Marcus & Millichap Lists $14.5M Office Building in Santa Monica, CA

SANTA MONICA, CA-– Marcus & Millichap Real Estate Investment Services, the nation’s largest real estate investment services firm, has retained the exclusive listing for a 32,879-square foot office building in Santa Monica.

The listing price of $14.15 million represents $430 per square foot.

Michael Lawrence, a senior vice president investments and a senior director of Marcus & Millichap’s National Office and Industrial Properties Group in Newport Beach, and Faun Loren Kime, an investment specialist in the firm’s Los Angeles office, are representing the seller, a private, local individual.

“This property is an excellent opportunity for an investor to acquire a well-maintained asset in Santa Monica’s core business district, which is a rapidly developing and growing area,” says Lawrence.

“The office building is uniquely positioned near the proposed site for the light rail terminal, which would bring additional foot traffic from all over Los Angeles to visit Santa Monica’s world-famous shopping, beaches, parks and amenities,” adds Kime.

Designed by SchenkelShultz Architecture, Orlando, the 2-story facility will feature administrative offices, classrooms, art and music suites, a kitchen, dining areas and multi-purpose areas. It will also include a bus loop, parking lot, parent drop-off lane, playfields, outdoor activity areas and site utilities. Completion is slated for July 2009.


Winter Garden's $2.6 million Southside Community Park Will Have Two Softball Fields

WINTER GARDEN, FL – The Orlando-based Florida Division of Clancy & Theys Construction Company, one of America’s leading contractors, has broken ground on the City of Winter Garden’s new $2.6 million Southside Community Park located at 13460 Lake Butler Boulevard in Winter Garden, FL.

Its scope of work for the 20-acre park includes two multi-purpose fields, two softball fields, 130 paved parking spaces, a 1,600-square-foot covered playscape area, a 1,200-square-foot concessions building with kitchen and restroom facilities, a 650-square-foot maintenance building, and all associated utilities and site improvements according to Pete Pace, Florida Division CEO for Clancy & Theys.

KISSIMMEE, FL – Altamonte Springs-based general contractor and construction manager Roger B. Kennedy, Inc. is constructing the new $27.5 million, 8-story Westgate Town Center Building 4000 (top right rendering) in Kissimmee, FL, for Westgate Resorts, Ltd.

During the past decade, Kennedy has constructed more than a dozen major projects for Westgate Resorts totaling $225 million according to Roger B. Kennedy, Jr., President.

Designed by Bergman Associates-Architects, Jacksonville, Building 4000 is slated for completion in December 2008.

Incorporating the latest in information technology, the facility features three technology labs, 100% wireless Internet access, 2,000 network drops embedded under raised floors to provide instructional flexibility, Activboard interactive screens in all instructional areas, and two flat screen TVs at the entrance which display information and student exhibitions.

Edwards Construction Working on Projects Valued at $24M in Florida

$18.5M Nocatee Aquatics Park Amenity Center Will Have Four Swimming Pools

OCALA, FL – Edwards Construction Services, Inc.’s Residential Amenities division is under way on the $18.5 million Nocatee Aquatics Park Amenity Center project in the Town of Nocatee, under development by The PARC Group near Ponte Vedra in St. John’s County, FL.

The 78-acre recreational facility located at Nocatee Town Center Village will feature: a 2-story, 12,000-square-foot Nocatee Community Center with meeting space, a fitness center, bathhouse, pavilions, cabana and offices; and a resort-style Nocatee Aquatics Park with four swimming pools including a Junior Olympic pool with stadium-style seating for competitions and a 52-foot water slide tower.

$1.8M CarQuest Distribution Center Expansion in Ocala, FL Nears Completion

OCALA, FL – Ocala-based Edwards Construction Services, Inc.’s Manufacturing and Distribution division is nearing completion on the new $1.8 million, 42,000-square-foot CarQuest Distribution Center expansion in Ocala, FL.

Designed by MacGregor Associates Architects, Atlanta, the project consists of sitework, slab-on-grade, relocation of existing tilt-wall panels, erection of new tilt-wall panels, structural steel roof framing, single-ply roofing, interior lighting and heating, ventilation and air conditioning upgrades.

$3.8M Iron Mountain Facility in West Palm Beach Will Have 50-Foot High Metal Building

WEST PALM BEACH, FL – Ocala-based Edwards Construction Services, Inc.’s Manufacturing and Distribution division is nearing completion on the new $3.8 million, 61,100-square-foot Iron Mountain facility located at 3501 Electronics Way in West Palm Beach, FL.

Iron Mountain globally provides information management, records management and data protection services.

Edwards’ scope of work includes erection of a new 50-foot-high, Pre-Engineered Metal Building and installation of metal wall and roof panels, a new fire sprinkler system and a multi-story racking system reaching 49 feet in height. The project was designed by Architectural Alliance, Fort Lauderdale.
