Emerson International Negotiates 8 Office Lease Agreements Totaling Over 18,000 SF


ALTAMONTE SPRINGS - Emerson International recently negotiated eight lease agreements that total 18,188 square feet of office space in Altamonte Springs, Longwood and Winter Park.

Sean Westcott, director of leasing for Emerson International, negotiated all eight transactions on behalf of the landlord.

At 2160 Sanlando Center (middle right photo)  on W. SR 434 in Longwood, Westcott negotiated leases with University Diagnostic Institute of Winter Park, Inc. for 2,161 square feet, Real Estate Support Systems, Inc. for 2,021 square feet and K2 Evolution 1,564 square feet. Greg State with Bishop Realty Development Inc. represented University Diagnostic.


Select Communication & Marketing leased 6,427 square feet at 417 CenterPointe Circle in CenterPointe Office Park  (top left photo) off E. Central Parkway in Altamonte Springs; VFT Marketing, Inc. leased 3,125 square feet at 385 CenterPointe Circle; Softworx Solutions, Inc. leased suite 1166 with 424 square feet at 370 CenterPointe Circle and Hennen Appraisal, Inc. leased suite 1102 with 650 square feet in the same building.

Surrey Homes, LLC leased suite 106 with 1,716 square feet at Louisiana Office Park l(bottom left photo) ocated at 1133 Louisiana Ave. in Winter Park.

Emerson International Launches VIP Club Competition for Commercial Brokers with Orlando Magic Season Tickets as Grand Prize


ALTAMONTE SPRINGS, Fla. --- Emerson International, which owns and manages Class A office centers in Altamonte Springs, Longwood and Orlando, has launched a VIP Club for commercial property brokers with a leasing contest that features a pair of 2010 Orlando Magic season tickets as the grand prize.

Eric Emerson, (top right photo) vice president and general manager of Emerson International, said the VIP Club and leasing competition will help Emerson International achieve a 10 percent increase in portfolio leasing over the first 10 months of 2010.

Participating brokers will earn one point for leasing up to 3,000 square feet, two points for leasing up to 6,000 square feet and five points for leasing 10,000 square feet. Brokers who lease at least 20,000 square feet qualify for the season tickets, Emerson said.

Emerson International Negotiates Office Lease for 15,000 SF at CenterPointe I in Altamonte Springs, FL

  ALTAMONTE SPRINGS, Fla. --- Emerson International recently negotiated a new long-term lease agreement for 15,000 square feet of Class A office space at CenterPointe I, (below centered photo) located at 240 E. Central Parkway in Altamonte Springs.


Kenneth Koch, commercial portfolio manager at Emerson International, negotiated the lease agreement with the new tenant, Crump Insurance Services of Florida, on the landlord’s behalf.

Steve Andrews with Fischer & Company and Matthew Mckeever (bottom right  photo) with Cushman & Wakefield represented the tenant.


Crump Insurance Services of Florida is a property and casualty insurance wholesaler.

Emerson International launches Eagle Creek Realty in Southeast Orlando

ORLANDO, Fla. --- Emerson International, developer of the master planned Eagle Creek golf course community on Narcoossee Rd. two miles south of S.R. 417 in southeast Orlando, has launched Eagle Creek Realty to serve as the official sales and marketing agents for the more than 3,000 planned luxury single-family homes, golf villas, and town homes at Eagle Creek.

Eric J. Emerson, vice president and general manager of Emerson International, said the gated golf course community has proved a popular choice for a wide variety of families in all price ranges.

Surrounding a championship 18-hole golf course with its New England manor clubhouse and enviable golf, lake, and forest views, Eagle Creek is currently home for some 500 families.

Emerson said 2,000 new homes are planned, along with a wide range of amenities that include community swimming pool, tennis courts, jogging, hiking and biking paths, equestrian trails, a new elementary school within the community, shopping at the planned Village Center, and a planned hotel with luxury accommodations for out-of-town guests.

Emerson International Negotiates Eight Long-Term Office Leases Totaling More than 12,300 SF in Central Florida

ALTAMONTE SPRINGS, FL --- Emerson International has negotiated seven long-term lease agreements that total 12,328 square feet of office space at CenterPointe Office Park, Altamonte Lakeside Park in Altamonte Springs and Sanlando Office Park in Longwood.

Pierre de Amezola, director of sales and marketing at Emerson International, Inc., said Emerson leasing associates Sean Westcott and Shauna Norris negotiated a lease agreement for 1,632 square feet at CenterPointe Office Park, 370 CenterPointe Cr. in Altamonte Springs. Developmental Pediatric Therapy Clinic is the new tenant.

Westcott and Norris negotiated another new lease agreement at CenterPointe Office Park for a 160-square foot mini-suite at 378 CenterPointe Cr. Seven Day Challenge is the new tenant.

Heilind Electronics Inc. of Wilmington, Mass., leased 3,062 square feet of office space. Joe Hills of Coughlin Commercial, Inc., participated in the lease agreement representing Heilind.

AppleOne Employment, a Glendale, Cal., company, leased 3,228 square feet of office space at Altamonte Lakeside Park. David Wash of Stone Miller in Los Angeles participated in the lease agreement representing AppleOne.

At Sanlando Office Park, (middle left photo) 2170 W. SR 434 in Longwood, Westcott and associate Rosie Ritchie negotiated a lease renewal agreement with the tenant, The Closing Table, who occupies 1,564 square feet of office space.

Emerson International Negotiates Lease Renewal for 14,051 SF of Office Space at Sanlando Center in Longwood, FL

ALTAMONTE SPRINGS, FL-- Emerson International has negotiated a long-term lease renewal for 14,051 square feet of office space at Sanlando Center, (bottom left photo) 2180 West SR 434 in Longwood.

Pierre de Amezola, director of sales and marketing at Emerson International, said Sean Westcott negotiated the lease agreement on behalf of the landlord, Emerson International, Inc.
The tenant, PRC, LLC, a strategic sales and marketing management company headquartered in Plantation, Fla. was represented by Sarah M. Castor (top right photo) of Strictly Commercial, Inc. in the transaction.
