HFF arranges $42 million financing for Renaissance hotel in Fort Lauderdale, FL

DENVER, CO – May 14, 2019 – Holliday Fenoglio Fowler, L.P. (HFF) announces that it has arranged $42.27 million in acquisition financing for the Renaissance Fort Lauderdale Cruise Port Hotel, a 236-room, full-service hotel in the heart of the 17th Street Cruise Port district in Fort Lauderdale, Florida.

HFF worked on behalf of the borrower, a joint-venture led by DoveHill Capital Management, to place the 10-year, full-term, interest only, fixed-rate acquisition loan with a top-tier CMBS lender.  

DoveHill Capital Management engaged their affiliate management company, Wurzak Hotel Group, upon closing. 

Renaissance Fort Lauderdale Cruise Port Hotel opened in 2001 and has been updated throughout the years, most recently in 2016. 

 The hotel features an array of amenities, including 12,838 square feet of meeting and event space; an outdoor pool; 24-hour fitness center; business center; limousine service; and a salon along with three food and beverage outlets, Bistro 17, R Lounge and Calusa Coffee Roasters Bar.

 Situated on 3.31 acres at 1617 Southeast 17th Street, Renaissance Fort Lauderdale Cruise Port Hotel is situated along the principal east-west artery that provides direct access to the area’s major transportation infrastructure, including Port Everglades, which is in the middle of a $1.6-billion expansion. 

 The hotel is in Fort Lauderdale, which welcomes more than 15.5 million visitors annually, less than one mile east of U.S. Highway 1 and .3 miles west of the Intracoastal Waterway.

It is also surrounded by area demand drives, including the Greater Fort Lauderdale/Broward County Convention Center, Las Olas Boulevard’s shopping district and some of the best beaches in the country.

MIAMI, FL –– Holliday Fenoglio Fowler, L.P. (HFF) announced the sale of The Glen at Lauderhill, a 405-unit apartment community located in Lauderhill, Florida, a prime suburban growth market within Broward County.

HFF marketed the property exclusively on behalf of the seller and procured the buyer, Bar Invest Group INC.

The Glen at Lauderhill is located at 2360 NW 56th Avenue adjacent to the Florida Turnpike, which provides residents with a short commute to downtown Fort Lauderdale and top suburban employment corridors. 

The property features a mix of one-, two- and three-bedroom units averaging 978 square feet.  Community amenities include a swimming pool, 24-hour fitness center, tennis court, dog park, playground, club house, resident enrichment center and business center with coffee bar.  The property was 97 percent occupied at closing.

HFF arranges financing for office building in Westminster, CO

DENVER, CO –– Holliday Fenoglio Fowler, L.P. (HFF) announces that it has arranged financing for the acquisition and re-positioning of Westmoor Center Building 7, a 205,000-square-foot office building in the Denver area community of Westminster, Colorado.

The HFF team worked on behalf of the borrower, CapRidge Partners, LLC, to secure the three-year, floating-rate acquisition and bridge loan through Pacific Western Bank. 

HFF also handled the sale of the adjacent Westmoor Place Buildings 8, 9 and 10 to CapRidge earlier this month.

The property is located at 10955 Westmoor Drive within the 10-building Westmoor Technology Park in Denver’s Northwest submarket, which is equidistant between Denver and Boulder.

  This location boasts strong area demographics with an average household income within one mile of the property exceeding $111,000, which is nearly 20% higher than the Colorado average. 

 Additionally, the property is positioned along U.S. 36 in a highly amenitized area that features more than 240 shops and restaurants at Flatirons Mall, The Shops at Walnut Creek and Westminster Promenade, among others. 

 Completed in 2000, the four-story office property is currently vacant.  Prior to the building being vacant, Westmoor 7 was 100% occupied by two tenants. Regus vacated in 2015 and Ameritrade vacated in 2017 after they were acquired by Scottrade, the seller of the asset.

The vision of James Beard-award winning, Michelin-starred Chef/Partner Claude Le Tohic, ONE65 occupies six floors in the heart of San Francisco’s Union Square at 165 O’Farrell Street.  ONE65 Patisserie & Boutique is the first of the four restaurants to open, with the remaining concepts to follow over the next several weeks.

ONE65 Patisserie & Boutique, located on the street level, offers guests a contemporary French patisserie experience with classic bistro seating and casual breakfast and lunch offerings, including quick-to-go options. 

The ONE65 Patisserie & Boutique menu features an extensive range of house-made delights, including freshly baked French pastries, breads, plats du jour, daily soups, barista service and a selection of wines available on tap.  The Patisserie also offers hand-crafted chocolates, ice creams, traditional French macarons, and other delicacies, all made in-house.

Designed by D-Scheme Studio’s architect and president, Marc Dimalanta, the Patisserie pays homage to the classic French style, with white marble countertops, white wood paneling and black tile flooring. 

The simplicity of the black and white design provides an ideal backdrop for showcasing the artisan pastries.  The ONE65 Patisserie & Boutique’s high ceilings and floor-to-ceiling glass façade create a bright, clean open space that welcomes the day and connects with the energy of the street.  

Additional floors that will open following the Patisserie are as follows:

ONE65 Bistro & Grill – Second and Third Floors

Located on the third floor (with additional seating on the second floor), ONE65 Bistro & Grill, managed by Chef de Cuisine Jennifer Dewasha, will serve breakfast, lunch, dinner and weekend brunch.  The menu showcases local, seasonal fare, minimally prepared to allow the ingredients to shine.

An open kitchen connects guests to the food preparation in an interactive, social setting, within a modern, environmentally sustainable dĂ©cor. 

Bar seating beside the open kitchen allows guests to watch the culinary team at work as they prepare ONE65’s wide variety of offerings. The ONE65 Bistro & Grill menu features contemporary French “comfort” food.

ELEMENTS at ONE65 – Fourth Floor

One of the city’s few upper floor bars, Elements at ONE65 is a sophisticated destination lounge with artfully designed seating areas that invite varied types of socializing, from bar seating overlooking the open wine cellar, to low, plush armchairs, to a long communal table for sampling whiskies. 

A sleek wall of whiskey lockers allows regulars to store and showcase their personal prized bottles to enjoy when they visit.   

Overseen by Beverage Director Trevin Hutchins, Elements will serve an extensive range of cocktails, fine wines and whiskies in a luxurious, intimate setting.  

The menu from ONE65 Bistro & Grill will be available for casual dining at Elements, offering inviting options to enjoy with cocktails inspired by the four elements: air, water, earth and fire.

 This floor will also offer afternoon tea service from 2 p.m. to 5 p.m.  Seductive lighting and dark walls create a soothing palette that is punctuated with bright accents of intricate brass detailing and intriguing art details. 
  
O’ by Claude Le Tohic – Fifth and Sixth Floors, as well as a Chef’s Table
The O’ from O’Farrell reminded Le Tohic of the French “eau,” meaning water.  Le Tohic has developed a refined menu based on the elements of water, fire and earth. 

Luxurious but not pretentious, O’ will offer modern French cuisine with elegant and attentive service. On the sixth floor, an intimate room with a spacious Chef’s Table for eight guests offers a window on O’s state-of-the-art kitchen for a unique culinary experience.  

Two additional private dining rooms are available on the sixth floor:  The Cherrywood Room offers seating for up to 20 guests, while The Moss Room can accommodate up to six guests.

Renowned photographer and artist Christian Andrade has created a visual experience that enhances the restaurant’s elemental themes throughout the space.  Andrade’s pieces are wholly integrated into the restaurant’s design, installed within the walls and as part of the architecture.  

Even the menus are integrated into the overall experience – printed on transparent paper and presented on pieces of birch wood – each uniquely painted with images of water, fire and earth.
