Baker Development purchases acreage for $150 million Cactus 303 Industrial Park in Surprise, AZ

Planned Cactus 303, an 81-acre, $150 million
 industrial park in Surprise, AZ

SURPRISE, AZ – On behalf of Baker Development Corporation (BDC), the Phoenix office of JLL has completed an 81-acre land acquisition for the development of a $150 million industrial park.

Anthony Lydon
Named Cactus 303, the project is poised to create hundreds of jobs within a Loop 303-fronting location in Surprise, Arizona.

BDC purchased the land, located on the northeast corner of Cactus Road and the Loop 303, for $20 million.

It will build approximately 1 million square feet in seven Class A industrial buildings, with a complimentary retail component along the Cactus Road frontage.

JLL Managing Directors Anthony Lydon and Marc Hertzberg, and Executive Vice President Riley Gilbert represented BDC in the land acquisition. The JLL team will also serve as Cactus 303’s exclusive industrial leasing brokers.

Marc Hertzberg
The retail pads fronting Cactus Road range from .75 acres to 16 acres, and are available for sale or ground lease exclusively through SRS Principals Ed Beeh, Chuck Gibson and Robbie Petty.

“We feel we are in the right place at the right time,” said Daniel J. Slack, BDC’s Principal leading the development.

“The Loop 303 corridor is in the path of growth and will continue to be for the foreseeable future, considering a confluence of market dynamics on the I-10 to the south and TSMC’s $20 to $30 billion investment to the north.

 Riley Gilbert

"These economic drivers converge in the Loop 303 market.”

“Cactus 303 will create meaningful jobs and generally bolster the business and residential ecosystem that is the West Valley’s backbone,” said Gilbert.

“The Loop 303-fronting location will also allow the project to accommodate a wide range of signature corporate development opportunities including last-mile fulfillment, light assembly, flex office-showroom and even commercial retail.”

Buildings at Cactus 303 will range from 82,000 square feet to 378,600 square feet.

Ed Beeh
All seven buildings can accommodate a single building user or are divisible to provide flexible size offerings for multi-tenant requirements.

The site is also available, and can accommodate, potential build-to-suit users of up to 600,000 square feet looking for branding opportunities and immediate access along the Loop 303.

Amenities include 32’ to 40’ clear height, dock high and grade level doors, up to 200’ truck courts and extensive – and expandable – auto and trailer parking.

Chuck Gibson
The project fronts the Loop 303 with immediate access via Cactus Road and multiple points of ingress and egress.

It is located within a robust labor pool and a community of corporate neighbors including Red Bull, White Claw, Ball Enclosure, Crescent Crown and Expeditors.

Cactus 303 also sits within the 3,300-acre Prasada master plan, featuring single-family homes, a 180-acre auto mall and a 60-acre power center.

 Robbie Petty
Construction on Cactus 303 is scheduled to begin in early 2022, with Phase I being completed by year-end 2022.

The project architect is Butler Design. Layton Construction will serve as the general contractor.

Planned 135-bed Senior Housing Project
 Punta Gorda Isles, FL

PUNTA GORDA, FL -- Marquette, a national private fully-integrated real estate services provider, investment manager, developer and operator, announced the closing of a major construction loan and the start of the development in partnership with Saudi based Arbah Capital on a 135-bed senior living facility located in Punta Gorda Isles, Florida.

Mahmood Al-Kooheji

This transaction marks the continued leadership of Madison Marquette in the senior living space – with the company recently having also developed with Arbah Capital a 117,000 square foot, 144 bed community in Brandon, in the Tampa market and invested in additional projects across the country.

Madison Marquette partnered with Arbah Capital and Meridian Senior Living to secure the equity capital for the two Florida projects.

Mr. Mahmood Al-Kooheji, CEO of Arbah Capital, said “In these very unfortunate times, we still need to build for the future and provide facilities which truly take care of our elderly, which is an ever-growing need.

"This crisis has shown the even greater need for services to be provided with the greatest professionalism and care, and we are very pleased to partner with Madison Marquette as our developer, and Meridian Senior Living, our operator, whose facilities have been exemplary in the way they have coped in these difficult times."

Amer Hammour

“We believe that senior living needs will be an integral part of the nation’s healthcare delivery system going forward,” said Amer Hammour, Chairman of Madison Marquette.

“As such, providing quality housing and service is a growing area of focus for our company and an important step towards building value-based care and value-based investment for our stakeholders.

"We are appreciative to Arbah Capital for their confidence in us and are pleased with their valuable partnership in Punta Gorda."

 Glen Perkins

Madison Marquette’s healthcare services group, headed by Glen Perkins, has successfully executed the development of more than 60 healthcare facilities in recent years.

These facilities join the Madison Marquette family of premier, state-of-the-art developments in retail, multifamily, office, hospitality and mixed-use properties across the United States.

The $37 Million Punta Gorda development is slated for completion/resident move-ins beginning in early Q1 2023 and will be operated by Meridian Senior Living, a premier operator currently managing over 75 communities with 7,000 residents across the country.

Eight Bedroom, 10-Bath Edward G. Robinson Mansion in Beverly Hills, CA on the Block for $22 Million

Edward G. Robinson Mansion, The Flats
neighborhood, Beverly Hills, CA

The Flats Neighborhood, BEVERLY HILLS, CA -- Edward G. Robinson, best known for gangster roles after his breakout performance in Little Caesar, was a prolific actor of the Hollywood’s Golden Age whose 50 year career included 30 Broadway plays and more than 100 films, including The Ten Commandments and Double Indemnity.

 Edward G. Robinson

An outspoken critic of Nazism, he used his talent with languages to broadcast radio addresses of hope to occupied nations during WWII, and later became an advocate for civil rights.

Greylisted during the Red Scare for a tenuous connection to communism through his charitable contributions, he starred in B movies and TV in the 1950s but eventually returned to prominence.

Jack Nicholson

He filmed his final scene, the moving euthanasia sequence in Soylent Green, just 12 days before his own death, and two months before he received his lifetime achievement Academy Award.

The spectacular Beverly Hills estate that was home to Robinson during the height of his career in the 1930s is now for sale at $21.95 million.

Taylor Swift

Nestled behind wrought iron gates, the mansion retains its classic bones with an elegant stonework and black trim facade that evokes old Hollywood glamor, but has been brought into the now with the latest in high end appliances, airy interiors, and a clean lined aesthetic.

An inviting open floor plan, intricate design details and over half an acre of grounds make this 10,000 square foot, 8 bedroom, 10 bath palace an exquisite space for a celebrity buyer to entertain their guests.

Mauricio Umansky

The backyard is a private paradise with a beautifully designed waterfall pool, a spa, a waterslide, a stone patio and manicured landscaping, lined with mature trees.

The formal dining room looks out on the yard through a curved wall of windows and features stunning custom wallpaper painted in the 1940s with an arboreal theme.

Jon Grauman

The Flats” is one of the most desirable parts of Beverly Hills, home to countless celebrities from Jack Nicholson to Taylor Swift, known for iconic palm tree lined streets and one-of-a-kind mansions.

The listing is held by Mauricio Umansky and Jon Grauman of The Agency.
