HFF closes on sale of SpringHill Suites hotel in Gainesville, FL

TAMPA, FL, March 15, 2017 – Holliday Fenoglio Fowler, L.P. (HFF) announced today that it has closed the sale of SpringHill Suites Gainesville, a 126-room, select-service, Marriott-branded all-suite hotel in the central Florida community of Gainesville.

HFF marketed the property on behalf of the seller, a partnership between Whitman Peterson and Sage Hospitality. Scarlett Hotel Group purchased the asset free and clear of debt.

SpringHill Suites Gainesville is a Florida Green Lodging-certified property that was the recipient of a 2016 TripAdvisor Certificate of Excellence. 

Completed in 2007, the hotel underwent significant renovations in 2015 that upgraded the guestrooms and public spaces.

 The four-story hotel features an outdoor pool, 600 square feet of meeting space, fitness center and complimentary hot breakfast.

Situated on 2.4 acres at 4155 Southwest 40th Boulevard, SpringHill Suites Gainesville is located just off Interstate 75 and Archer Road at the “front door” to the University of Florida and downtown Gainesville, which are northeast of the property.

 Additionally, the hotel is in the heart of Gainesville’s busiest retail corridor and near two major projects currently underway, the 225-acre mixed-use Celebration Pointe and the one million-square-foot doubling of Butler Plaza, Florida’s largest power center.

HFF arranges $36.75 million financing for Two University of Florida student housing communities

MIAMI, FL, March 15, 2017 – Holliday Fenoglio Fowler, L.P. (HFF) announced today that it has arranged $36.75 million in acquisition and bridge financing for Campus Club and Gateway at Glades, a 1,356-bed student housing portfolio serving the University of Florida in Gainesville, Florida.

HFF worked on behalf of Park Partners Residential (Park Partners) to secure the loan, which was provided by Resource Real Estate (Resource).  Park Partners Residential will renovate and reposition the properties to compete against newer assets in the market.

Campus Club and Gateway at Glades are strategically and centrally located near the University of Florida proximate to Gainesville’s main retail node, Archer Boulevard, which includes a strong roster of retailers catering to university students such as Walmart, Lowe’s, Publix, Best Buy, Trader Joe’s, Regal Cinemas, Best Buy and Ross Dress for Less. 

The University of Florida, a Tier One school, is one of the largest universities in the southeast boasting an enrollment of more than 50,000 students for the past 10 years.

The HFF debt placement team was led by managing director Elliott Throne and associate director Brian Gaswirth.

American Realty Advisors Acquires Premier Luxury Apartment Asset in Chicago’s Growing West Loop/Fulton Market

CHICAGO, IL – American Realty Advisors (“ARA”), an institutional real estate investment manager with more than $8 billion in assets under management, has acquired The Madison at Racine, a 216-unit luxury apartment community in the heart of Chicago’s highly sought-after West Loop/ Fulton submarket. 

 “Madison at Racine is an outstanding core investment,” says Ray Kivett, Managing Director of Investments in ARA’s Chicago office. “Located approximately five blocks from Google’s new regional headquarters at 1K Fulton and two blocks from McDonalds’ new world headquarters, the property is centrally located in this thriving submarket.”


ARA also owns 1K Fulton, which it purchased in July of last year.  Both assets are situated in the walkable West Loop district, which boasts trendy boutiques, acclaimed restaurants, expansive parks, and a growing reputation as Chicago’s hottest and most sought after neighborhood.
