foot self-storage facility in Jensen Beach, Fla.

The commercial real estate asset sold for $8,600,000 or $135 per square foot.

Michael Mele, senior vice president investments, and Luke Elliott, associate, both in Marcus & Millichap’s Tampa office, had the exclusive listing to market the property on behalf of the seller, a private investor. Mele and Elliott also represented the buyer, a New York-based institutional investor.

“Quality assets such as Safe and Sound are in high demand in the current commercial real estate investment environment,” says Mele. 

“With this particular facility, the seller had been approached by several off-market buyers,” adds Elliott. “Though our system we were able to bring in higher offers, manage the process, and ultimately put substantially more dollars in the seller’s pocket.”

Safe and Sound Storage was constructed in 1989 on nearly eight acres at 1400 Northeast Savannah Road in Jensen Beach. 

The property features 10 one-story buildings, a leasing office, climate-controlled units, standard units, and covered parking for recreational vehicles.

Berger Commercial Realty Negotiates Leases for Broward Sherriff's Office in Florida

 FORT LAUDERDALE, FL -- Berger Commercial Realty announced the Broward's Sheriff Office (BSO) has leased spaced at two local properties represented by the full service commercial real estate firm.

In the first transaction, Lloyd Berger, founder and president of Berger Commercial Realty, represented Northwest 5th Avenue LLC in a lease renewal with the Sheriff's Office for 47,000 square-feet of flex space, located at 820-880 N.W. 5th Ave. in Fort Lauderdale.

The air-conditioned warehouse serves as BSO's Evidence Unit, which receives, catalogs and stores evidentiary, abandoned, forfeited and found property in accordance with state and local law.

 Additionally, Berger Commercial Realty Vice President Joseph Byrnes represented Lauderdale Marketplace Investments in leasing 36,000 square-feet of office space to the agency. Located at 2926 N. State Road 7 in Lauderdale Lakes, BSO's new office houses the agency's department of community control.

Berger Commercial oversaw the design and renovation of BSO's Lauderdale Marketplace office, which opened in late October.
